Fabulous sunny, social space and garden where you can all chat, cook, drink, chill together. Next to Richardson Rd where you find cafes, the butcher, the baker and probably a candlestick maker…a buzzy community hidden gem. Beach, pubs etc 5 minutes walk.

The space

1930's house with contemporary conversion, creating a stunning open plan kitchen/diner/lounge looking onto the east-facing garden. Depending on the weather you can dine at the breakfast bar, the dining table which seats up to 12 (if needed) or in the garden. The bi-fold doors means you
can bring the outside in with a seamless connection to the decked space and lawn.

There are four bedrooms depending on your requirements. The bedroom downstairs is very spacious and can sleep 3. It has a double and a single day bed plus space for a travel cot if needed (this is available). There's also a desk. So it can become a double room with an extra sofa to chill-out, a triple room with the day bed being a very comfortable sleep or a twin. It has been totally redecorated in Jan 2016 with truly gorgeous Osborne & Little wallpaper and Farrow & Ball paint… the room is bright, fresh and funky.

There's a downstairs toilet and also a laundry room with a microwave oven and washing machine.

Upstairs there are three bedrooms. The master bedroom is beautifully decorated with floral wall paper, deep grey, pale blue and yellow colour tones. The room is east facing and enjoys the morning sunshine. Ample storage will be provided in the wardrobe and space made available in the chest of drawers for your clothes and belongings. The king size bed has a micro foam mattress for extra comfort and there's a chaise longue too.

There is a pretty double room next door, decorated in the style of a boutique hotel and plenty of wardrobe space. East facing too with views over the garden and original local artwork. There's a desk and comfortable reading chair.

My daughter's bedroom is available if needed and requested in advance. It has a very comfortable adult size single bed. There is also a really comfortable corner sofa that can be used as additional sleeping space for a child or adult if needed. Also the floor space is large and if required could accommodate a double blow up mattress. There's hanging space behind the door and a few drawers will be emptied for your use.

White bedding, super cosy feather down quilts and pillows make for truly comfortable sleep.

The bathroom upstairs has a bath with shower, sink and toilet. It has a funky design to wake you up in the morning. Please note there is only one bathroom which if you book the space for 8 you will need to be aware of this with regards to showers in the morning (there is a toilet downstairs too)… if you're not in a rush then perfect…and the hot water never runs out.

Artwork is mainly from local artists and photographers, most of whom I have met.

The secluded east-facing garden is a great place to catch sight of a variety of British birds for which the area is famous. There's a table and chairs plus a built in BBQ if required and a trampoline!

The handmade shaker style kitchen is exceptionally well-equipped. Anything from Spanish terracotta tapas dishes, Sake cups to classic white restaurant standard plates ... you certainly won't be short of kitchen and dining equipment or space to entertain.

The open-plan lounge is a social and comfortable place to chat and watch TV (Virgin, Iplayer and Netflix available plus a DVD player and selection of films) also Sonos 5 speaker which you can connect to with you music using your iPhone /lap top as it operates using WiFi.

The house is a loved and lived in family home which has been completely refurbished since buying in 2009 and certain rooms again updated in 2016. It's got a warm and welcoming feel and whilst clean and tidy, it is certainly not meant to be or feel clinical, cutting edge and uncomfortable.

You will have access to free WiFi. No need to bring towels, hot water bottles or hairdryers as these are included.

A friendly welcome awaits you...happy to tell you how to get around, best places to eat and whatever else you wish to find out about Brighton to get the most out of your stay. If you are having a special celebration whilst down here and are interested in outside catering, I have a couple of contacts that I can put you in touch with.

Hove is just a stones throw from Brighton so all the benefits of being on the door step of the city but without the noise. It's a very friendly neighbourhood with a local shopping road home to Drury's head office & cafe (tea and coffee providers), bakery, delicatessen, butcher, fish & flower shop etc. A real locals meeting point. We are within walking distance of the many pubs, shops and restaurants of west and central Hove. The beach is just 5 minutes down the road and there are three parks with children's playgrounds on our doorstep. Parking is always expensive and a nightmare in Brighton and we have on-street voucher parking right outside our house available for an extra £5.00 a day or free parking about 10 minutes away.

The area is brilliantly served by buses heading into Brighton every 5-10 minutes. We are only about 10 minutes away by bus from Brighton. Hove train station with access to London is just a 15 minute walk.

If coming by train, I would recommend Hove station, taxi's outside cost £5 approx to my house or just a 15 min walk if you are travelling light.

Guest access

By taking over the house you will have access to most of the property. Unless required and advised in advance, I will probably lock my daughters bedroom (hide all her mess!!).

Interaction with guests

A full list of information regarding the property and the surrounding area will be left for your use. I will be more than happy to answer any questions before your stay and will ensure you have a local neighbour as a contact if I am out of the city.

Other things to note

Please request your dates and I will see if these fit in with our schedule. We have now rented out the entire house over 10 times with very positive reviews but have hosted many air b n b guests whilst living at the property and i have over 100 reviews.

Respectful hens and stags welcome, but please convince us when you enquire! As this is our family home, we need to be certain you will respect it and treat it as your own.

Late check-out may be possible depending on our schedule… cost is an extra £10 per hour.

We love our house and would just like you to love it like we do. No smoking in the house but we have a garden for that. Please use the bath mat when having a shower and open the window slightly after use.

When leaving please ensure that any furniture moved around during your stay has been put back in place and please empty all bins and place all towels on the floor of the laundry room.

We want you to enjoy the space and the garden, however under no circumstances will you be allowed to have loud parties in the house -it is a residential area with a close community so any major disturbances will immediately be dealt with.

A group of 5 of us stayed here over Pride weekend in August and loved it! The house is really spacious and the kitchen/living/dining area was perfect for socialising. Catherine was so thoughtful with the lovely welcome card and food/drink hamper she left us. We also had a leisurely walk into Brighton on the Saturday, so a great location too. Would definitely recommend!

We loved our stay at Catherine's house! It really did feel like a home from home. There were 6 of us and we had loads of space. We loved the open plan living area it was perfect for socialising. The restaurant recommendations Catherine gave us were fantastic! Would love to stay here again it was the perfect location for our weekend in Brighton and Hove.

Young at heart 40 something (Ok well I've just turned 50), single with a fun and well-behaved five year old. We enjoy everything that Brighton has to offer...the cultural May festival, walks in the downs, picnics on the beach and when the little one is asleep the nightlife too. Enjoy cooking, entertaining, the arts. I have hosted many foreign language students and travellers and love learning about new cultures. Being from a hospitality background I love welcoming guests and making them feel at home. I've travelled extensively in my time mainly backpacking but luxury too ...favourite cities include Buenos Aires, Barcelona, New York, Penang and Vancouver. I belong to a wine group but we don't take ourselves seriously, learning to Lindyhop, I've run a pop-up restaurant before, enjoy the arts and dining out whenever possible (depending on my finances of course!) Carpe diem!
