The space

Accommodates 6 comfortably. The spacious deck overlooks restaurant row, has views of downtown and is a great place for relaxing with a cup of coffee, afternoon cocktail or grilling with friends. Parking can accommodate 4 vehicles and if you prefer to bike around the area, Barton Springs Bike Rental is right next door. Bed linens are provided and kitchen is fully stocked with pots, pans, utensils. 15 minute walk to downtown. 5 minute walk to Zilker Park and Barton Springs.

Two (2) full beds, One (1) twin bed, One (1) bunk bed with one (1) twin and one (1) full. Option for additional guests: one (1) pull-out full sized couch and loft area with one (1) inflatable full sized mattress.

- No pets allowed unless prior approval is received. Additional pet deposit will apply.
- No excessive noise or any illegal activity allowed on the property
- No smoking Indoors, and all outdoor smoking must be cleaned up.
- For event bookings (SXSW, ACL, Austin Film Festival, X Games, F1, etc.), total rental amount is due and no cancellation is allowed within 90 days of the Check-in Date. If reservation has been paid in full and is cancelled 91 days prior to the check in date, only 50% of Total Rental Amount is refunded.
- For all other bookings, 0% refund within 7 days of the Check-in Date; 50% refund for cancellations before 7 days prior to the Check-in Date.

-Parking – We have complementary guest parking at our home. As you can see, the driveway is steep and can be narrow in some areas, so please use caution when pulling in/out. Owner is not responsible for damage to vehicle(s). Maximum, four (4) vehicles.
-Upon Check Out –
1.Please load your used dishes in the dishwasher, place a dish cleaning pack (under sink) in the main dispenser cup, close dispenser door, close the dishwasher door and press “start”.
2.Please leave beds that were slept in unmade.
3.Please collect your used towels and place in the tub or shower of each bathroom.
4.Please place used dish towels in kitchen sink.
5.Please place your trash/bag(s) in the brown trash dumpster near the garage when you leave. Place recyclables in the blue dumpster.
6.Please clear the refrigerator of any uneaten perishables. If you’d like to leave staples such as mustard/ketchup, feel free to do so.
7.Please turn thermostat to the ‘off’ position.
8.Please place house keys (3 provided) back in the lockbox and close box.
9.Call or text Annette at (phone number hidden) confirm checkout.
-Outdoor Enjoyment - There are two options for on-property outdoor enjoyment during your stay:
1.The first is the large patio/deck in front of the house. There you’ll find tables/chairs and a BBQ grill. Please do not sit or stand on surrounding wooden railing. An umbrella is stored in the patio seating area. If you use the umbrella, please disassemble it and put it back on the porch to prevent glass table from breaking during high winds. Please lean umbrella up against the tree on the patio so that it doesn’t sustain damage.
2.The second is located out the back door of the back bedroom. There is a nice picnic table and some greenery around. A perfect place to enjoy your morning cup of coffee.
Please use these two areas only and DO NOT cross the wooden fences that are located on both the front and back (north side) of the house. They were placed there as barriers to prevent guests from hanging out on the “balcony” area that has the iron railing. The owner will not be liable for loss or injury due to trespassing in this area. There is also another wooden “gate” located at the bottom of the steps that hug the front deck. This entrance has been blocked off for your safety. Please only use the main entrance steps to the house where a safety rail has been provided.
-Water Heater Thermostat – there is a digital panel located on the west wall of the living room. This is the control for the water heater and is pre-set so please DO NOT touch.
-2nd Bedroom Closet – We have designated this closet as the owner’s closet so there is a lock on it. We hope that this does not cause too much of an inconvenience, but there is a luggage rack as well as shelves, drawers in the room.
-Fireplace – Fires are not allowed in fireplace under any circumstances.
-Excessive Noise – Please be mindful and considerate of our neighbors while enjoying your stay. Outside music/noise should be kept at a tolerable level at all times.
-Extra Supplies – You should have enough towels, linens, soaps, TP, and paper towels to get you through your stay, but if you should need more, please call or text the property manager.

The team at East End Partners were a breeze to work with. They were accommodating, so friendly and all about hospitality. I would recommend staying here to anyone interested in a fabulous home in Austin.
