Crossways is perfect for families with young children- there's allocated parking outside and a long list of equipment including safety gear like stairgates,plug covers and useful items such as bath mats, puree makers, microwaves, lots of toys and games, dishwashers and washer dryers. All of which assist greatly in ensuring a relaxing and enjoyeable holiday with babies/toddlers in tow.

Property: A large family house
A spacious, semi detached house, which has recently been renovated to a high standard. The house has excellent views over the town, Batson Creek and surrounding countryside. There is parking for two cars.

Kitchen/dining room. Gas hob, electric oven, fridge/freezer, microwave, washing machine, tumble dryer, dishwasher, Boomdock iPod dock, sliding glass doors to deck.

Bedroom 1: double bed, views.
Bedroom 2: twin beds, views.
Bedroom 3: zip link double bed (5ft) or 2x 2ft6 singles & folding bed.
Bathroom: bath with shower over, basin, WC.
Stairs to second floor.
Bedroom 4: feature attic room, double bed with Vi-spring mattress, 1xfolding bed, view.
Shower room: shower cubicle, basin, WC.
All bedrooms have a television.
Bedlinen included for bookings of 7 nights or more. For bookings of less than 7 nights guest to bring bedlinen and towels or hire at additional cost.
The house, terrace and front garden. There are 2 parking spaces for the house and one for the flat.
When the flat and house are booked together there is parking for 4/5 cars.
Interaction with guests
This is our much loved second home and holiday let. We have a local caretaker to assist with changeovers etc.
I will email you information about the local area, restaurants etc to help you get the most out of your stay.
We or our family might sometimes be staying in the Garden Flat which is underneath the house.
Other things to note
Crossways is very baby friendly with socket covers, toys and games. There are also travel cots, high chairs etc....
We only accept bookings of 7 nights or more in June, July and the school holidays, apart from last minute bookings. FRIDAY START DAY.
We also have a Garden Flat which sleeps 4/5 in 2 bedrooms listed, which is underneath the house.
One well behaved dog is welcome for a small additional charge on £25. We do ask that dogs do not go on the furniture or in the bedrooms and are not left in the property with out their owner.
Please can you remove your shoes. No smoking.
The contract is for a short term holiday rental and shall be made between the guest and Jane Brown who is governed by UK law. A contract is only entered into once the booking and payment has been processed and an email of confirmation issued.
General Information regarding bookings
Family holiday house properties are suited to and equipped for families. We regret that we cannot accept a booking from a person under the age of 25 and we reserve the right not to accept bookings from anyone whom we feel the house would not be suitable for. All Guests must be listed on the booking form at the time of booking. Additional guests can only be accepted by agreement after this date.
Cancellation by us
We reserve the right to cancel your booking at any time in the event of circumstances beyond our reasonable control. In the unlikely event of this happening, we will refund all money received by us in relation to your booking of the property, however we will not be liable for any other loss incurred by you as a result of the cancellation. Booking Amendments
If you need to amend your booking dates outside of the cancellation period, we will do our utmost to assist you in transferring the start /finish date of your stay subject to suitable availability.
The property may only be occupied for the purpose of a holiday.
The property may only be occupied by the number of the guests stated on your booking form. If you wish to amend the number of guests in your party, this must be agreed in advance of your stay and the additional payment made.
Arrival and Departure
The rental commences at 3pm on the day of arrival and ends at 10am on the day of departure. During the low season we may be able to offer an early arrival or later departure, subject to availability, however we cannot guarantee this.
Guests Obligations and Responsibilities
The guest agrees:
• To keep the property its fixtures and fittings in the same and proper condition and repair as on arrival
• To fully clean the property on your departure (this includes the equipment) as although we have the property professional cleaned between lets, the cleaners only have a limited amount of time (between you leaving at 10am and the next guests arriving at 3pm).
