CHECK-IN TIME is AFTER 3 P.M. EST AND CHECKOUT is 11 A.M. EST. NO early check-in or late checkout without prior approval from owner (we try to approve all when possible).
This is a NON SMOKING unit.
PETS - PETS are not permitted in rental units under any conditions.
RESERVATION DEPOSIT/ADVANCE PAYMENT - A reservation deposit of 1/2 the rental fee is required within three (3) days of booking the reservation. The remaining 1/2 of the rental fee plus the cleaning fee is required sixty (60) days prior to stay.
SECURITY/DAMAGE DEPOSIT - A security/damage deposit will be required 30 days prior to arrival. The security/damage deposit is NOT applied toward rent; however, it is fully refundable within fourteen (14) days of departure, provided the following provisions are met:
- No damage is done to unit or its contents, beyond normal wear and tear.
- Apartment is left clean.
- No smoking is done in apartment.
- No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
- All debris, rubbish and discards are placed in dumpster, and soiled dishes are cleaned.
- Unit is left locked.
- All charges accrued during the stay are paid prior to departure.
- No linens are lost or damaged.
- No vehicles are left in the garage.
- The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by the building or the owner.
CANCELLATIONS – Cancellations that are made more than sixty (60) days prior to the arrival date forfeit the reservation deposit but are not responsible for any additional payments. Cancellations or changes that result in a shortened stay, that are made within sixty 60 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent. If homeowner is able to find another lessee to lease subject property for dates of cancelled reservation at the same or greater rental rate as outlined in this contract, homeowner will refund the full rental deposit to tenant.
MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to six (6) persons.
INCLUSIVE FEES – Rates include a one-time linen & towel setup. Utility fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
RATE CHANGES – Rates subject to change without notice. Landlord reserves the right to offer discounted “Special Rates” for any calendar dates not rented without providing a credit to tenants who have already made reservations.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
PARKING – Parking is limited to one (1) vehicles. Vehicles are to be parked in
designated parking areas only in the garage. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
HOT WATER AND SEWER – The hot water is heated by gas furnaces, the heating unit is in the hall bathroom. The sewer system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the system, you could be charged damages of up to five hundred US dollars ($500).
STORM POLICY– No refunds will be given for storms.
TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to (URL HIDDEN) for details and to purchase.
Tenant hereby agrees that is the property is not vacated by check out day/time, s/he agrees to pay landlord a daily rate of Six Hundred Dollars and (PHONE NUMBER HIDDEN)) per day, unless the extended stay is agreed to by both parties in writing prior to day/time of check out.
The unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
