This property is a licensed waterfront Boutique Resort located on the barrier island of Pass-A-Grille Beach on the Gulf Coast of Florida. This quaint and historic little village has been a favored destination of visitors from every walk of life and from every corner of the globe for almost 200 years.

Pass-A-Grille enjoys a National Historic Designation and “Pass-A-Grille Boutique Resort” is located in the center of this oasis of history and beauty. The Estate spans the length of a city block and directly fronts the deep and protected waters of “Little McPherson Bayou,” with immediate boating access to the Gulf of Mexico.

The “Pass-A-Grille Boutique Resort” is graced by its premier waterfront, free form pool and richly landscaped grounds and overlooks its own private marina. This pristine 220-foot wharf can accommodate vessels up to 140 feet and nine more slips can easily moor vessels from 40 to 70 feet. This incomparable moorage comprises the largest private deep water dockage and covered boat house in the Southeast. Additional marine equipment includes an electronic 15,000 lb. boat lift. This enviable marina has six individually illuminated marine power stations with electricity, water and cable. Beautifully landscaped and illuminated planters and trees grace this expansive and incomparable moorage.

The Estate legally sets on one parcel of land and consists of three beautifully pointed waterfront homes offering 7,000 square feet of living space. Each home expresses its own individual character, evident with spacious living rooms, gracious dining rooms, The entire property has 3 full service kitchens, and total of nine (9) unique & plentiful bedrooms and (9) full baths. The interiors are furnished in Caribbean style with a rich combination of vaulted and recessed ceilings trimmed with crown moldings. Elegant hardwood floors, tile and vintage terrazzo with beautiful area rugs grace the pathways through the rooms of this true period example of Florida architecture. The homes are tropical, yet elegant and are richly enhanced by the ambiance of this little historic village on the Gulf of Mexico. Guest access

Guests have access to the private workout room with stationary bike, elliptical Stepper machine, pool with hot tub and largest residential boat dock in the continental U.S.A. for fishing and sunbathing.

All pools and the dock area is shared between all houses on the Estate property.

Regarding Early Check in and Late Check out:

If you wish to guarantee early check-in or late check-out, you would need to reserve the night prior for early check-in or night of departure for late check-out at the time of your original booking. As we are a private residence booking company with a constant influx of guests arriving and departing it is necessary to adhere to check in times of 4 pm and check out times of 11 am in order to prepare the residence for the next guests arriving. When possible we will try to accommodate your request, however there is no guarantee.

Due to recent events with clients and renters lying about how many people are in their group/party, the occupancy number listed will be strictly enforced and is the maximum number of permitted guests allowed in this property at one time. If you go over this number you will forfeit your deposit and be escorted off the property. If your size in number grows before you check in please contact Brandon as he has over 100 vacation rentals and will more than likely be able to move you to another larger property. Thank you.

The house is great. Be sure to look up the history - fascinating. Plenty of space and the bedrooms are nicely spaced out. (Hint: the fifth bedroom is hiding beyond the laundry room.) The kitchen is fantastic! View of the Intracoastal from the dining room is a plus. A nice place to get away and relax. Finally, Brandon was very responsive - answered our texts right away.

Where do you start... a great place to relax and just watch the boats go by... literally. We were there for a family gathering and we did not leave only to go to the store our walk to the beach. My only comment is we thought we were going to have the whole property to ourselves but you share. Would love to go back again soon

This place was a definite upgrade from what we booked and the location, dock, pool etc were all great. The place felt a little like an 80's time capsule, but to be fair most places in Pass-a-grille are and that's part of the charm. Thanks Brandon! We had a great time! We will be a repeat client! Jay

We had originally booked a 1-bedroom condo located very close to shops and restaurants in the center of Pass-a-Grille, and that had a gulf view. Upon check-in, it turned out that Brandon had double-booked that property, and another couple had checked in the day before. It was a real disappointment, since the property looked perfect for us, especially in terms of location. As a result of the double-booking, we were moved to this 5-bedroom home on the inlet. As a credit to the owners of this property, it is well-maintained and very nice, particularly for a large group, wedding or corporate event. It offered way more than we needed in terms of space, but unfortunately much less privacy since laundry facilities and the pool are shared with neighboring guests. Upon realizing the original property was double-booked, Brandon was unreachable by phone. He would only communicate via text, and did not finally call until the next day. Questions I had submitted prior to check-in had gone unanswered. Although the properties Brandon manages are beautiful, he doesn't seem to offer the organizational and customer service qualities that are essential to a good property manager. While the properties themselves can be recommended, unfortunately, Brandon cannot be as a property manager.

So very unforunate airbnb lets people leave dishonest reviews for the general airbnb community to read. On the day of check in I was at the hospital, my family member had a heart attack, when Christina called me I let her know I was in the hospital and I responded to every message she sent me. So what she wrote in her review is not true. I gave her several options to choose from to switch her reservation too. Instead of choosing a one bedroom property that was very similiar to the one she originally booked she chose my 5 bedroom house. The house is 10 times more expensive with plenty more amenities then her original property. I let her switch with no questions asked and I ate the difference in price. I let her view the properties before she decided and then I sent her all the check in info. Over the next two days I had two of my employees go over to the property and ask if there is anything she needed. We also gave her a gift certificate to a local restaurant and grocery store. She left all that out in her review too.She then demanded a refund of one night before she left a review. I obliged and gave her one night back and she still left a review that left out how we went over and beyond for her during her stay. She also questioned me if I had hidden cameras in the house?! I told her Absolutely not. I did my best to make her happy. She left a very false and misleading review. I respond to all my guests, I have over 600 positive reviews on airbnb, we pampered her by going over to the house, we called her, we gave her complimentary gift certifcates. There was nothing we could do to make her happy. She is not welcome at any of our properties in the future.
