An old Nicaraguan beach house one block from the bay. The space is 1 large room opening onto a partially enclosed porch. It offers no frills and affordable yet somewhat rugged living. We're in the center of town with access to stores and restaurants.

The space

The space includes 2 rooms, one large, one medium sized, and a private bathroom. The larger room is the main sleeping area and has beds and fans. The front room is a closed in porch area with ocean views, a hammock and a table. The space has a private entrance for guests to use.

Guest access

Guests have access to their own bathroom, however, there is currently no kitchen access. The space also has a private entrance.

Interaction with guests

Pedro will greet guests upon arrival. He can help guests with any questions or needs they may have. He speaks primarily Spanish, however, I will be reachable via email for any questions guests may have who speak English or French.

Other things to note

The house is located in the center of the town, near to the beach, stores, bars, restaurants, markets, and clubs/discos. Because it is so central, it can be very noisy at night. In particular, on many nights very loud music from a nearby disco can be heard. Therefore if you are a traveler that values peace and quiet, this may not be the house for you.

Another important thing to note is that, like many of the homes in San Juan Del Sur, the shower is cold water only. But this is not a problem for many people as the warm climate makes the cold water feel very refreshing!

Lastly, the town of San Juan Del Sur experiences power blackouts from time to time. These occurrences are not much of a bother but something that travelers should be made aware of :)

PROS-The location is perfect. Walking distance to everything. Susan is proactive and reachable . Pedro lives on the property so he is also a good point of contact. Good price to stay there. Great wi-fi! Never an issue with that. CONS-Well its definitely an old nica house" seems as though it is not kept up, and there is a bit of a cat issue. I prepaid to stay 4 days 3 nights. We ended up leaving a day before because of a few issues. First, the cat issue increased, we came home to cat poop on one of the beds (luckily originally none of us chose to sleep on that bed). But, it was unpleasant and it left a terrible smell. We ofcourse let Pedro know and he did what he could to clean up the damage. They came in and cleaned and mopped the entire place. And he did speak to us in person and apologized. Which we all appreciated but the damage was already done. I did speak to the host about this and us leaving early. She was responsive and will be giving me a refund for the day we didn't end up staying. We all woke up itchy and felt itchy pretty much the entire time being there tho. The bathroom needs some work, paint chipping, ripped curtain..just overall lack of upkeep. Overall great location! But unless you plan to come home intoxicated from one too many drinks at the near by bar to help ignore alll the sanitary issues, I wouldn't stay here.

I've stayed in about 30 airbnbs ,this is the Worst. After checking in I reread the rewiews.There was only one mentioning how shabby the place was. It resembles a prison cell more than anything. Two bunk beds,one single bed and two queen sized bed,ALL IN ONE ROOM.! The photos posted are very deceiving both inside and outside.the house is on a busy corner if you're on the enclosed porch at night you are constantly squinting because of cars headlights just a few meters from your face. I didnt expect much for $17usd a night ,and this is coming from a one and two star traveler. Susan/Pedro's casa deserves 1/2 star* or lower. Also another case of The Phantom host...Pedro runs the place and the host and picture you see probably doesn't exist. Faulty wiring all over the place. Either bed bugs or fleas or fire ants...i woke up itchy both mornings. Airbnb needs to do some work on not listing places like this. I realize they are basically a booking (URL HIDDEN) this probably isn't going to happen.

I really like this house. Very close to the ocean. Very clean. Literally my only complaint is the club right next door is very loud, which only really annoys me on the weekends. I definitely recommend it!

Great location! Steps from the beach, as well as bars and restaurants... Good value stay. Please note that the description provided in this post is very accurate--Susan won't be greeting you and there is no kitchen access. One thing we didn't expect was that there was only one key available that guests can use for the outside gate. We didn't have the ability to actually lock our belongings in the room or in a safe. Also, Pedro stays in the house (the room next door) and has a sense of humor that may be off putting for some. He is a friendly dude and shared amazing homemade soup with us! But some of his jokes could definitely make some people, including women, feel uncomfortable.

Well located appartement. Not luxury but if you will not spend much time at the appartement it works. Pedro was really Nice and helpful. We had a good time in San Juan del Sur.

I am a retired teacher and an artist who has spent many years running a computer literacy project in the countryside of San Juan del Sur county, Nicaragua. We bought the house as a base for the project. The project is over now so we have decided to share our space with international travelers. We are a half block from the beach and you can see the ocean bay from the front porch. The space is rustic and you can hear music from the beachfront discos on the weekends but it is the perfect landing spot for folks on the go with limited finances. I have spent many hours working on my art in front of my fan with a cat or two lounging on the bed.
