Interaction with guests
Early check in.
The check in starts at 15:00, any check in before that time is considered "early check in"
An early check in is mainly not possible due to the cleaning tasks and procedures that need to be done between guests.
If possible (no check out on your arrival day) an extra fee of 2000JPY will be applied if an early check in is requested.
Self check in.
After 15:00, anytime is good to check in, and it's a perfect option for those who don't know the specific arrival time.
We will visit you in the next days to ensure you are well and to answer your questions.
Once the booking is done, and close to the arrival day, an email is sent to you with all the information you need to reach the place and check in.
The route from your arrival airport or station, a walk path to the apartment and some information about the house rules.
Usually I will meet you on your check in time. To arrange this meeting is necessary you tell me your landing/arrival time to Osaka.
If due to sircumstances we can't meet at the check in time, you have all the info you need to proceed with self check in.
Then, if it happens, I will go over later or the next available day for you and me.
During your stay I will be happy to answer any question you may have. Also, if there is anything you need, a problem shows up or you want to report anything, I will be available by mail, LINE, messenger, (SENSITIVE CONTENTS HIDDEN) talk, (SENSITIVE CONTENTS HIDDEN) and airbnb message service.
The check out is simple and doesn't need my presence. Just leave the apartment, in good condition, before the designated time and, if you want, send me a text to notice that you are ok and that everything was fine.
Other things to note
Please, bring your own towels, the other toiletries are provided.
If you find some trouble during your stay about the apartment apliances or furnitures, inform about it immediately, so we can fix the problem and/or offer a solution for you in a time fashion.
Any situation not notified, stated after your stay, won’t be take in consideration as a refund reason.
You will be requested to send me a copy of the passports of all the guests who will stay in the apartment to the contact email provided by Airbnb.
It can be black and white, but must be clear.
The purpose is only for identification in case that the local Authority requests to confirm that you are staying in my apartment.
Alternatively, you can upload the files to any cloud storage like (Dropbox or (SENSITIVE CONTENTS HIDDEN) Drive), and share it with me only in case of need.
You are in the right to do not send the files. It is not compulsory and your booking is not affected in any way.
-Do not smoke in the apartment.
-Turn off the lights and electrical items when leaving the apartment.
-Drop the trashes separately by PAPERS, PLASTICS, PET bottles and CANS, ORGANIC in the blue boxes that are in the bush in front of the building's entrance. Not in the white bucket at the entrance, which is there only for the mailing adverts.
-On your check out day, leave the place tidy and don't leave any trashes or foods.
Hello! I am Roman, and this is what I do:
I'm the head of a team working in short term vacation rentals for years.
My responsibilities goes from account managing to human resources, promotions, guests relations etc. Basically, I’m the one you want to talk with to solve your doubts, issues and questions.
I consider myself an open minded, and interested-in-almost-everything person.
I like travelling, and I did it a lot, so I understand how important is to find friendly people and a home all around the world.
I love taking photos, so I do it as a freelance photographer sometimes. I prefer social photography, and the human being is my favorite subject. Well, and landscapes. And cityscapes...
Since I'm living in Japan, for 7 years now, I practice Kendo. I like experiencing the traditions of this country while cultivating my body and my mind. There are a lot of interesting things to learn from Kendo. If you want, I can take you to my dojo and you can see by yourself how is this wonderful Japanese martial art.
I'm also a very accessible person, always ready for a chat and also for having a good time. If you want to know more about the city or the Japanese society, or the best sushi place, just ask me!
I really hope to offer you a nice time here in Osaka.
