This is a recently built home located right off of Pioneer Trail. It is a large mountain home with four bedrooms and three full baths. The master bedroom has a king size bed and a master bath with a jacuzzi tub. A private balcony is also located right off of the master bedroom, a perfect place to get some time away from the group. In total, there are 2 king beds and 2 queen beds, which accommodate up to 8 people in 4 rooms. An extra air mattress is available for use in the common space.
The balcony off of the downstairs living room includes the hot tub, so you don't have to go very far on those cold winter nights! The upstairs living room includes a TV and pool table. The downstairs living room includes a TV and foosball table. Large comfortable balcony off of the upstairs living room is perfect for summer BBQs. Wifi included. Pet friendly with a fully gated backyard. 2 car enclosed garage with 2 more parking spaces in the driveway. This property has all the amenities to make your stay as comfortable as expected. Max Occupancy is 8, best suited for 4 couples since there are 4 beds.
WE ARE INTERESTED IN HOSTING RESPONSIBLE AIRBNB MEMBER WITH GOOD REVIEWS AND ARE OVER THE AGE OF 30. We apologize to the new airbnb members and those under 30, but our neighbors have filed noise complaints and we cannot have large and noisy parties at our home. Thank you for understanding.
Guests will have access to the entire house. There is parking for 4 cars: 2 inside garage and 2 outside garage.

We aim to be flexible with check-in and check-out times, so please just contact us if you would like an earlier check-in or later check-out. Please be aware that if your stay is book-ended by other reservations, then we will not be able to change the times.
Check-in & Departure
Check-in time is 4:00 PM. Check-in before 4:00 PM cannot be guaranteed without a minimum of 48 hours advance notice. We will send detailed check in instructions a week before your arrival date.
Departure time is 11:00 AM. Requests for late check-out must be approved at least 48 hours prior to check-out.
The maximum number of occupants in a rental unit is strictly regulated by local ordinance to 8 people. Exceeding the designated maximum occupancy of the rental unit will result in the immediate termination of the rental agreement and forfeiture of the entire rental amount and security deposit.
Noise & Activity
NO PARTIES ALLOWED. ABSOLUTELY NO LOUD OR UNRULY BEHAVIOR. Rental rules are strict concerning noise, occupancy and parking. All are enforced by area law enforcement and our Terms and Conditions. Loud or unruly behavior is restricted by local ordinance and may result in citation or arrest by local law enforcement.
We ask that guest reserving properties are 30 years or older and to treat this home like it was your own. This is a privately owned home located in a neighborhood of private residences. Check your noise level in the evening hours especially, send one of your group outside, if they can hear any music or noise you are being too loud. If the police are called to the residence for a noise complaint you can and will be issued a citation of up to $250 for a first offense.
South Lake Tahoe area wide “quiet time” starts at 9 pm and ends at 8 am. Please keep the noise level at a minimum. No hot tub jets are allowed during quiet time.
Alcohol in the possession of minors is not permitted; as well as illegal possession of controlled substances by any guest. Breach of these provisions could result in the immediate termination of the rental agreement and the forfeiture of rents and security deposit.
We all pets at our cabin but please observe the following rules if you are bringing your pet with you: 1) Absolutely no pets over 25 pounds allowed on the furniture and beds. If you have small pet that likes be on the furniture, please have them sit on a towel, blanket or your lap to minimize pet hair on the furniture (in respect for those guests who might have pet allergies that will stay in the cabin after you). 2) Clean all messes your pets make in the house as well as in the yards and surrounding property. Excessive cleaning that is required shall be charged the amount of $50 per hour over and above the prepaid cleaning fee and is considered a excess damage cost.
We do not allow smoking inside our cabin. Evidence of smoking in a unit may result in the immediate termination of the rental agreement and loss of your security deposit.
4 cars are permitted on property: 2 in the garage, and 2 in the driveway. If parking in the driveway during the winter, please be aware of the sloped driveway and park with caution. Parking is a major issue during snow season and parking restrictions are strictly enforced to ensure snow removal services are not impaired. Cars must be parked off the street during removal operations or be subject to towing and/or citation at the vehicle owner's expense.
Garbage collection occurs once per week on Wednesday mornings. Garbage must not be stored outside unless it is locked in a bear resistant receptacle or ‘Bear Bin'. Please remember that you are staying in the forest and human trash attracts animals. While bears, coyotes, and raccoons appear to be cute and friendly, they are actually wild animals and will behave as such. Additionally, many animals become dependent on human trash for food each year and eventually have to be killed.
