925 sq ft, newly renovated garden-level apartment in charming Kensington. Modern design. Private entrance. Brand new fixtures, including dishwasher, A/C, garbage disposal and in-unit washer/dryer. 2 blocks to F/G trains and large grocery store. Adjacent to city playground. 25 minute train ride into lower Manhattan. 15 minute walk to historic Prospect Park. It's the perfect place to unwind after a day exploring in the city and particularly well suited for traveling families and extended stays.
Our home was built in 1910 and is the last townhouse on a row of six, directly adjacent to a large city playground with basketball courts, jungle gyms, and summertime water features.
The garden apartment is completely separate from the rest of the home, with its own private entrance below the front steps. The apartment will sleep 6 people comfortably and potentially more by request. We completely renovated the entire apartment in 2015 so everything is practically brand new. Because no one occupies the apartment on a regular basis, there is no clutter or other people's belongings in the space. We essentially operate the apartment as a hotel suite.
As you enter, you'll walk into a small foyer. One bedroom with a queen-sized bed and large closet is located through the first door on the left.
Proceeding down the hall, the bathroom is located on the left. It features brand new fixtures, marble tile, and a spacious shower with sliding glass doors.
The kitchen, living room, and dining area are all located together in one large room in the center of the space. The kitchen features a 5-burner gas range and oven, dishwasher, microwave oven, large refrigerator, blender, toaster oven, garbage disposal and washer and dryer. The living room has a 42" flatscreen HD television with Direct TV and wireless internet is available throughout the apartment. There are also some board games, DVD's, and books and toys for younger children.
Past the kitchen and living area is the second bedroom, which features a full size bed. Under the full bed is a pull-out twin trundle bed. Please let us know if you plan on using the trundle bed so we can make it up prior to your arrival.
The sofa in the living room also pulls out into a double bed, and all of the bedding is located under the chaise portion of the sofa.
In addition, a child's pack n' play/crib can also be made available by request. We are happy to set up the pack n' play in advance of your arrival at your request.
If you have a car, street parking is free and fairy abundant in our neighborhood. Please just note that there is street cleaning from 9:30am to 11am once a week (Wednesday or Friday, depending on the side of the street), which is the only restriction.
Also PLEASE NOTE that the rental may not be suitable for very tall people, as it is a garden level/English basement apartment. Meaning it is halfway below grade. There are windows in both bedrooms and the living room but they are small and offer no views. The ceiling height is around 78 inches (6 foot, 3") throughout most of the space, but it does dip down to around 72 inches in some places.
My wife, Molly, owns her owns a holistic skincare line and crafts everything by hand at her workshop called Brooklyn Herborium. Our amenities include a sampling of her goods, such as Anti-Yucky Spray for the bathroom and Clean & Green Hand Soap. When we are in town, we also curate a seasonal welcome basket at the beginning of the stay, which includes fresh fruit and breakfast items, to give our guests a little nosh when they first arrive.
I also own three restaurants and pubs in Manhattan and am more than happy to make a reservation for your group at any one of them. Should you be interested, the info on all of those businesses and Molly's businesses are all listed in our Air B&B guidebook. Please do not hesitate to inquire.
As mentioned, the apartment has its own washer and dryer in the unit and features a full kitchen with gas range, microwave oven, dishwasher, garbage disposal, and full size refrigerator/freezer. Direct TV and wireless internet is also available.
Laundry and dishwasher detergents are provided in the unit, as are paper towels, toilet paper, soap, etc.
There is no backyard access, but guests are welcome to relax in the front garden.
Interaction with guests
The apartment is completely separate from the rest of the home, with its own private entrance to the front courtyard. Therefore, if guests are looking for total privacy, that is easily obtained. There is a key pad on the door, which allows for keyless entry at anytime. This is also helpful for late check-ins. However, we live in the home just above the apartment and are very friendly! We are more than happy to greet travelers when they arrive and provide them with a short tour of the apartment. The choice is completely yours.
Other things to note
This rental is suitable for all types of visitors, however we feel it is particularly suited for families traveling with young children and tourists who are interested in exploring Brooklyn and Manhattan.
For those with walking disabilities, the apartment is all on one level, but guests do need to proceed down 4 stairs outside to gain entry to the downstairs unit.

Our neighborhood is very quiet when compared to other neighborhoods in New York City, however please keep in mind that our apartment is still located within the city. Therefore there is a certain amount of urban noisescape that goes along with being in an urban environment (e.g. cars, buses, sirens, horns, children playing at the park, etc.).
We expect our guests to behave like they would want guests to behave in their own house. Courteous and respectful. We would consider small pets, but please inquire in advance. Smoking is absolutely not permitted inside the apartment. Smoking is encouraged away from the house in general as we have small children. Please do not use the rear exit except in case of emergency as the area outside is under construction and unsafe to enter.
We encourage our guests to remove footwear inside the apartment to ensure health and cleanliness, but it is not required.
We do not allow parties or public events in our space since the potential for damage increases.
We can comfortably accommodate 6 guests, and potentially more. Please inquire if you have a larger party.
I am married with two little girls, ages 5 and 3, and a 6-month year old boy. We recently moved into this amazing home in the Kensington neighborhood of Brooklyn so we could have more space for our growing family.
