This quaint beach house sits on one of the most beautiful beaches in the state of Hawaii - Kailua- miles of white sand, with water sports, dining, sunrise and sunset beach walks. Just bring yourself, and your personal items.

Interaction with guests

**All homes come with a starter set of paper supplies, toilet paper, paper towels, soap, trash bags. Should you run out it is the guests responsibility to supply themselves for their stay.

**ALL QUIET HOURS ARE FROM 9PM - 8AM. PLEASE BE RESPECTFUL OF THE NEIGHBORS THEY DO HAVE TO ATTEND WORK/SCHOOL.

In compliance with the Revised Ordinances of the City & County of Honolulu, the Property will be made available to you for your use and occupancy for a period of thirty (30) days from the Arrival Date. If your scheduled stay is for a period of less than 30 days, you may extend your stay by paying for each additional day that you occupy the Property at the same daily rate per night, payable in advance of your arrival. If you do not wish to extend your scheduled stay and vacate the Property before the end of the 30 day period, the Property will remain vacant through the end of the scheduled 30 day period. CONDITIONS OF RENTAL

This reservation is for quiet residential vacation accommodations only. Therefore, parties, receptions, weddings, luaus, events, and gatherings of any kind are strictly prohibited. No additional people beyond the maximum occupancy of the house are allowed on the rental property at any one time, unless disclosed to and agreed upon by Property Manager in writing.

The names of all customers staying at the rental must be listed above. If the names of the customers in your group change, this must be communicated in writing to Property Manager. Additional customers beyond those identified above are not permitted and will result in an additional fee of $100 per person/per night. Property Manager does not verbally confirm additional customers. Additional customers must be approved by Property Manager in writing.

Customer's reservation is accepted for one family or group of individuals for this accommodation only and, unless disclosed to and agreed upon by Property Manager will not be used in combination with other accommodations.

Quiet hours are from 8pm until 8am local time. Customer's use of the rental is subject to local noise ordinances, therefore loud amplified music is not allowed. Noise complaints are subject to local law enforcement intervention. Law enforcement intervention will be deemed by the Property Manager as a breach of this Agreement and may lead to cancellation.

The rental shall be in the same condition upon departure as at check-in, normal wear and tear excepted. Excessive cleaning as defined above will result in an extra fee.

Customer may not sublet or assign this Agreement.

Customer may cook only in areas specifically designated for cooking in the rental.

Customer must immediately notify Property Manager of any fire or other damage or injury to the rental or any person on the rental property.

Customer shall be liable for all acts of the family, invitees, employees, or other persons invited onto the rental property by customer.

Customer shall be responsible to return all keys and gate or garage door openers upon departure. Failure to do so may result in a replacement fee.

Customer shall abide by the House Rules of the Property manager and/or the Condominium Association as provided to Customer upon check-in.

Customer shall not bring any pets into the rental or onto the rental property.

Customer understands that Property Manager cannot guarantee that adjacent properties will be free from disturbances and/or not be under construction, being repaired or maintained in any way, or that Government construction projects will not be in progress around the rental unit. Construction on adjacent properties or construction conducted by the Government is not reason for termination of this agreement, nor is it a reason for the refund of any monies to customer.

Customer agrees that contact with or viewing of a pest inside or outside of your rental is not reason for termination of this Agreement nor is it a reason for a refund of your payment. Customer understands that insects, rodents and lizards unfortunately flourish in tropical environments. If Customer's rental is in a tropical climate you will undoubtedly encounter these pests during your stay. Customer understands that Property Manager makes its best efforts to hold to an absolute minimum your interaction with these pests.

Any issues Customer has with the rental must be reported immediately to the Property Manager via the email and or phone number listed in the rental's directions and entry instructions. Property manager has a reasonable amount of time (ie 24 hours) to restore rental to acceptable conditions. Any issues presented after check out cannot be remedied and are not cause for compensation to Customer.

Customer understands that this is a non-smoking property and agrees to not smoke in the rental.

Customer shall not permit any use of a pool or Jacuzzi by unsupervised children or other customers, and shall keep pool gates closed at all times.

Customer and other invitees shall use the pool and Jacuzzi at their own risk.

Customer understands that there are certain risks inherent to persons and property located adjacent to the ocean, ski slopes or to a golf course.

Customer acknowledges that the Property manager would not rent this rental unless the customer accepted these conditions and assume these risks.

