We are located on Kent Island just minutes from Kent Narrows in Stevensville MD. Come by Car, Boat, Bus, or Plane! 4+ Bedrooms, 2 Full Baths, Kitchen, Living Room with big flat screen TV, Sitting Room, Dining Room with big flat screen TV and a Picturesque Panoramic View of Kentmorr Marina and the Chesapeake Bay that will allow your mind to float away. (sleeps 10-12 adults comfortably). Perfect any time of year; great for those born to fish, shop, get married at one of the local venues or to visit the Naval Academy, Annapolis, Baltimore, Easton, St Michaels, DC, and more. All of the conveniences you want at your fingertips and a luxury waterfront view too. What a retreat! All this, just steps from the marina and beach!
Please park under the carport or in the driveway. The owner(s) will greet you to do a walk through and ensure all of your questions are answered at check-in. Additionally, there is a check-in/checkout sheet posted on the refrigerator and in the welcome book. Please call/email the owner a few days ahead of your stay for any last minute questions. 3 nights or more in-season includes the use of our bikes.
Interaction with guests
The owners, Kent Island residents themselves, are the property managers and this one is a real Fisherman's Village right in Kentmorr very close to Fishing, Beaches, Bars/Restaurants, Golf, Shopping/Consignment Shops/Outlets, Wedding Hotspots, Art, and more. (sleeps 10 in beds). Just ask us about our favorite local things to do or we will gladly honor your privacy.
Other things to note
Escape to Kent Island today for it is Maryland's gateway to the Eastern Shore. Just grill and chill, get your group out of the office for a team build, meetup with friends, or take your family on vacation. Cycle the trail and plan your day. Step over to Kentmorr waterfront restaurant for lunch, dinner, or some steamed crabs; or just hang out on the beach or at the Tiki Bar. Take a kayak tour, go for some paddle board lessons, reserve a Charter Boat, take a Chesapeake Bay cruise, experience the Chesapeake Wine Country or setup your local Tee (or tea) time at the public Blue Heron Golf course. Visit the Naval Academy in Annapolis or smell the Cherry Blossoms and visit the museums in DC.

Kent Island Beach House LLC Guest Rules and Regulations
ABOUT YOUR RENTAL CONFIRMATION: Please carefully and thoroughly read all of these rules and regulations. Upon signing and confirming with AirBnB you are hereby confirming that you are 25 years of age or older and are agreeing to all the aforementioned rules and regulations.
CHECK-IN TIME 4:00 pm / CHECKOUT TIME 11:00 am:
Both check-in and check-out time should be arranged with Kent Island Beach House LLC prior to your arrival to avoid extra charges. Although the owners like to meet you upon check-in and give you the personal tour, you will be provided a code to enter through the door by the garage after the agreed upon check-in time in case there are any issues. Once inside the home, needed keys, a check-in/check-out sheet on the refrigerator, and a binder with additional house and area information will be in the kitchen.
Your reservation is made for the number of guests identified on your reservation of which the maximum is 12 for the Beach Houses (across from Kentmorr Restaurant) and 10 for the Golf House (across from the Blue Heron Golf Course). If more guests occupy our home than allowed by the reservation, your reservation is subject to additional charges, to include, but not limited to: additional cleaning charges of $150.00 and a prorated surcharge per additional individual. It is, therefore, important to be clear about the number in your party upon booking. It is the responsibility of the renter(s) on the signed booking confirmation to ensure all guests staying and/or visiting read and abide by all rules and regulations as stated in this contract and comply with the more specific property check-in/check-out procedures in the welcome book and/or on the refrigerator at the particular rental to ensure a timely and full refund of your security/damage deposit.
PARKING and RESTRICTED AREAS:
The owners enjoy the homes when not rented. The garage/owner closet is for use by the owners. Both are locked so there is no confusion. At the Beach House Location: Please park in the driveway in front of the garage, on the lot behind the basketball net, or angled along the fence in the grass across from our sidewalks (not next to the house). What looks to be our long driveway is really Lane Ave, so please do not block it at any time. At the Beach House II Location: Please park in the driveway and/or under the carport. Overflow parking is available along the street. At the Golf House Location: Please park in the driveway or to the left of the garage.

All cancellations must be submitted in writing and acknowledged by Kent Island Beach House LLC. Should you be forced to cancel, and a replacement rental is obtained (of which we will make every effort to find), your payments will be refunded less a 10% fee based on the total rental monies. Owner/agent reserves the right to cancel any booking due to emergency or booking conflict as well as if the final rent and security deposit is not paid in full no less than 30 days prior to your check-in day. If in fact you need trip insurance search on Vacation Protection Insurance for options.
LINENS & TOWELS:
Both are provided. Daily linen service is NOT provided. A washer and dryer are available for your use. Additional linens and towels are supplied. Please only use the high efficiency detergent.
All bathrooms are supplied with some bath tissue and toiletries. The kitchen is fully stocked with all necessary cooking utensils. The kitchen is supplied with some trash bags, paper towels, wraps/foils/baggies, spices, and/or condiments in the refrigerator. Cleaning supplies are under the bathroom and kitchen sinks. We ask if you use an item of ours in the pantry and/or wine rack that you replace it with something similar.
