House Rules:

We require a scanned or photocopy of your passport or driving license or any government issued photo identification. This is required by the building administration for temporary residents. In return, you may also request for a copy of our ID cards for your own peace of mind

Please treat the apartment as your own home, enjoy all its comfort and convenience and at the same time please take good care of it.

Please practice tact in energy consumption, especially on electricity. HELP US CONSERVE ENERGY. We ask you to only use the air conditioning units when you are in the property. Please close all the windows and doors to avoid leaking the cooled air. When the property is unoccupied, we ask you to turn the air conditioning units off.

Ensure the doors are locked properly whenever you leave the apartment, we will not be liable for any loss while you’re in-house

There are extra fresh beddings and linen should you wish to change the beddings in the middle of your stay

After your stay, any major damage or unjustifiable mess will be charged against your security deposit. We can hold your security deposit until the final damage/cleaning cost is assessed.

Property Key- The keys to the property will be handed over to you during your arrival at the property. We will normally meet you at the reception or lobby. Lost keys make the property unsecure and requires replacement of new locks and keys. In a case of lost key, we will advise us of the cost of replacement and labor, and we will deduct this to your security deposit. Upon leaving the property at the end of your stay, we will then meet you at the property to get the key back and perform checks on the property.

If you take the key with you for any reason whatsoever at the end of tenancy, the key is considered lost. For security reasons, we will initiate a replacement of new locks and keys. We will advise us of the cost of replacement and labor, and we will deduct this to your security deposit.

Unauthorized key duplication is a breach of this contract. We will terminate your contract immediately without refund or compensation.

Accommodation- . The number of people occupying the property must not exceed the number shown on the booking confirmation. We reserve the right to refuse admission or enter the property and end the contract if the numbers exceed as above. A charge will be made for any extra persons.

Behavior- We do not tolerate unacceptable behavior whilst on the property. It is your responsibility to make sure that you and the members of your party do not behave in a way which causes offence or danger to others or which risks damage to the property you are staying or properties belonging to others. We have the right to access the property and terminate the contract immediately if such circumstances arise. We do not provide refund or compensation incurred as a result of your behavior. Further, you are liable to pay us any expenses whatsoever as a result of your misbehavior.

Cleanliness - We are responsible for providing the property in a clean and tidy condition taking all reasonable steps to ensure that all facilities advertised are provided. You must ensure that the property is left in a clean and tidy condition – failure to do so will result in an additional charge which will be taken from the security deposit.

Breakages and Damages - You are responsible for the replacement of any article broken or damaged during your tenancy of the property and for the repair of any damage done to the property itself. This excludes reasonable wear and tear.

All breakages and damages must be reported to us before the end of the tenancy. This allows us sort out the issue immediately and whilst you are still in the property.

Access to the Property – Please be advised that we will be allowed access to the property at any reasonable time during occupancy for special circumstance only. Of course, you will be notified in advance prior to the access. In the unlikely event that access is required immediately, notification may not be necessary. The reasons for immediate access would be if the property is causing threat to the residents such as water left running, fire alarms, automatic sprinkler system is triggered, unacceptable behavior and breach of this contract.
Lost Items- We accept no responsibility for items left behind in the property after you have vacated. We will charge you in advance the cost of retrieving and returning your lost items on request. Any unclaimed items will be disposed of or donated to a local charity after four (4) weeks.

Insects- We are not liable for the occasional appearance of insects (ants, cockroaches, mosquitoes), vermin or other rodents or animals but every reasonable endeavor shall be made to eradicate the same when notified of their presence.

Smoking- Please advise that the unit is a non-smoking area. Kindly use the outdoor balcony for this purpose and please ensure proper disposal of cigarette butts.

Force Majeure - We do not accept liability or pay any compensation where a property becomes unavailable due to ‘force majeure.’ This describes any event which we or the property owners could not avoid. These events include typhoon or weather damage, criminal damage, break-in, explosion, fire, flood, which causes destruction or damage to the property making the property not satisfactory for letting. Also included are adverse weather conditions, earthquake, riots, industrial action, civil strife, natural disasters, nuclear disasters, oil spills, war or threat of war, actual or threatened terrorist activity, coup d’état, pandemic of any sorts and all similar situations beyond our or the property owners control.

Termination of Contract- If you fail to adhere to any of the conditions set out above, we reserve the right to enter the property and terminate the tenancy without refund or compensation.

Does not pay her electricity bill. Booked this unit for a month, ended leaving after 3 days because Meralco cut off her power. The owner handled this problem very poorly: - meralco knocked at the door at 10:30am and told me I don't pay the bills and handed me over a disconnection notice - told them I don't own the place and they said, the owner doesn't pay the bills and they have to disconnect "today". 5 mins later, power's out. - contacted Happy right away and took her almost an hour just to say "oh my, but I did pay the bill". Did not offer any other solutions. - she was very slow to respond during the day and kept dodging questions when asked for specifics and just kept promising that power will be back "soon" - kept texting her throughout the day for a status update and she came back with slow, useless responses - towards the EOD and power still not back on, she finally decides to move us to another unit - the temporary unit is MUCH smaller with one less bathroom...I paid for her unit with 2 bathrooms - the keys to this new unit was not given until after sun down which meant us packing our stuff in the dark, in the heat - we had a 7am flight the next day and was planning to leave our stuff in her unit since it's already paid for the entire time. We had to change our plans and carry our stuff around and packed multiple times and of course had to find another accommodation on our return to Manila - had to involve airbnb to get my money refunded because the owner was non-responsive when asked for a refund Other than this: - very small unit, beware of good-looking pictures. 2nd bathroom shower entry doesn't have enough space to get in. - dirty couches, bed bugs, pee stains on the toilet when we got there - previous airbnb-ers leftovers still in the fridge (open food packets) - wardrobes cannot be used, she dumped all her extra linens there - bed squeaky and uncomfortable - weirdly arranged furnitures making the unit a lot smaller than it already is - messy cables, slow wifi, sketchy halls to the lifts - this place does have one thing going for it, the views and that's it. Keep looking.

Happy's unit is indeed a happy place to stay in. I booked her it for 9days, from May 12-21 along with my family and I love the place. The ambience was great with some complimentary cookies and drinks when you enter the unit. What amazes me is the cleanliness from the living room down to the washrooms. Well-organized! The place is secured and the Security Guards are on duty 24/7. It is also a strategic place for business and pleasure. You can walk across EDSA Shangri-La Mall, Megamall, Podium and also close to Makati. For the transportation, it is also close to MRT Shaw Blvd Station, Jeep terminals or best is to book an Uber or Grab. On behalf of my family, I am grateful to Happy for letting us stay in her home. She's very accommodating and responded to all my queries as fast as she could. Thanks again Happy and rest assured that I'll book it again on my next vacation.

I know the place so I know where to go to. For those who are looking for a place close to malls Happy's place is really an excellent place to stay. The place has enough space and the ammenities are great.

Perfect location, close to shopping malls, restraunts in greenfield area.The appartment itself was spacious,clean,with everything one may need for a longer stay.Nice view, great pool in the building and comfy beds. I recommend the place!

Happy's apartment is just perfect. The apartment has plenty of room and is very well equipped and secure. The wifi was great and the building well maintained. I would recommend this place when staying in this area of Manila.
