Large pull-out couch for 2, in huge 26'x11' secluded room w/ private bath & separate exterior entry, 3rd person on single sofa. Outside DC, free parking off street, 1 block to BUS toward DC & trains. Single Family area, walk to grocery, restaurants, library, gym.

The space

Larger pull-out couch for up to 2 in huge (26'x11') back private room; 3rd person in party can be accommodated on single sofa. (See photo)

If you are inquiring for 2, please take note: first 2 people are booking 1 bed/1 set of bedding, so you will have to share. If you have 3 people, then first 2 will share bed and 3rd will have sofa with own bedding. (Several guests have not clearly understood this; sorry to have to put it bluntly.)

Separate outside entrance to room from back, so you can come/go as you please without disturbing house occupants.

Host needs access to back bathroom off back room, at times agreeable to guests, for house laundry (such as while you are away for work/touring). You will have exclusive use of bath facilities here during your stay.

Note: the space can be cool in the winter months- if you enjoy sleeping in a cool room, you should be fine; extra blankets and room heater are provided in addition to house furnace. But if you plan to spend a lot of time at the house besides sleep, please consult host about recent local temperatures if concerned.

Guest access

Only one very small Kitchen, so host and guest(s) share that as needed. Kitchen/fridge is available for light prep only please. (Don't come looking to prepare all meals here- think storage and microwave only, unless other arrangements are discussed with host.)

Table/chairs on back patio is shared space. Weather permitting, this is a great place to eat your meals.

I love Dr. Pepper soda- mentioning this will help me know you have read most of my listing!

Interaction with guests

I work from home, but also have many appointments away from home.
Happy to help you navigate the area with public transit and recommend local business services needed.

Various tourist resources available in room to guests such as DC guide book(s), maps, brochures, and local transit info.

Other things to note

My home is not fancy- sheets don't match but are clean, linens aren't high quality but will be warm, house isn't classy but is homey. If you are looking for an elegant listing, this is not your place- we cater more to budget travelers who just need space between their activities :) Thanks for your understanding.

Friendly but timid cat inside/outside on premises, if presence of animals in house is a problem. Does not usually frequent into guest room, but nothing prevents him from taking a peek and visiting if he is so inclined.

Also- I have two guest sleeping spaces available, so there may be an additional guest(s) in the home who will share the small kitchen space as well; you will have exclusive use of the sleeping, bath, and entry in your room. If you have a larger party, you can also request both spaces if needed. (Inquire about my other available listing "Crash Space near Transit to DC" for information and availability of the living room pull-out loveseat futon.)

The following have now become "Rules" as so many guests fail to use common sense, then were also immune to 'suggestions' and 'requests':
•Lock door when you go off property.
•Report any damage immediately to host.
•Turn off all lights when leaving the house or done in bathroom; ceiling fans may stay on for constant cooling in warm months.
•Turn off all heaters when leaving the house or done in bathroom.
•Do not place wet items on wooden or upholstered furniture; towel bars and hangers are available for use in the bathroom.
•Do not eat/drink liquid food items on the upholstered furniture; report all spills immediately to host.
•Close screen door for additional weather/sun protection.
•Run the bathroom fan (timed knob next to toilet) after a shower to exhaust the heat/humidity during warm months.
•Do Not discard food trash in the room or bathroom cans; please put food trash/recycle in outside can(s) or bring to the kitchen can(s).
•Consider the inside/outside temperatures if leaving door/window open; Heat & A/C are set to automatically adjust house temperature.
•No smoking in the house- but you may smoke respectfully outside (NO butts on the ground, please).
•No drugs at all.
•No additional visitors unless arrangements are made; host must meet all guests on reservation.
•Treat the space as you would a friend’s home you visit; I am your host, but not your ‘maid’.

I've stayed at Michelle's place before when in town for business and found that it continues to be one of the best places for budget/value-minded guests. She has added some amenities since my last stay that made the experience even more convenient and nice, such as secure keyless entry (no more fumbling around with "what did I do with my host's key?!) The room is just as quiet and spacious as I remembered it and the private bathroom with amenities is as good as any big hotel chain. Of course, it's always a delight to see her friendly cat there too, though after he says hello to me, he disappears back into her house and I don't see him again until the morning! Thanks Michelle, for a great room and great experience. I definitely recommend this place and will stay here again when business brings me back to the area.

Michelle's place was awesome! Exactly like the description on her page. The private entrance & bathroom were perfect for guests. The space heater was very adequate, neither of us were cold. We came to town to go to DC & we had no trouble getting there or coming back. We will definitely stay here again!

It's was a very cozy and comfortable spot. You have your own door access which I liked so that I had my privacy. A private bathroom as well which was very clean and new. Heaters in the room and bathroom that kept me comfortable since it's pretty cold out. A mini fridge to keep your beverages cold and fresh. The bed was actually more comfortable then the bed I own. Michelle was an excellent host who is flexible in accommodating your needs while you're staying with her. She also has a super rad cat. I'd rate a 4.5/5 stars. Not to mention she had the cheapest spot that I could find in McLean/falls church area. Thanks Michelle!

Michelle's place is always great. I usually exclusively use transit when staying here, but this trip required a drive south on the first day and transit the next two. The location remained perfect for both, and she's still, as always, a warm and friendly host offering a comfortable space.

Michelle definitely deserves for a superhost name:)she accepted our very last-minute request and when we arrived room was ready to stay. She also gave us many helpful tips (e.g about public transport). She was very kind and made us feel very welcomed. If you'll be in D.C. and want to stay in peaceful neighborhood, with big bathroom, perfect Wi-Fi and nice cat this is right place:)

The place is 100% as described and then some. The one thing to note is that there's just a sheet that separates the main area from the Airbnb area, so there's not 100% genuine privacy BUT if I had a sensitive phone call I could step in the the bathroom, laundry area... which was private. There's a cat that roams and its just not the ritz Carlton. BUT everything Michelle could do to make the stay awesome, she did. There's cool books everywhere, a care package with medicine, soaps lotions, she was very responsive, quiet and kind. It's a great value with a good Airbnb experience attached.

So glad you enjoyed your stay! Yes, the room is larger than it appears and is quite spacious. As Jordan notes, and as my listing clearly states, there is a Heavy Curtain over the doorway between the main house and this large back room; there is no door, but I treat this as a door, not entering into your space unless invited. However, the cat noted on my listing cannot be prevented from coming into your space.
