• arrival time must be provided not after 72 hours before arrival • day delivery keys: we'll meet you next the apartment • night delivery keys: -A) independent self check-in for FREE; keys will be available with a code in Piazzale Roma (the bus terminal). Isn't our regular service, just an extra help for clever people to save money. For all after midnight arrivals, customer long delays (two hours or more beyond its scheduled time), even if the schedule is not provided on time, keys will be available only for the independent self check-in (no extra fee) -B) if not independent self check-in: a fee of € 45.00 is required for schedules after 7PM and one of € 75.00 for schedules after 11.00PM (compulsory). No check-in after midnight
• garbage: no bins and no compactors in Venice, just boats :) Council requires trash must put outside for the collection before 8:00am (details and recycling notes in the apartment) • If local regulations even for garbage are not observed, all IDs or passports are not provided at the check-in, check-in during more than 90 minutes, in event of our extra access to the apartment caused/requested by guest (example: common parts damaged, electricity cut off for too much absorbing, keys broken/lost, etc. • no access after 7.30pm), the same fee for arrivals after 7PM is required • 24/7 service not provided
• pollution emissions and waste reduction: beds will be prepared for the places number indicated in the rental, extra linen for spare bed places (example: 2 doubles for 2 people) can be provided by payment € 13.00/place; beds requirements must be received at least 3 days before arriving - According with the European and Italian laws to reduce pollution emissions, heating and air conditioning temperatures, on/off dates are defined. Usually: heating from October 15th until April 15th and the temperature can't be regulated over 20 Celsius degrees; air conditioning (if available) from June 6th to September 3rd and the temperature can't be regulated below 24 Celsius degrees

It is a fantastic place, where you feel yourself as part of Venice. Looking through the windows of the apartment on the Grand Channel was the best experience I had in Venice. The location is very convenient for living - close to supermarket and the fish market. Very close to Rialto bridge.

Close to Rialto, boat stop, restaurants and market and shops. Very convenient but quiet if you close the window. If open, you have a nice view of grand canal!! You can go to Lido for the beach for a change just from the boat stop(San Silvestro) in front of the apartment.

Superb renaisance featured apartment for 6 folk, it overlooks the Grand Canal at San Silvestro next to Rialto Bridge. Wonderful central location in delightful neighbourhood of quaint alleyways and squares. Everything you need or wish to see of Venice's features within easy walking distance or by bus boat. Commute to Marco Polo, Venice Airport is a simple short shuttle bus & boat ride or by direct water taxi for about the same price and takes only 20 minutes to the boat landing next to the apartment. Not to be missed!!

This apartment is worth staying at for the views, the size of the main rooms and the location. Conveniently close to a Vaporetto stop and easy walk to everywhere, the apartment has a lovely old world charm. There is one flight of stairs to the apartment - good for the legs. The AC was very good in the heat of July and amenities were as noted in the description. We had no problems checking in following Abaca's accurate and helpful instructions. Venice is an old city with its own idiosyncrasies such as low water pressure and old world electrical infrastructure. The fabulous views and ambience more than compensates for this. Thanks for a lovely stay Abaca.

First of all, the location is fantastic. Located right above the ground floor on the grand canal, the views from the two main large bedrooms is fantastic. The third bedroom is more cramped, almost feels like an add on. I think a lot has changed on AirBnB, as more and more places are run by agencies that lack any personal touch. I had asked for help getting reservations the first night we arrived, as we were a group of six and it was my birthday that day. I think I should have realized when there was no effort to help us out that the service would not be good. We arrived in Venice after delayed flights, and then we had to deal with missing luggage. I contacted the manager, as the owner lives in England, while at the airport, using the free wifi. She then had me contact her assistant, and I let her know we had been delayed and had to fill out missing baggage reports, etc., at the airport. I let them know, and I was very clear about this, that until I was able to get an Italian SIM card, I would not be able to receive or send any texts or emails or messages. We ended up at the cell phone store closest to the apartment, and when I finally got my phone up and working, there were messages from Abaca's assistant and the assistant's assistant, both asking why I was not there yet or responding to messages. When I finally met up with the assistant to whomever, she chastised me for not being in touch! This was also after a long international flight, dealing with delays on our original flight and connecting flight, and dealing with the airline losing our luggage! And after all the jet lag and frustration with lost luggage, I was basically in tears, frantically trying to find our meeting place before they left (which they threatened to do), and she still told me I should have texted when we were on the way, which I told her I could not have done. Her response, "I've gotten texts from US numbers before." Yes, if the people are in the US, they can use (SENSITIVE CONTENTS HIDDEN) and such, but I had already told them what was going on with communications. Then the fact that they received calls about our missing luggage and never thought to contact me! When we arrived in Venice, the only local number we had as a contact was the assistant's, so we had to use that for the lost luggage forms. Once we were able to, we updated the info with our new cell numbers, but for whatever reason, they kept calling the original number we gave. One would think, knowing a guest was late to check in because of missing luggage, that when receiving a call about delivering missing luggage, an apartment manager might contact that guest? Or even ask where they were trying to deliver the luggage to,...

We're renting apartments in Venice, the best ones, yes of course. We can assist customers at the check-in especially -preventing- problems, as we're 20 years skilled. However -if people don't reply to our messages, -don't read our documentation, -go there instead here as agreed (where we're waiting for them), -avoid to respect the arrival time they had provided, and then, and then and.. they don't need a person, they need a wizard :)

Our family of 5 (3 adults, 2 small children) spent 3 nights in this apartment and it was wonderful. The location was perfect — very easy walks to major sites, restaurants and the vaporetto (public ferry system). And the views looking out over the Grand Canal were absolutely stunning. We would often open up the windows, sip some wine and people watch, which made the experience fun. It's a very old home so just keep that in mind, but it's quiet, safe and a beautiful place.
