Our light and spacious 1st floor annexe with its own private riverside garden sleeps up to 2 adults and 2/3 children. Set in a 2-acre Site of Natural Interest with lovely country walks from our doorstep and close to the world-famous Jurassic coast.

The space

Our property is at the river's edge overlooking the weir and mill pool. Our beautiful gardens have been designated a Site of Natural Interest (SNCI) because of the profusion of flora and fauna here. There is an abundance of bird-life; we are regularly visited by herons, kingfishers, egrets, cormorants, swans, moorhens and more. You may get lucky and see an otter, they are in the river here and we have a few sightings every year.

Guest access

The annexe is comprised of a large family room, an en-suite bathroom with bath and shower and a hidden away mini kitchen. There is a large sofa and TV area and an eating area with table and chairs.
Guests have their own private riverside garden and private parking and access to the entire 2-acre plot.
Please note that the second bed is a double sofa (URL HIDDEN) is new and very comfy and ideal for two children as it can be made up as 2 singles - but it stays as a sofa if we have 1/2 guests which makes this is a lovely spacious place for couples.
We also have a travel cot if needed.
The annexe is most suited either to 2 adults or a family with 2/3 children. It is not suitable for 4 adults sharing.

Interaction with guests

Our annex is a detached building, completely independent from the main house. Once we have given them the key guests have complete privacy. It's always lovely to talk to our guests but really it's up to you!

Other things to note

We provide towels so you do not need to bring your own.

Coffee, tea, milk, bread, jam etc. are left in the mini kitchen for your breakfast.

Guests have complete independence and privacy but we do expect the property to be respected and left clean and tidy.
Sorry, I'm afraid we don't allow pets.
We operate a no smoking policy in the annexe, but there is plenty of room in the garden to go out and have a smoke and we do provide outdoor table and chairs!
I'm afraid that although the annexe comfortably sleeps 4/5 it is not suitable for 4 adults. It is ideal for a couple or for a family with children.

This was the perfect secluded spot to spend a few nights while our friends got married nearby. Walking paths , a lovely mill pond and beautiful grounds made this a favourite place to explore with our two little children. The guest house was warm, lofty and very comfortable.

Caroline's place is beautifully decorated and warm and cosy too. We are a family of 4 and it suited us fine. It is in a peaceful and pretty setting next to the river. Caroline was thoughtful and helpful, a lovely host. We would definitely recommend the annexe, we really enjoyed staying there.

A lovely studio tucked away in a beautiful spot. As a family of 4 with two small children we were very comfortable during our short stay and found plenty to keep us entertained in the local area. Caroline was a very welcoming and helpful host.

Beautiful location with lovely walks, enough places to visit and gorgeous pubs and restaurants to explore. Recommend a trip to Poole for the sandy beach and gorgeous modern architecture. Although the garden area was a bit wild but it didn't affect us. Thank you Caroline for your thoughtful touches with the delicious homemade bread and goodies to go with it. From Sussex

Great place to stay. The fresh homemade bread was a lovely treat. We have 2 small children, one in a travel cot and one on a inflatable bed. Still plenty of space in the room. Caroline was very welcoming. Beautiful gardens to explore. The drive into the old mill is quite uneven, low cars would find it a challenge. Would definitely return.

This is a truly fantastic place to stay - especially if you want to get away from it all. The accommodation is perfect as too is the location. The only slight downside is that the WiFi signal is very weak and the speed is extremely slow. Having said that, it did not detract from our enjoyment of the apartment and in a way, it was nice to detach from the internet for a few days! LOL I jokingly mentioned my disappointment to Caroline about not seeing much wildlife, and as if by magic, a young deer appeared there and then in Caroline's wonderful garden. Make sure that you visit the farm shop that is just before you get to the property - they do a fantastic cooked breakfast.

Sorry about the WIFI - it's been slow for us too in the main house recently...we are not quite sure why. It may have something to do with children on summer holidays and constant downloads to the x-box in progress! In which case things should improve somewhat come September!

Beautiful place to spend the weekend, very relaxing and quiet. Caroline, the host, was brilliant - check in was very easy and accommodating and the homemade bread was a lovely touch!
