Note that the accommodations are a multi-functional room, with sleeping either on a queen sized floor mattress, twin sized air mattress, or a couch, depending on personal preference. If you are keen to explore, there are ample books and maps available, as well as an owner with a brain full of ideas and experiences. The key to this lodging opportunity is comfort of a nicer family home with lots of ways to enjoy exploring the Pacific Northwest, at a rate at or below the nightly local hotel rate.
This space is tastefully remodeled, with numerous details and comforts. It stays warm in the winter, and cool in the summer, and buffers sounds from the rest of the house and surrounds. (We cannot guarantee it to be soundproof, as we do live full time upstairs here, and use the laundry often plus come and go via the lower level, too!)
It's located in lovely Edmonds, Washington, just north of Seattle. Edmonds is "The Friendliest Town on Puget Sound."
Seattle metro area day trips, 3 hour radius epic day trips galore, smaller family vacations, road trips with a base camp, and even while transitioning homes locally or transplants moving into the area.
Commute distance for business travelers to Seattle, Eastside, Everett, Kitsap, Boeing. Prometric testing Center, Compass Courses maritime training, Swedish Edmonds Hospital, Rick Steves' Europe, Edmonds Arts Festival, Edmonds Community College, University of Washington, Edmonds ferry / train (Amtrak and Sounder), Edmonds Transit Center, Aurora Village Transit Center, Mountlake Terrace Transit Center and freeway stop.
Things we do NOT have:
-patience for breaking our house rules or messages being ignored

-a dedicated clothes hanging space (some wall hooks are available in bath and laundry)
-disposable paper towels or napkins or dishware (we have washable reusable cloth or ceramic / glass / acrylic ones)
Guests do have access to a mother-in-law studio suite with mini kitchen, a dedicated bathroom with corner shower, and our shared laundry facilities.
Interaction with guests
We absolutely love to host. Meeting and connecting with our guests and helping make their travel experience wonderfully memorable is our favorite part. We check in with our guests as we care about their comfort, and do maintain awareness of when they come and go as we care about their safety and well-being while we host them in our private family home. We do expect that our guests use and regularly monitor and respond to Air BnB site / app messages, during the reservation and arrival phase and especially while guests in our home, as we do use this as a frequent means of communication with our guests. We also do expect that our guests express their needs and feedback to us directly during their stay, giving us the opportunity to give them the 5 star experience for which we strive with every guest, as opposed to after departure in a review including scoring or summary or private feedback. This is our family's home that we are opening to strangers, and we expect a high level of transparency and graciousness from each of our guests.
That being said:
Guests may come and go with little to no interaction if they like. Or, for those more social, family style meals or casual social interaction with me are possible, too. I am an extrovert, so just make it clear if you'd prefer alone time and privacy or social time and interaction.
It really depends on how much is mututally agreed. I've enjoyed meals and wine and evening social time in the backyard with some guests, and barely seen others, based on their level of comfort and interest in interacting. I am a working professional woman with a family, so I don't mind if you like your own space, though I am a huge extrovert and love to meet and get to know new people.
I do also list the upstairs space occasionally on Air BnB, so you may meet others, if desired. Please DO let me know right away if there are any issues with interactions with other guests or occupants.
Other things to note
Walk Score 42: 6 min drive , 11 min bike, 37 min walk to Downtown Edmonds.
Grocery stores and other services within walking distance (PCC, QFC, Walgreens, Starbucks, Dry Cleaning, Pet store, Café Ladro, Harbor Square, YMCA, Bus Community Transit 416 to downtown Seattle, Rapid Ride 'E' Line along Hwy 99/Aurora Ave corridor into Seattle to near King Street Station. It's even possible to get to/from SeaTac Airport by mass transit, with a reasonably small amount of walking, though it's not very time efficient compared to a car, and I'd personally only try this with carry-on luggage and a backpack or purse.
Quiet hours are 10 pm to 4:30 am.
There is ABOLSUTELY NO smoking or tobacco use or drug use including marijuana of ANY KIND on the property. This INCLUDES disposing of your items in our trash containers.
I do reduce / re-use / recycle - so please separate your refuse and dispose of non-meat/dairy food items in the compost bin. It takes a village to take good care of our beautiful planet!
Trash MUST be separated. There are separate bins in the space, under the kitchen sink. Sorting instructions are included in the black binder front cover on the counter, AND on the large totes for both RECYCLING and YARD WASTE.
Respect our space as much as we aim to respect yours. This includes our audio space (voices, entertainment devices, even doors opening and closing do indeed transmit through the house. I can actually easily hear when people are arriving and departing when I am in my bedroom. I can literally hear the gate unlatch.
Lock exterior door (into garage from outside) dead-bolted when departing or when inside for a while. Do NOT adjust handle lock itself - leave that one unlocked so that the key is required only for the deadbolt. Do NOT adjust handle lock and do NOT turn deadbolt of interior door (into house from garage.) My family and I enter through this door when we return by either car or bike or walking via the garage. Leave garage keypad in down position.
Leave doors closed for noise transmission and heat boundaries. (Pull fully closed, please.)
Heat is on a pre-programmed thermostat for the whole property. Please do not adjust. Let me know if the temperature is not adequate for your personal needs. It is generally 65 overnight, as well as during the middle of the day when the house is less likely to be occupied due to school/work/touring, and higher in the mornings and evenings.
Leave lights and appliances including TV and equipment off when not in use. Leave hallway lights dimmed if needed for late/early hours.
Reposition any moved furnishings.
Front-loading washer - door must be left open. Laundry room door to be pulled shut when machines are in use for noise buffer.
Entertainment system is on a 5.1 surround sound system with receiver. If you are not tech-savvy, please, request assistance with the system. The receiver / tv / dvd / cable box / speakers / apple TV have apparently stumped a few guests, leaving me stumped after their departure. I'd prefer to assist in the moment than try to figure out what you changed after you leave while preparing for my next guest!
You have to ensure the receiver, TV, cable ("Comcast" box), etc. are all powered on to have picture and sound. The receiver "Function" dial rotates to select your desired input, e.g., Comcast, DVD, AppleTV, iPhone, etc. You must also turn the TV itself ON. Occasionally, the TV is glitchy, and simply needs to be unplugged. Wait a few (5-10 seconds), then plugged back in. The outlet is actually inside the closet in the wall BEHIND the TV. (I know, sneaky.) You can play music from your phone, for example, through the installed speaker system by using the auxiliary cable that should be found to the right of the receiver box, near the AppleTV device. Please do NOT adjust settings. Please DO be conscious of the noise volume due to other people living in the house, whether me and my family, or other guests.

One very important thing to note is that the nature of my work makes immediate contact and response often challenging. I do my best to take frequent breaks (every few hours) to check for urgent communications. I sometimes am on travel in various time zones for work too, so please be patient.
