I landed at the accommodation straight after a 15-hour flight. I had received all check-in instructions from Joan but was pleasantly surprised to see her waiting to help me with the board and ensure I am fine. The place was clean and tidy and had all amenities I wanted for a month long board. The apartment is within walking distance to all essentials - groceries (Central Market, Tom Thumb, etc.), restaurants (many), dry cleaners, etc. Overall, a cozy place, and I found it pleasant to live there during my month long stay. I’ll recommend this place to anyone looking for tranquility and yet be closer to the city life. I’ll also recommend Joan, for she understands well the needs of a traveler and you can also get to choose from the broad portfolio of other homes she rents across Dallas.

I had a lovely time staying at this location for the summer. I needed a place that was near work. Host was quick to respond if I had any questions, and place was tidy as presented in the photos! Would stay again!

Bait and switch. Scam. I have stayed in AirBnBs one-month-each since August, as a digital nomad. It has been great, for the most part. This is the only property in which I felt I was being scammed. Despite the excellent location, the overall feeling was that I was in a slum. Nearly everything about it is shoddy and uncomfortable. In some ways it is an 'entire place' as advertised, with a public entrance and a key, but in many crucial ways it is not. This is a three-bedroom apartment that has been split up, and your bedroom is approximately 12x16. The kitchen is a closet with an airplane-bathroom-sized sink installed, and the stove is an electric hotpad. Behind the brown curtain seen in photos is a mattress leaned against a door, which does little to deaden the 2am parties of the neighbor. You will get to know him well, through the door. He has a large dog he talks to frequently (you'll make out every word), watches TV late into the night (you'll know which shows), and has a hearty laugh. He also controls the thermostat, by the way. When he's away on a cold night, expect to rely on a 6" fan space heater, unless you want to contact the hosts to drive over, which I admittedly chose not to do. I can't speak for the place in the summer; this was November. You do have control of the circuit breaker, which you will need when you eventually use more than two of the following at once: Space heater, microwave, or hotpad. My neighbor needed it reset once too, necessitating entry by the host, as I was away at the time. I was notified of the entry by phone. The bed is awful. Mysteriously, there was an entire handful of sand in the sheets when I arrived. A foam pad attempts to make up for a worn-out mattress, and the sheet does not fit properly, partially as a result of that pad scheme. Every morning I would reapply the sheet to one or two corners of the bed and curse my decision to stay here. Laundry is distant and costs $2.50 in quarters a load, in machines that don't quite work. Sometimes it's an extra $1.25 when the washer fails to wash out soap or the dryer doesn't completely dry. They're old machines. There is an abundance of hot water, but because cold water pressure is a trickle, you will be scalded in the shower if you use more than a comparable trickle of the hot water. The wall decorations are tasteful, and many extras like coffee, towels, and dishes are present.

Response from Joan:
1.We do not play “Bait and Switch”. The pictures are true and accurate showing the studio and that it is part of a large apartment/condominium project. 2.The neighborhood is not a slum. It is an older, affluent neighborhood, located in Dallas, only blocks away from the very nice “Old Town Shopping Center” and only blocks away from SMU. 3.Yes, apartments, same as a lot of nice hotels, sometimes let unusually loud sounds to be heard 4.A complete tour of the studio and its relationship to the rest of the building, and the grounds and amenities of the complex were made upon your arrival. Not once during the tour did you express anything but satisfaction. Nor did you ever tell us about any problems and only expressed complete satisfaction during the several times that we talked to you during your stay. 5.The studio is well furnished and always given to new guests in a very clean condition. 6.We have a total of 10 AIRBNB apartments. With nearly 300 guests we have nearly 200 excellent reviews for all of our apartments, same as the previous three reviews for this apartment. We have had only 3 or 4 guests that were not pleased. 7.With respect to all of the positive communications during your stay, your review is a totally opposite and unfair statement.

Joan and Ralph were great hosts during my stay in this studio. They provided all of the essentials, and were always quick to respond if I had any questions. I just moved to Dallas, and I was here for about a month and a half while I looked for a permanent place to live. This set up was exactly what I needed and I'm really happy how it worked out. I recommend subletting this apartment to anyone that needs a furnished place to stay and wants to be in a nice, quiet, residential area.

Excellent, convenient location in a secure apartment complex. The studio apartment was clean and updated, and worked well for a summer internship rental. The owners were responsive and respectful.

I lived at this place for almost 2 months and I couldn't be more happier from how awesome the location is to how quiet the community is to how close everything is. Joan and her husband Ralph are pretty fantastic and very funny as well since they were right there, if I need anything. Lastly, I just want to stay, I had a blast staying at this place and I would HIGHLY recommend this place to whoever is interested in renting it out!
