It's like having your own resort and it's affordable- between $35-$45 per person nightly for 8 adults depending on the time of year.
Surrounded by trees, this home on acres has a tennis court, table tennis, fenced yard for dogs and young children and the best beaches and lakes to explore. Blueys Beach is a favourite- 3 kms

The space

Fully equipped large house with championship sized tennis court, table tennis and large covered verandah with timber table seating for 14.
A wood fire inside and camp fire - behind the tennis court is great for the colder months with fire wood supplied by the owners.
Party lights on the verandah to set the scene for those nights BBQing near the verandah.
A new pateo area with seating for 10 next to the tennis court is lovely addition to the backyard.
Free Wi-Fi for your convenience and local calls is located in the sitting room on top of the piano. Fox- tel is also available in the large living area.
There are 5 bedrooms- each separate. Two are ensuite with double beds.
One is a queen bed. All double bedrooms are large enough for cots.
The bunk room has four single beds with two new extra mattresses.
There is also a small single bedroom.
There are two extra queen mattresses that inflate quickly and are good quality.
The lounge in the sitting room pulls out as a double bed if needed.

A 3 minute drive to the best beaches and lakes and to local shops and cafes. Children and pets welcome.
Plenty of rooms and space- very family friendly. Tennis racquets, bats, balls, basketball all supplied .
Linen and towels are not supplied , but can be organised through Rita at a reasonable cost. Her number is (PHONE NUMBER HIDDEN) and it is about $25 per person for your stay for linen and bath towels- (URL HIDDEN)call Julie for details.

A new kitchen has just been built- fully equipped and really quite lovely. New carpets have just been installed throughout and apart from the wet areas and family room the rest of the house has carpet which is lovely to walk on in bare feet , slippers, socks etc.

We will meet and greet to give you key code and local knowledge .

Beautiful beaches and lakes and the weather is great for more than 6 months of the year .
A surfers paradise- many surf competitions are held here .

No public transport.

There are a few local restaurants that have a great reputation- Moby's - Buddha by the Beach and we have one of the best seafood shops on the Mid North Coast around the corner.
Also there is a Chinese Malaysian restaurant on the corner - a 70 metre walk.
There are also two local clubs who will pick you up and take you home- The Rekky on Wallis Lake and Smiths Lake Bowling Club- both good for drinks and meals and sometimes live music.
We are a non smoking property in the house, but fine out on the verandahs and yards. Ashtrays are provided for your convenience.

Guest access

You will be greeted by Julie or a friend and shown key code and house . The house, tennis court -is then yours for your stay.
The fenced back yard is family and dog friendly so you can relax in the large back yard with children's playground.

Interaction with guests

We will meet and greet to give you key code and local knowledge. If not us... it will be arranged for a friend to meet you. After that you are on your own to enjoy the house and it's surroundings.
You will have a contact number if needed for anything.
When you leave there is a departure sheet to run through so there are no miscommunications with expectations on how to leave the property. Basically- "leave it as you found it and enjoy".

Other things to note

Please treat the home as your own- we take pride in the property and expect that it will be left in the same condition as arrival.
WE have recently had a new kitchen and carpets put throughout- lovely to enjoy both.
Even though it is a large private property it is not available for parties. Please contact Julie if you are celebrating a special occasion.Many birthdays, anniversaries and social groups have enjoyed the house.
Pets are allowed, but outside only- the back verandah is fine.
The house is a non smoking property, but guests can smoke on the verandahs- no buts to be left on the premises thanks.

Had an awesome weekend in Julie's house. Great location, very cosy with the log fire inside and lots of fun to be had outside with the fire pit and tennis court. Julie was very helpful and friendly. Great place to stay!

The house is as described and great value. A large home perfect for bigger groups, which we were. The open large verandah is where we spent most of our time. Take away pizza was great from Hueys at Blueys and local meal at the Bowling Club made things easy (courtesy bus for a gold coin donation). With table tennis, tennis court and yard there is space to move around and not be tied to the house. Even though it was the middle of winter and very cold the indoor fire and heaters made it nice and comfortable. Julie (the host) is great to have a chat with and keeps you in the loop about checkin etc, and has some great local tips to help with the stay. If you are a larger group definitely worth while paying a little extra to get the beds made - makes it really effortless. Thanks again!

Charlotte House was a fantastic weekend away. Julie greeted us and showed us around the house ensuring we were comfortable with everything the property had to offer. She was incredibly nice and we would recommend anyone to spend a few nights up at Charlotte house!

A group of us chose this property as it's a close drive to a Fantastic dolphin tour we did at Dive Forster, unforgettable trip would highly recommend it if you stay here. Julie communication was great she was very helpful and the photos do not show the true beauty of this house with great character. Great BBQ, table tennis, basketball and tennis courts. Every facilities you need and close drive to the supermarket.

We had such a fabulous stay at Charlotte House. My husband and I stayed with our 4 teenagers who each brought a friend, so 10 of us all up. The house accomodated us perfectly and was exactly as written in the listing. The kitchen is excellently stocked with every utensil and appliance needed to cook for 8 hungry teenagers. It is situated close to both beaches and lakes. The tennis court and table tennis were well used and our 2 dogs were happy in the large fenced garden and in the screened off area at night. The beaches are dog friendly before 9am and after 5pm. We all loved it! Highly recommend.

Great yard for little kids to play in. Quiet location and only a short drive into town to the big shops or a quick drive to the local store.