**** AS A REMEDY FOR VIOLATION OF ANY OF THE STATED CONDITIONS OF RENTAL IN THIS AGREEMENT, PROPERTY MANAGER HAS THE RIGHT, BUT IS NOT LIMITED OR REQUIRED TO, TERMINATE THIS AGREEMENT AND EVICT THE CUSTOMER FROM THE RENTAL WITHOUT ANY REFUND OF COLLECTED MONEY AND MAY KEEP ALL OR ANY PORTION OF THE SECURITY DEPOSIT.

We loved the location of this property, right on the beach with a lovely beach front lawn for the kids to play on. The house was really cute and had everything that we needed for our stay. The property is really close to the main shopping area and we really enjoyed our stay in Kailua.

My husband, four kids and one best friend had the time of our lives for two weeks! I grew up spending summers in Kailua and was so delighted to find an affordable place to return - Misty is the epitome of Hawaiian hospitality. The house is essentially the last of its kind - modest, comfortable and old-school Hawaiiana. With all the over sized modern construction going on in Kailua, this home is so precious and undoubtedly one day will go the way of so many sweet homes, torn down and quadrupled in size. The beds are all comfortable which is so important for the enjoyment of a trip. I don't care about much but I have to sleep well and boy did we in the master bedroom with ocean breezes massaging our toes all night. I've never slept so well! The kitchen is clean and well equipped. The furniture is comfy in the house. Hot tub is fun for kids after the beach! Outdoor shower is ideal for rinsing sand and salt off after your third swim of the day. No need to go anywhere else on the island with the beach just a 30 second walk from the back door across the lawn. We had local friends over many times for BBQ and there was more than enough of everything to serve us all! Towels, TV, good WIFI, on demand movies, washer dryer all worked great. Regarding the review above, I have to say that there were a few cockroaches here and there - that is normal when you are in a tropical environment. When you kill them you are also killing the geckos which are fewer and fewer now. We were lucky enough to have three tiny baby geckos hang out in the house (and by the way geckos kill cockroaches). Everyone sprays for bugs in Hawaii - and this place is no different than the over one dozen I've stayed in in my life. No big deal. It comes with the paradise and if you cannot handle it then go to a hotel. This is real Hawaii!!! We will be back next year. Aloha!

This is a cute beach house in a great location. The house could use a bit more attention - for example, some of the furniture is old and not all of the lights functioned properly. Our main issue was that during our stay in early August the place was infested with large (2-inch) cockroaches. I would find 3 - 5 dead or dying roaches on the floor each morning, and on several occasions we encountered live ones on the kitchen countertops and in the utensil drawers. There was evidence of their droppings throughout the house as well. To Misty's credit she was very responsive when I let her know about the roaches and she had pest control out the next morning. Despite their efforts (we were also very diligent about putting our food away and keeping the countertops clean), we continued to find roaches throughout the duration of our week-long stay. On several occasions we also found ants, although this did seem to improve after the pest control visit. I'd recommend confirming with Misty that she has the pest issue under control before renting this property.

Plantation Cottage was a perfect and very authentic base for our week on Oahu. Our (Australian) family of five - two adults and three kids aged 16, 14 and 11 were very comfortable and thoroughly enjoyed the beachfront location and proximity to Kailua town. The cottage is as described - comfortable and well equipped and roomy enough but it's the location that's unbeatable. And Misty as host was great. Very responsive. When I called to say the DVD player was broken (the seaside environment is very salty!) Misty's husband dropped off a new one with an hour! She also offered some great tips on places to eat too. We rented bikes from Kailua town and it was fun exploring the town which was very laid-back and not at all touristy. I'd recommend both Plantation Cottage and Kailua. We'd definitely be back

The house is nice and functional and the location is perfect! My family and I stayed here a week and couldn't have been happier with the place. The awesome beach right out back is less crowded than others but still plenty of fun to play and lounge on. The location makes it easy to rent paddle boards or kayaks and its also an easy walk into town for some great food! The hot tub is perfect for resting after a long day in the sun. The provided beach equipment is nice, though the boogie boards are getting a bit old. There were plenty of towels and dishes and other cooking utensils for light meals and snacks. The main knife was a bit flimsy for all the pineapples we cut but did fine on most things. It's worth noting that the neighbors have beach access via the property via a path that runs along two bedroom windows. Definitely not a problem, but the voices/presence spooked a few people till we realized why. The house is easily 4 stars with a 5 star value. It's a bit older of a house and definitely has some cockroaches in the heat (probably not unexpected for hawaii). The reason it got knocked down an extra star? The owner forgot to pay the electric bill and the power got shut off for a day. While Misty was helpful in getting the situation sorted out and getting us through it, I had to ask for compensation for the food that went bad and was not offered any compensation for the overall experience (mostly notably a night without fans).
