The furniture is exquisite, please treat this home as you would want your home to be treated. No smoking on the property due to fire hazards. There is a rental agreement which must be signed and returned prior to keys being exchanged. It states the following:

1. CHECK-IN TIME IS AFTER 4 P.M. PST AND CHECK OUT IS 11 A.M. PST (unless other arrangements are made). Please leave the property the way you found it.
2. This is a NON SMOKING house – inside and out due to fire exposure. There is a $500 fine for evidence of smoking on the property, and cancellation of your reservation.
3. The cabin owners assume no responsibility for illness or injury that may incur to pets or humans while on the premises. The unit does not allow pets on the property.
4. PAYMENT –Rental payment (including tax and cleaning fee) is usually taken through (website hidden), Airbnb or (SENSITIVE CONTENTS HIDDEN), but a check may be sent if preferred. The advance payment is not a damage deposit. Once your stay has commenced, if you decide to depart early, there is no refund.
5. SECURITY DEPOSIT- A security deposit of $1000.00. The deposit is NOT applied toward rent; however, it is fully released within 48 hours of departure, provided the following provisions are met.
a. No damage is done to cabin or its contents, beyond normal wear and tear. No evidence of smoking.
b. No charges are incurred due to pets – including stains on carpets or refuse left outside.
c. All debris, rubbish and discards are placed in refuse containers in Bear Box (or if you are in the house on Tuesday morning all garbage is placed inside or next to Bear Box by 8 am for pickup) and soiled dishes are placed in the dishwasher and cleaned. One load of towels is started and beds are stripped. If you have more garbage than fits in the cans in the bear box (located at the edge of driveway near the street) you are responsible to take the extra garbage or pay $25 per bag for removal.
d. No linens are lost or damaged. No dishes are lost or damaged.
e. The number of guests does not exceed the agreed upon limit.
f. Guests checking in after your stay are able to check in on time (observe check out time & no extra cleaning required).
g. All doors and windows are securely closed and locked whenever you leave the premises.
h. Hot tub is securely covered when not in use, every time you leave the house and when you check out.
6. CANCELLATIONS –Cancellations made within 30 days of the arrival date will be rebooked, up to one year, as available on the reservation calendar. No refunds inside 30 days.
7. MAXIMUM OCCUPANCY- The maximum number of guests per cabin is based upon your reservation.
THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY; 3 nights during peak and holiday weekends, and FIVE NIGHTS (5 NIGHTS) during summer months & Christmas and New Year's weeks.
9. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.
10. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
11. NO DAILY MAID SERVICE – Linens and bath towels are included in the cabin. We do provide some beach towels, but you may want to bring additional beach towels of your own.
12. RATE CHANGES – Rates subject to change without notice.
13. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. Minimum age of 25 enforced.
14. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

15. Parking – Parking is limited to FIVE (5) vehicles; two in garage, two in driveway, one off street above driveway. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner.
16. Hot Tubs – No children under the age of 12 permitted alone in hot tubs at any time. When using the hot tub, remember there is certain health risk associated with this facility. Use at your own risk. Hot tub covers are for insulation purposes and are not designed to support a person or persons. DO NOT STAND ON THE HOT TUB COVERS, they will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. DO NOT TURN HOT TUB OFF WHEN YOU LEAVE.
17. In the event you rent a boat during your summer stay, we do not provide life jackets so in the event anyone in your party requires one, it is your responsibility to procure them.
18. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. We do not refund due to road conditions including construction/repair – either on the way to or in front of the house. Driveways can be icy – extreme caution and appropriate footwear is the responsibility of the renter.
19. The home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for any damage to personal belongings or vehicles as a result of wildlife in the Tahoe National Forest and surrounding area. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. The Homeowners are not responsible for any inconvenience caused by road conditions or road work. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

My entire family enjoyed this home and location, it was perfect for all the ages. We organized a Tahoe family reunion - from age two through 82 and the house accommodated everyone's sleeping schedules, needed quiet time, and space to relax. The owner, Kimberly was very responsive and helpful with all our questions, which was very appreciative. I personally loved the location and accessibility to the Tahoe Vista beach and TreeTops Regional Park. Thank you, Collette

We had 16 people (age 2-73) from VA, MI, and CA for a July week. Kimberly was an attentive, responsive host available before and during our stay. We prepared almost every meal of the week in the very well-equipped modern kitchen. The open layout from kitchen to dining, living room, and deck provided a wonderful family space for games, chatting, star-gazing and celebration. Shuffleboard table, karioke machine, and deck chairs all got a workout. Bedrooms, linens, and towels were high quality, except the 6th "bedroom" is a game room with a sofa bed. Like almost all Tahoe houses the street rises uphill from the lake, but parking for 4 cars is easy. Many nearby choices for small and large beaches and water sports. We enjoyed Kings Beach and Sand Harbor the most. Parking lots fill by (PHONE NUMBER HIDDEN)am. The very nice Regional Park is a 10-15 minute walk in the neighborhood depending on which activity your doing. It was a wonderful family time for us.

Kimberly's location was perfect. Love the Tahoe Vista area and she is only a 5 min walk to the beach. The house is very spacious and has a great deck for sitting out and enjoying the amazing Tahoe scenery. The house was stocked with all the supplies you need for a summer vacation (cooking/grilling items, beach chairs, towels, and umbrellas). All of us had a great time.

Great location near some lovely snowshoeing trails! Clean rooms, nice big kitchen. Great house for families - one thing that we really appreciated about this home was the main floor for cooking and hanging out which was totally separate from the floors with bedrooms... our kids slept soundly while we played board games, cooked, and watched the incredible amounts of snow fall. Be aware that in winter the number of cars allowed is reduced because of plowing, just ask the owner to clarify. Lovely home overall with lots of beds, couches, and extra nooks for little ones who want to sleep on the floor.

My favorite local travel destinations are the Sacramento River Trail, Mt. Shasta (skiing and golf) and Shasta and Whiskytown Lakes. Mt. Lassen is beautiful as well. I'm a very relaxed host, and also flexible and easy to reach should you have a request. I usually stay in B & B's when I travel and I do this to offer others a more relaxed, peaceful, homey feel when they come to Redding. I work with 0-5 year olds and their families (early childhood interventions) for a living and I generally have a love of people. Relationships mean a lot to me both professional and personal. I'm here to be sure you have a great stay!

When I'm in Lake Tahoe I love to take advantage of the hiking in the 124 acre national park just 2 blocks from my home! Visiting the beach and snow skiing are always on my list, but the house is so comfy, sometimes I just choose to stay in and relax in front of the fire or sit in the hot tub while it's snowing! Having retreats in Tahoe is one of my goals for this home, which is why it is set up with so much to do for all types of groups and gatherings! Enjoy!
