If you are inquiring for 2, please take note: first 2 people are booking 1 bed/1 set of bedding, so you will have to share. If you have 3 people, then first 2 will share bed and 3rd will have sofa with own bedding. (Several guests have not clearly understood this; sorry to have to put it bluntly.)
Separate outside entrance to room from back, so you can come/go as you please without disturbing house occupants.

Host needs access to back bathroom off back room, at times agreeable to guests, for house laundry (such as while you are away for work/touring). You will have exclusive use of bath facilities here during your stay.
Note: the space can be cool in the winter months- if you enjoy sleeping in a cool room, you should be fine; extra blankets and room heater are provided in addition to house furnace. But if you plan to spend a lot of time at the house besides sleep, please consult host about recent local temperatures if concerned.
Only one very small Kitchen, so host and guest(s) share that as needed. Kitchen/fridge is available for light prep only please. (Don't come looking to prepare all meals here- think storage and microwave only, unless other arrangements are discussed with host.)
Table/chairs on back patio is shared space. Weather permitting, this is a great place to eat your meals.

Other things to note
My home is not fancy- sheets don't match but are clean, linens aren't high quality but will be warm, house isn't classy but is homey. If you are looking for an elegant listing, this is not your place- we cater more to budget travelers who just need space between their activities :) Thanks for your understanding.
Friendly but timid cat inside/outside on premises, if presence of animals in house is a problem. Does not usually frequent into guest room, but nothing prevents him from taking a peek and visiting if he is so inclined.
Also- I have two guest sleeping spaces available, so there may be an additional guest(s) in the home who will share the small kitchen space as well; you will have exclusive use of the sleeping, bath, and entry in your room. If you have a larger party, you can also request both spaces if needed. (Inquire about my other available listing "Crash Space near Transit to DC" for information and availability of the living room pull-out loveseat futon.)
The following have now become "Rules" as so many guests fail to use common sense, then were also immune to 'suggestions' and 'requests':
•Lock door when you go off property.
•Report any damage immediately to host.
•Turn off all lights when leaving the house or done in bathroom; ceiling fans may stay on for constant cooling in warm months.
•Turn off all heaters when leaving the house or done in bathroom.
•Do not place wet items on wooden or upholstered furniture; towel bars and hangers are available for use in the bathroom.
•Do not eat/drink liquid food items on the upholstered furniture; report all spills immediately to host.
•Close screen door for additional weather/sun protection.
•Run the bathroom fan (timed knob next to toilet) after a shower to exhaust the heat/humidity during warm months.
•Do Not discard food trash in the room or bathroom cans; please put food trash/recycle in outside can(s) or bring to the kitchen can(s).
•Consider the inside/outside temperatures if leaving door/window open; Heat & A/C are set to automatically adjust house temperature.
•No smoking in the house- but you may smoke respectfully outside (NO butts on the ground, please).
•No drugs at all.
•No additional visitors unless arrangements are made; host must meet all guests on reservation.
•Treat the space as you would a friend’s home you visit; I am your host, but not your ‘maid’.
