About this listing

A lovely warm 2 bedroom flat in beautiful Stockbridge next to the Water of Leith and parkland yet only 10 minutes walk to Princes Street and the centre of the city. Shops 3 mins walk away. Minimum stay 3 nights except August when it is 4 nights

The space

The flat was built in the 1970s and has central heating and double glazing throughout. It is on the third floor with lift access and all the rooms are south facing onto gardens and parkland. There is central heating throughout. The flat is lovely and warm. The kitchen was recently re-fitted and is equipped with oven, hob, microwave, fridge freezer, washing machine, kettle, toaster and espresso machine. We provide cutlery, crockery, glassware, tea, coffee, basic condiments. The living room has a sofa, TV, DVR, HiFi, table and chairs. The bathroom has a 3 piece suite with an over the bath shower. We also provide towels for guest use. The main bedroom has a king size bed and the second bedroom has a single bed with a pull out trundle bed beneath it. The flat can sleep a maximum of four guests. Unlimited free Wifi is supplied. There is a selection of games available in the hall cupboard. We also have Nintendo Wii, Wii fit and lots of games to keep the kids and the big kids occupied.

Guest access

Guest access is by prior agreement. We have a lockbox and self checkin is the usual method of entry. We can be at the flat to let you in at an agreed time if you prefer this. Usual checkin time is any time after 6pm and checkout is by 11 am. Earlier check-in can sometimes be arranged especially at weekends. There is limited free parking on Saunders Street in one of the 25 residents spaces. These are unreserved so it is first come first served. If you want a free space and these spaces are full you will have to wait for someone to leave. Street parking in Saunders Street and India Place is free after 5.30pm or all day Saturday and Sunday. Otherwise parking is pay and display and charges apply Monday to Friday 8 30am to 530 pm. We cannot be held responsible for any fines you incur as a result of parking illegally and advise you to always read the parking rules on the street signs and meters. Every street has its own parking rules and these are posted on lamp posts.

Interaction with guests

We have a self checkin service but can be at the apartment to meet you and show you the flat if you would like this. We can explain the area and answer any questions. We live 10 minutes away by car and guests will have our mobile numbers so we can often be on hand very quickly if needed.

Other things to note

There are no stairs or steps inside the flat and there is lift access from the Saunders Street side of the building at street level to the flat, which is on the third floor. It is also possible to access the building with stair access from an entrance on India Place. There is a flat below and a flat above. It is possible to hear people walking around upstairs so this space is not recommended if you think this could annoy you or disturb your sleep. For bookings of 8 days and up to 14 days, the flat will be refreshed and linen and towels will be changed mid-stay. This will happen weekly for longer bookings.

We want you to have a wonderful stay so try to keep rules to a minimum but as this is a residential area please respect our neighbours by not playing music or making any loud noise after 10pm.

We have decorated and would be grateful if you could take your shoes off in the house.

There is absolutely no smoking allowed in the flat, including leaning out of the window, or in the common stair. Please go right outside the building if you want to smoke.

Please let us know at the time of booking how many people there are in your party.

The maximum is 4 guests. - Guests who break this maximum occupancy rule will be required to leave immediately.

Children are welcome. For infants we have a high chair but no cot so you would need to bring your own.

Dan and Alex's place is just lovely! A quick 15-20 minute walk from the main streets and in a lovely neighbourhood in it's own right. The apartment is well appointed and so comfortable - we slept SO well. Dan and Alex were super clear with all the directions and instructions for check in. I would gladly stay here multiple times!

The appartment is cozy, quiet and tidy. All you need for a few days enjoying Edinburgh with your family and friends. The location is really cool, next to the Water of Leith and the Dean Village, which are awesome places, ideal for enjoy a relaxing holidays there, but it is true that it could be also a bit far away from the city centre (30 min walk; 15 min by bus). Anyway, in general terms the appartment is great and really recomendable, we enjoyed an amazing time there. :) El apartamento es suficientemente espacioso para cuatro o cinco personas, está ordenado y cuenta con todo lo necesario. Su ubicación lo hace ideal para estar de retiro, en una de las zonas más bonitas y tranquilas de Edimburgo. Lo unico es que puede parecer que queda un poco apartado del centro de la ciudad. En cualquier caso, totalmente recomendable. :)

Thanks so much for your review we are really happy you enjoyed your visit. Regarding the location we are really grateful for your comments but we are only a 15 minute walk (maximum) to George Street and Princes Street in the heart of the city centre although you are right that it would take about 30 minutes to get to the railway station or the castle and most of it is uphill. For those who don't want to walk it buses go every few minutes from the end of the street. The city centre is about half a mile or 1 km from our apartment.

The apartment is located very close to downtown, 15 minutes walk ( keep in mind that Edinburgh is located on hills). The view from the apartment is beautiful and quiet, a beautiful park along the river(nice walk). A lot of restaurants , pubs, coffee shops close by, and a decent supermarket 5 minutes away. The apartment has all the amenities that you need, no dishwasher, but good wi-fi. Clean and cozy, I would recommend it to anybody who needs a pleasant place in Edinburgh.

We had a great time in Edinburgh at Dan and Alex's flat. It is in a quiet residential area but near nice pubs and grocery stores. It is close to buses for getting to the main town area or you can walk. The buildings take some finding as does the apartment, but then coming and going is easy. We spent a week at Dan and Alex's place. It worked very well for three of us. We cooked most meals in. The only problems were the noisy floors as others have mentioned. Not that bad, but you do worry about disturbing the neighbors below. The other problem is the hot water is VERY hot, so be careful. The flat was tastefully decorated and a pleasure to be in. We think you will enjoy staying at Dan and Alex's flat because it is a true Airbnb experience. They have opened their home to you.

Hi Peggy we are really happy you had a good visit. We are sorry about the water temperature we did not notice that someone had turned up the thermostat on the boiler and have adjusted this. We lived in this flat for ten years and we know the neighbours can be heard moving around which is why we explain this clearly on our main description because we appreciate this might bother some people although we got used to it in no time and it is a fact of life in Scottish apartments built in the 1970s. Alex and Dan's apartment is in a charming part of Edinburgh. The view from all the windows is amazing. Everything was as pictured. Communication with the hosts was easy and timely. Alex and Dan are fantastic hosts. They left a house manual, which was helpful, and it included information about the neighborhood. There are nice extras like tea, coffee, and shampoo available. Another thoughtful item is all the tourist brochures, books, etc. in the living room. There is some noise from the upstairs neighbor walking around, but it was minimal and never woke us up. The apartment is very quiet at night. I would highly recommend booking this apartment. We absolutely loved the village feel of Stockbridge. If you are there on a Sunday plan on going to the Stockbridge Market. There is such a great variety of crafts and delicious food.
