Welcome to the #BrookAframe! A comfortable "Mountain Loft" A-Frame in the heart of Kings Beach. This little A-frame is most comfortable for 4 guests, but we accept up to 6 at your discretion. Close to all that Tahoe has to offer, just 3 blocks to downtown Kings Beach. Only 1 mile to Crystal Bay Casino. 20 minutes to Northstar, 30 to Squaw
*****Please Note: 12% Placer County Hotel Tax (Transient Occupancy Tax) is collected and shows up on your cost breakdown as a "Community Fee". ***

The space
***PLEASE READ - COVID-19 UPDATE: We are thrilled to be hosting guests again here in Lake Tahoe. To keep our homes as safe and healthy as possible we have had to change a few things until further notice. Our cleaning staff is being extra diligent and taking extra time with sanitizing every touchable surface, so we have changed our check-in time to 5pm and our check-out time to 10am. We will do our absolute best to still get you into the house early as is already our policy, but ask that you be extra patient with us .

****Please note fires are no longer allowed in Tahoe, so our fire pit has logs and twinkle lights, but no fires allowed. Thank you for understanding!***

This cozy little 3-story A-frame welcomes you on the middle level with living, kitchen, one of the bathrooms and gear storage. Take the stairs down to the Master bedroom or up to the lofted 2nd bedroom. The downstairs master bedroom features a King memory foam mattress and ensuite bathroom with rain shower head. There is no door to this bedroom, but there is a thick curtain and the two bedrooms are 2 floors away from each other. The bedroom downstairs is at basement level and looks out over the backyard from under the deck.

To get to the lofted 2nd bedroom, take the ship-style stairs from the middle floor. These stairs are angled like those on a ship, please see photos to determine if they work for you. They definitely won't work for your dog (also, its the only carpet in the house up there, so no dogs), so please note that your pup will have to sleep downstairs in either the living room or the Master bedroom. We recommend going down backwards for the most support. Skylights above the 2nd bedroom bed let you watch the snow fall or gaze at the stars. These skylights don't have window covers on them, so if you're light-sensitive, it might be good to bring an eye mask (although we offer some here for your use, too!).

In the Master Bedroom and also in the living room, we have TVs with ACCESS to Netflix and Hulu (this means you must use your own account and also log out when you leave, we don't have cable sorry!)

Our house is great for four people, but if you have extra folks and you're all super close (cause remember, there are no doors on either bedroom due to the layout of this 3-story A-fame and it's stairs), we have a Tempurpedic mattress Queen sleeper couch. The mattress is thick and sheets/blankets don't fit on it when folded up, so you'll have sheets and blankets left for you in the Living Room to make the couch bed up each night. The couch bed is a Queen, so can technically fit 2 more guests. The house is definitely small for 6 people and is really best suited for 4. We have 4 kitchen table stools, 4 seats outside for dining al fresco and the couch is small, as well.

Our house is also great for dogs! We welcome your pups here, but since this is first and foremost a house for humans, we ask that you help them with some basic manners. Most importantly, we do NOT permit dogs on the furniture in any way at all. Not with your blankets from home, not even if they are one of those hypoallergenic awesome allergy-free dogs :) We offer a big dog bed that is almost as big as the couch, so they shouldn't be wanting for comfort while here, we promise! We ask that you crate your pup when you are not home with them and we provide a large crate for your use (see the pics for size). Please DO NOT leave your pups alone in the backyard, even when you're home. Dogs tend to bark in unfamiliar places and we have great neighbors who don't deserve to have a dog barking at them. Lastly, your pups aren't allowed in the 2nd bedroom. The stairs are super scary for them, trust us. They're going to be happiest in the living room or in the Master (but never on the bed, please).

The little pot-belly gas stove is on a thermostat and will keep you toasty warm for your stay. It is the only heat source, however, so it can not be turned off in the winter to keep little curious hands safe. Our little cabin is unfortunately not suited for kids too young to understand to stay away from hot stoves, steep stairs and open kitchen shelves with lots of breakables. Like almost everywhere in Tahoe, we do not have AC. It's just not common up here since it is only needed for a few short weeks of the year. We have fans in the bedrooms and a ceiling fan in the living room.

