Comfortable home with upper deck, and lower deck surrounding a pool. It has deck furniture and outside grill. Easy beach access within view of upper deck. Pet friendly they love it. Hard wood floors with a wrap around pull out couch. 50in Tv satellite
There is also a separate 2 bedroom 2 bath with it's own kitchen and bathroom downstairs, that can be added on for $100 extra a night. Only to the same guests.

The space

Folks love easy access to the beach relaxing on spacious decks and cooling off in the pool. It is about 100 yards to the beach.

Guest access

Guest have complete access to the upstairs living home upper deck lower deck pool all grounds and parking. There is a downstairs separate 2 BR 1Bath kitchen bath totally furnished that I encourage you to rent to your friends or other family members.I will not rent to separate parties. I do reserve the right to come down myself and immediate family members for maybe one or two nights for the purpose of doing maintenance of the house and yard. I call the invisible guest it is your house and there is no intrusion of your stay I'm also open for discussing your wishes. Respectfully Phillip

Interaction with guests

Upon arrival most times I will be there or Wendy who cleans and prepares the house for arrival. Please contact me by text or call either day before or while you are in route I need to coordinate folks leaving cleaning preparation and folks coming in.Other times myself or Wendy will be available if you need anything otherwise guess you are enjoying your stay.

This house was perfect for our group (extended families/group vacation)! Phillip was very flexible and accommodating. The property is not fancy but it was very comfortable. Alligator Point was a really secluded, quiet, and peaceful place to relax. Good Stuff: -Great fishing! -Pool (the kids loved it!) -Dock in the back (my dad brought his boat and we had a blast fishing, visiting a tiny island, and saw dolphins!!) -Layout (the two halves together made a perfect setup for a larger group) -Location (the beach was just a short walk away!) -More than enough towels, sheets, etc. -A/C worked very well -Comfy beds Other Stuff: -The tides greatly affected our ability to navigate the canal. I think I read that when we were there, there was a "neap tide", although I had never heard of it before, apparently it's when the tides are more extreme than normal. So at low tide, the boat was basically on dry land. So be prepared with a good tide chart if you bring a boat. -The WIFI is terribly slow. I think this could be an easy fix, because there was no password on the WIFI, and I suspect there were a bunch of people tying up the signal. (Just my thoughts.) -There were some things in need of repairs, but nothing major. Also, the downstairs apartment smelled musty when we first got there, but the AC was off because there was a mix-up and they didn't know we needed downstairs. Once the AC got going it was much better.

Phillip's beach house was such a nice place to stay! We loved hanging out on the pool deck, and the hammocks by the pool were nice and relaxing! Everything was clean and check in/out was easy! Thanks Phillip for letting us enjoy your space, we will definitely stay here again on our next visit to Alligator Point!

Things to look forward to: Location of this place is great, near the ocean, quiet neighborhood, backs up to a boat canal. Master bedroom has private bathroom and private entry/exit door to patio. There is a nice deck and big pool as well. Things to be weary of: This house is in much need of basic repairs. Dishwasher is broken, Freezer handle is broken, there is broken tile in the kitchen, no carpet in the loft, just plywood boards laid on the ground up there, and most of the doors in the house don't close or lock properly. Also, this Air BnB was fairly dirty. Luckily it was clean in the place that matters most to me, the bed/bed sheets and towels, but both of the bathrooms and the kitchen counter looked like they were "lightly cleaned at best". The deck patio area was also covered in sand, a simple hosing down would have solved the sand everywhere, and the pool was also dirty to the point where we didn't even feel comfortable getting in or using it while there.

We stayed at Phillip's listing in late December 2016. There were good and bad things that we identified during our stay and overall, while we would visit Alligator Point again, we would not stay at Phillip's place. The good: -- there was plenty of room for 2 adults, 5 small children -- the location is walkable to a public beach, and while there are no side walks, the main road seemed fairly quiet, at least in December -- my children enjoyed the pool. It is older, like much of the house, but worked for their purposes -- it was a pet-friendly location -- Phillip himself seemed to be a friendly fellow and was easily reachable. He met us our first night. -- Alligator Point itself is a quiet location with decent beaches and good seafood. There is a fun "hands on" aquarium in a nearby town and good fishing and beach combing. Little opportunity for shopping- myself, I don't care so much, but I'm in a family with 6 females- we had to drive more than an hour to find shopping that fulfilled their wants and desires. The bad: -- the house itself is older and in disrepair. There are multiple cosmetic issues (cracked tiles, badly patched walls, missing grout, etc). I don't mind that so much. The main problems I had were with the appliances. The washing machine, dryer, and dishwasher were all non functioning. The kitchen sink drained extremely slowly. This all became a fairly major issue for us because we booked the house with the understanding that these things would be in working order. There is no close laundromat and we were running low on clothes by the end of our trip. I did call Phillip regarding the problems but they were not fixed by the time we left. -- cleanliness was another thing we noticed. Again, not a huge issue- we cleaned when we arrived, but not really something I wanted to have to be responsible for on my vacation. --One thing that was more of a problem- there were multiple sand burrs embedded in the carpet that were very painful to step on with bare feet. These were sharp enough to draw blood. I tried to get all of them out that I could find, but there were some tears from my children when they accidentally "found" one. -- the house is not beachfront, but backs up to an artificial canal. At low tide it smells a bit like a swamp -- the internet/wifi is really very slow- again not a huge issue but more of an inconvenience/annoyance I think Phillip's place has the potential to an excellent location with some necessary investments and updates. We made the best of our stay there but in its current state we would not choose to stay there again.
