In a building dated 16th century, cozy, comfy and quiet apartment of more of 100 sqm, which may nicely accomodate up to three people.

The space

The apartment is a part of the family property; members of the family live upstairs and downstairs, but don't be worried about your privacy, it will be totally respected.
Kind guests are asked to behave according to the rules of the Owners with good and respectful neighborliness; our house is a quiet and safe place, therefore we appreciate keep it that way, be our kind neighbors, please avoid loud noises all the time, especially between 22 pm and 8 am, inside of the apartment and all along common areas as well, thanks.

Guest access

We are always willing to welcome guests on arrival at check-in fixed time (14:00 pm); we might also arrange for sooner/later check-in, but it should be held before by a phone call or text message.
Even if the whole apartment has been booked for your stay, other visitors than the paying guests, must be reported and verified with the host upon arrival; please be fair and respectful, and everything's gonna be ok.

Interaction with guests

I enjoy meeting people on the move, it keeps me in touch with my travelling spirit; it feels also good to know that even others may enjoy the space originally created for myself, to act as a home base for their stays.
I will be very glad to meet and greet incoming travelers, offering advices, recommendations, on what/where/when to do in town, or whatever else guests might need to know, being as best as possible unobstrusive although.
In case of needs, feel free to ask,it never hurts!

Other things to note

Two rooms of the unit (a walk-in closet and a study) are kept private from the host; even if doors are not locked, please be polite, respect the privacy and do not enter.
We normally provide to change linen and bath towels once a week.
Guests who book for a stay longer than 3 nights, and would get laundry washed and cleaned, i kindly remind them to put clothes into the wicker basket (it's in the bathroom), leave it just outside the main door, (not less than 24hrs before departure!) and our housekeeper will take care of them (first cleaning is for free, without any extra cost), we usually charge only for ironing them, and it's only upon request.
Nb. Please note that A/c is only available in the kitchen and livingroom, not in the masterbedroom.
We charge 35 eur in case of damage,loss or theft on each single set of keys (on check-in we provide one to each guest).
In the property lives a cat (it's name is Cork, and we care it a lot!), which by nature is very reserved and shy; people who suffer from allergies, please do not have any worries, the cat is not used to live into the apartment.
Although we're in love with cats and dogs, we apologize but we do not allow access to any other pet in the house, because of our.
Sorry to say, we also do not accept reservations for couples with kids under 10 y/o, if we haven't met and knew them before, or already dealt with.

NB. parking is only allowed under these agreement:

_ guests who would like a "nightime recovery" for their cars, and they do not plan to use vehicles many times a day,during their stay;
(The main entry was an ancient passage for carriages, fairly narrow to drive in and out, we do not borrow any remote for gates; this means that if guests wants to drive in&out, someone of us "should be" always available to open/close gates, and this is not really possible).

To those guests who plan to move around daily, we suggest them to leave their cars in a safe & free, surveilled by cameras 24hrs, car park just few mins walk from home.

I do not ask anything more than respect of the house and it's belongings as if it was your own.
In case of damage of anything, i kindly ask you to tell it to me as soon as it occurs; not to make you pay extras (it depends on the value/entity of the damage, obviously!), just to be RESPECTFUL to my 'private World'; it would be awkward to notice it once guests are already gone.
My house is a strictly no-smoking place; kindly requested not to smoke indoor; IF you have to, you may do it outside on the terrace, keeping french-windows closed (all of us do not smoke, we can't stand that smell indoor).
Please do not throw any cigarettes butts down the backyard/courtyard, or leave them on the ground, use the ashtray you'll find on the terrace.

Must climb stairs - the unit is set on the first floor over a 3 round of stairs
Potential for noise - master bedroom faces onto the main road, even if windows have wide glasses, for those who are light sleepers, it might be noisy.
Pet(s) live on property - we own a cat which it's not used to live indoor.
Amenity limitations - two rooms and few spaces in cupboards of the house are kept private by the landlord.

A huge thank you to GianMarco for being such a brilliant host! We've had a very special experience. The apartment is gorgeous, extraordinary, very cosy and comfortable. It has a perfect location, everything is close by, center, shops, and restaurants are walking distance. Free parking right behind the apartment. GianMarco is willing to help with any inquiry you may have and always makes time for you if needed. Highly highly recommend it!

Nice stay in GianMarco's house! He was a fantastic host: he recommended us what to visit and tipical food, and he is nice and very helpful. The house is as it is shown: nice, luminous, big and cozy, and near the old part of the city (10 minute walk of the Ducale Palace) . Thankyou very much GianMarco for the nice stay!

We were very warmly received by GianMarco. The apartment is big and has a beautiful original appearance. GianMarcos grandparent have lived there and it is very charming. GianMarco gave us a booklet with different rekommandations among other things restaurants. We tried a couple and they were great. Mantova is a fantastic medieval town and the center is only 500m from the apartment. We can warmly rekommend this appartment. Kind regards Susan and Per.

We thoroughly enjoyed our stay at GianMarco's lovely apartment. It is distinctively and attractively furnished, telling the story of his family who have lived there for several generations; in other words, it is lived-in and loved. It is also well-equipped and wonderfully located, no more than 10-15 mins from all of Mantua's many historic sites. GianMarco was a great host - helpful from our first contact. He came to meet us just off the autostrada to guide us on the best route to the apartment, avoiding the limited traffic areas in the centre of town. He was happy to help with anything we needed. A few people here have mentioned the noise of traffic outside. We live in suburban London, and the noise outside our house is louder than at GianMarco's. Remember you are in a town and not in the countryside! We shall be very happy to return.

GianMarco was a fabulous host. He is so warm and friendly! When I emailed about our arrival time, he insisted on picking us up at the train station! His apartment is in his family's building, which dates from 1492. It is filled with charm and is furnished very comfortably. The kitchen is modern overlooks a courtyard garden. There is also a terrace with an huge wisteria that was blooming when we were there. It is a short 10 minute walk to the Piazza delle Erbe and a 20 minute walk to the Palazzo Te. My husband and I love Mantova and look forward to staying at GianMarco's place again.

Lovely apartment in the centre of Mantova which is beautifully furnished and has everything you need and more. Gianmarco was a fantastic host, always going the extra mile for his guests, and this extends to the flat that has cupboards stuffed to the brim with pastas and teas and his fantastic book collection. Truly, we had a really lovely time here, and I can say that it is a lovely place for couples to go and have a romantic time.

GianMarco is an exceptionally nice man and was a brilliant host. We had a medical emergency while there and he helped us resolve it as if we were his own family. Talking with GM was a highlight of our holiday. The apartment is much more spacious than the photos suggest, comfortable and relaxing with a balcony to sit out. The bed is very comfy! There's a proper kitchen, so you can really cook. And there are lots of good small food shops around. Mantova is a gem and the flat is only every 5-10 mins from anywhere you want to be. GM lent us bikes to cycle round the town, and he picked us up and dropped us off at the train station. There is a great little Slow Food osteria just across the road.