CLEANING SERVICE and CHECK-OUT:
Cleaning of the home will be arranged through Kent Island Beach House LLC and will begin the same day of your departure so it is very important for you to respect our home and follow these instructions and the SPECIFIC PROPERTY CHECK-OUT PROCEDURES AT EACH LOCATION. If for some reason you require additional time for your checkout, please pre-arrange with Kent Island Beach House LLC in order for cleaning arrangements to be delayed. Last minute late check-outs not pre-arranged with the owners and/or excessive cleaning may result in additional charges deducted from your security/damage deposit. Please give a courtesy call to let her Donna know about your stay and anything that might be needed for the next renter.
Please hand wash any decorative wine glasses, wash your pots and pans, start the dishwasher (normal wash/no heated dry), straighten the kitchen, toss your dirty towels in the respective bathtub/shower, start a load of towels, place the furniture where you found it, put away any inside/outside games/toys, close the outside umbrellas/clean-up the grill, and bag your trash for the outside dumpsters. Verify the chargers, beach chairs & towels, remotes, radios, coolers, corn hole bags, volleyballs, basketballs, etc are returned to the location you found them. The vacuum cleaner, broom and dust mop are in the utility/living room closet. We do ask that if you spill anything on the laminate floors that you wipe it up immediately. This also holds true for carpet or upholstery accidents too. There is no need to strip the beds; the cleaning service will take care of the beds for you as well as the other normal cleaning. Lock all doors/windows and turn the thermostat to the same temperature you found it. Please sign and leave the Welcome and Guest books on the kitchen bar. Hang the keys as instructed in the kitchen. Keys may NOT be copied or duplicated. There will be a minimum $50.00 charge from your security/damage deposit per key NOT returned.
Our home is NON-SMOKING. If you need to smoke, please do so outside and dispose of all cigarette material properly. There is a butt can outside for your convenience. No fireworks or open fires. The fireplace is seasonal.
We value our home and neighbors; there are NO parties, weddings, etc. or no more people than the property sleeps as advertised allowed in or outside the property without prior written consent. No DJ’s or bands.
NO pets are allowed in or on our properties. We love our homes and want you to enjoy them as well. Please remember there are NO exceptions for pets, smoking, or parties and this will be enforced by asking you to leave immediately without a refund of rent or deposit.
LOST OR STOLEN ITEMS:
Kent Island Beach House LLC is not responsible for personal items lost or stolen from the rental property and/or through any electronic and/or phone/mail communications.
POWER / UTILITY OUTAGES/WINDS
We are not responsible for any power or other utility outages that occur during storms, brown outs, black outs, high winds, or any other situation that is out of our control. Please call Kent Island Beach House LLC if you believe you have an isolated situation. Also, we ask you to not leave trash or personal items lying outside particularly on the deck or by the beach (at KI Beach Houses) unsecured as they may blow away. PLEASE CLOSE THE OUTSIDE UMBRELLAS (to avoid travel and replacement costs for new ones) and secure the furniture at night, particularly if you leave the property, and at the threat of any storm. The electrical breaker box is located in the master bedroom at both the Beach House and Golf House locations; it is in the utility room at KI Beach House II. A flashlight is in the drawer to the left of the stove or on the refrigerator. Don’t hesitate to call the owners with any questions or issues or even something you can’t find or figure out on your own while renting.
Unauthorized and/or illegal use of the rental property is prohibited and will result in the loss of the security/damage deposit. All properties will be inspected after guest departure. If evidence of anything other than ordinary wear and tear is present, the departing guest will be financially responsible for repair and/or replacement of damaged property as determined by the owners. Please treat our home, neighbors, and the Kentmorr/Queen Anne Colony community with respect. If you find you forgot something, feel free to use what we have and replace it before you leave. With such perfect Kent Island locations guests often check-out and others check-in the same day, so please give us the heads up on anything we need to know as soon as possible rather than waiting for check-out. Please do not hide anything; just call, text, and/or email.
Cleaning of the barbecue grills are the sole responsibility of the guest prior and after each use. Please press in on the knobs to turn them on or off. Fire and/or smoke damage will be the responsibility of the guest. Charcoal/Propane can be refilled at the local Kmart or hardware store if you need more than what is supplied.
JACUZZI/HOT TUB/FISH POND:
Our KI Beach House home has an indoor jetted whirlpool tub and KI Beach House II has a soaking tub overlooking the Chesapeake Bay. It is important to fill the tub above the jets prior to turning them on for your massage. Our KI Golf House home had a fish pond until the herons got word of it. They had a nice lunch. Please be careful and responsible for all children and adults.
Kent Island Beach House LLC and/or ODonna Charters is not responsible for the safety or security of you, your guests or your property while staying at or visiting our properties, having fun on our KI Beach House private beach volleyball court, playing football at KI Beach House II, riding our bikes (surrey at KI Golf House), while enjoying our boat, and/or other activities at any of our locations. As a condition of a booking with Kent Island Beach House LLC/ODonna Charters, you (the persons booking our short-term rentals) agree, on behalf of yourself, your family members and your guests to hold Kent Island Beach House LLC/ODonna Charters and its owner/agents harmless and to defend and indemnify Kent Island Beach House LLC/ODonna Charters and its owner/agents, from any and all claims, including but not limited to claims for bodily injury, identity theft, property damage or negligence, suffered by you, your family members or your guests (staying or visiting) as a result of any rental, cruise, charter, or other activity booked through Kent Island Beach House LLC/ODonna Charters, excepting only claims for injuries actually caused by the sole willful misconduct of Kent Island Beach House LLC/ODonna Charters.