In the Summer months, the backyard features a back deck with gas BBQ and dining for up to four under market lights in the cool Tahoe breeze. Down in the yard there is a hand-dug firepit with twinkle lights but no real fire allowed any longer, we apologize. The yard is fully fenced for your furry friends, but some escape artists have been known to dig below the gate, so we don't recommend it for those Houdini dogs out there.

Please note that you are staying in a home, not a hotel, and our housekeeper charges a set rate because our guests leave the house similar to how they found it so she can come in and sanitize, clean and make it perfect for you each and every time. We have a short list of tidying tasks that we ask you to complete before checkout. Nothing crazy, but we like to be up front about it. We just ask that you clean and put away the dishes you use, take out the kitchen trash that you made, place used towels in the bathtub, leave the beds unmade (but no need to strip them!) and return any furniture/games to where you found them. We don't have a dishwasher, so we want to be up front with the request to wash, dry and put away your dishes before leaving, especially!

PLEASE NOTE: WE HAVE A 5 DAY FLEXIBLE CANCELLATION POLICY BECAUSE IT IS YOUR RESPONSIBILITY TO WATCH THE WEATHER AND CANCEL YOUR TRIP IF THE FORECAST ISN'T LOOKING GOOD FOR TRAVEL. We are in 2021 and the forecasts are good, like real good. Storms are predicted more than a week out for our area. Please be responsible and know that the decision to cancel or not cancel and the decision to travel in weather IS COMPLETELY UP TO YOU. Please be safe, please be smart. If you cancel ahead of a storm, don't worry about us, someone will book it who wants to be here for that storm :)

Guest access
The entire house, as well as fenced backyard are all yours. We no longer live in this house and it is a full time vacation rental set up for your comfort. The #BrookAframe is all yours when you're in residence, so run around like the wild person you are. There are no laundry facilities for your use, unfortunately, but there is a laundromat just two blocks away. We check the house thoroughly between each guest and we pride ourselves on fixing things as soon as they are broken, but because we don't live in the house full time anymore we rely on our fine guests to let us know if something is amiss. Thank you, in advance, for your help!

Other things to note
12% Placer County Occupancy Tax is collected through the "Community Fee" option on Airbnb. It is already built into your pricing when you check out here on Airbnb.

Tahoe has the BEST water! Not just in our gorgeous lake but also coming straight out of our taps. The water is clean, pure and is literally a gold medal national winner for Best Tap Water at the Great American Water Taste Test. (seriously, that's a thing ha!). So ditch the plastic and bring along a refillable bottle for the best of the best water in the country.

Location

Kings Beach, California, United States

The house is just a few blocks to the best beaches in North Lake Tahoe, downtown Kings Beach and miles of hiking trails out the back door. Crystal Bay Casino is 1.1 miles away for gaming and shows and I can tell you from experience it's very walkable...or runnable, depending on your drinking style. There are bus stops up and down the main street, highway 28, just two blocks away. In the winter and summer seasons, take advantage of the free Night Rider shuttle that will take you to the casino, Northstar, Tahoe City, Squaw Valley or down the West Shore.

We live on a dead end street that is often the last street to get plowed. Being in Kings Beach, we get less snow than other areas around the lake, but we still recommend you have all-wheel drive and good tires if it has snowed in the 3 days prior to your trip.

This rental has one guaranteed parking spot, with two spots most times of year (it all depends on how the berms get built and how much snow we get!).

Lastly, please note that downtown Kings Beach where our street is located is very densely populated. The street itself is extra dense before you get to our little cul-de-sac at the "top". There is a trailer park that is only a block away which you drive past to get here and the surrounding blocks of Kings Beach are where a lot of working locals live. It is a very safe neighborhood and we personally never even lock our doors (except we still lock the cars because of bears!). Across from our house is open Conservancy Land and our little corner of the street feels quite quiet, but otherwise Kings Beach is the busiest little town in all of North Lake Tahoe.

Hi there, we're Matt & Monica. We started AirBnB-ing our sweet A-Frame in Kings Beach and staying in our little travel trailer on the weekends to help make living this Tahoe Dream a reality back in 2017. We loved hosting so much that we bought another little fixer upper and turned the #BrookAframe into a full-time guest retreat. We live here in Tahoe and we are always here in town while you're renting one of our listings, to answer questions you have about the house, the best beaches or which resort you should ski at. Our mission is to provide a safe, clean, hospitable home base for your Tahoe Adventure, where you feel empowered through communication to fully respect the home and our communal home, the Lake Tahoe Region.
