BIG BEAR GUEST CODE OF CONDUCT

You are a guest of Big Bear Lake and staying in a Residential Area. You are expected to respect the neighborhood and those near you.
The first call for disturbing the peace or exceeding the occupancy or number of cars will result in a $75.00 charge to the card the reservation was made under.
Any call after that will result in ejection from the premises with no refund.

RESPECT NEIGHBORHOOD TRANQUILITY. Disturbing the peace of the Residential Neighborhood you are occupying is a city ordinance violation. Please keep noise to a minimum, including children playing loudly, parties, and any loud noises between 9:00 pm and 8:00 am.

ABIDE BY OCCUPANCY LIMITS. Each property is licensed to accommodate a maximum amount of people, DAY AND NIGHT. Overcrowding is dangerous, disrespectful, and illegal. Please do not exceed the designated amount.

DISPOSE OF TRASH PROPERLY. "Clean Bear Sites" are available nearby all residential areas. These sites are funded by homeowners through local property taxes. Please take all household trash items to these sites; not doing so is disrespectful and a violation of the code of conduct.

PARK CARS APPROPRIATELY. The Big Bear Lake Ordinance limits the number of cars parked at each property, and this number is displayed on a sign on each house. Parking more cars is a city ordinance violation. Please use common sense – Do not block streets or corners and keep all cars parked on driveways. During snow conditions, avoid large fines: do not block plows or park anywhere on the street.

DO NOT DISPOSE OF ASHES FROM BBQ'S AND FIREPLACES. It is against Five Star Vacation Rentals’ policy for guests to remove or dispose of Fireplace or BBQ ashes. Our Housekeeping Department will properly and safely dispose of all ashes. If you need ash removal, please contact our office. Any improper disposal on ashes will result in charges equal to the amount of the security deposit for this cabin.

ANY VIOLATION OF THIS CODE OF CONDUCT BY ANYONE IN YOUR PARTY WILL RESULT IN IMMEDIATE CHARGE AND/OR EJECTION OF EVERYONE WITHOUT ANY REFUND, AND COULD INCLUDE ADDITIONAL CITY IMPOSED FINES OR OTHER SANCTIONS.

the house is nice and clean. location and views are great. the A/C didn't work for our 2 days of stay and it was 87 degrees inside the house. I called the customer service for help but said that their engineering dept. wont get the message til monday and we are leaving sunday.

beautiful views. comfy beds, good and quiet location. kitchen needs to be stocked better. very hard to cook a meal for everyone with the equipment in the home (and we were only 11). spots on carpet and light fixtures missing lightbulbs. home shows a lot of neglect. we still had a great time and just pretended like we were glamping. with some TLC the home could be great. it's the little things that count. i should say that we were granted a late check out and very appreciative for that

The place is big, clean and beautiful. We had a problem with some garbage that was left in the garage but Kevin took care of it in a timely manner. It was a little hot since we went there in July and the place doesn't have air conditioning. I am not sure if that Is normal for houses in big bear but we had little problem getting the place to cool down. They provided some fans but didn't help much. Over all the experience was great and we had a good time. Kevin was very responsive.

I wasn't able to get much feedback from the host given that I had no contact with him. However, given that this is a property management group the communication has been excellent with Five Star. I understand that this is a property management group so I assume that they have other listings on different websites and a very likely their own website where they host their cabins. I'm the type of person who likes to be in constant communication with the host considering that I am the renter and I'd like to make the host feel as comfortable as they are making me. On the listing of the house there was no listing that there was a pet fee. I assumed that the pet fee had already been included in what I was paying for. I felt tricked that I had to pay for a pet fee since it wasn't listed. That was not a good start. It's not expensive but it's just the fact that it was not included in the listing. There were problems locating the building because their office was at the top corner on the second story of a building that didn't indicated it was their office. The signs outside did not indicate that the office existed. The house was a little confusing to find as we had to go on a different open path to find it. There was no clear indication that we would be turning into a dirt road to find where we would stay and other homes. The air conditioner was not working, it was only the fan that was available. The house looks as exactly like the photos but given that there was a lot of dust and especially in the bedrooms and on the sheets my party and I assumed that the place had not been lived in for a while. The cabin is great. It was spacious with a lot of activities and very local to do things like downtown, going for a boat ride, hikes, and local restaurants. The view from the deck is magnificent. The view was the best feature of the house and I believe it's worth every cent to be in this house.

Response from Kevin:
Hi Andrew, thank you for your review. We are sorry about the confusion on the pet fee but in the home details we do ask for guests to request permission for a pet prior to booking. We disclose this fee when someone asks about bringing a pet. Unfortunately there is no "pets may be considered" option on airbnb. We do not approve all pets or dog breeds in each home. There is also no AC at the property and very few homes actually have AC in Big Bear. I am glad you enjoyed the house and am sorry for any trouble you may have had.
