The space

This listing is for the Boat House at the “Pass-A-Grille Boutique Resort”. A fully furnished two bedroom house with 1 Queen Bed, 2 Twin Beds, a pull out Queen Sofa Bed and a twin air mattress placed in the master bedroom.

This quaint and historic little fishing village of Pass-A-Grille has been a favored destination of visitors from every walk of life and from every corner of the globe for almost 200 years.

Pass-A-Grille enjoys a National Historic Designation and “The Pass-A-Grille Boutique Resort” is located in the center of this oasis of history and beauty. The Resort spans the length of a city block and directly fronts the deep and protected waters of “Little McPherson Bayou,” with immediate boating access to the Gulf of Mexico.

The Estate is directly across the street from the sugar white sands of Pass-A-Grille Beach and the emerald green waters of the Gulf of Mexico. It is a short and pleasant walk to the world renowned Don CeSar Hotel and Beach Resort and other local resorts, restaurants and bars.

The “Pass-A-Grille Boutique Resort” is graced by its premier waterfront, freeform pool and richly landscaped grounds and overlooks its own private marina. This pristine 220-foot wharf can accommodate vessels up to 140 feet and nine more slips can easily moor vessels from 40 to 70 feet. This incomparable moorage comprises the largest private deep water dockage and covered boat house in the Southeast. Additional marine equipment includes an electronic 15,000 lb. boat lift. This enviable marina has six individually illuminated marine power stations with electricity, water and cable. Beautifully landscaped and illuminated planters and trees grace this expansive and incomparable moorage.

The Pass-A-Grille Boutique Resort legally sets on one parcel of land and consists of three beautifully appointed waterfront homes offering 7,000 square feet of living space. Each home at the resort expresses its own individual character, evident with spacious living rooms, gracious dining rooms, full service kitchens, and in total, nine (9) plentiful bedrooms and (9) full baths. The interiors are furnished in Caribbean style with a rich combination of vaulted and recessed ceilings trimmed with crown moldings. Elegant hardwood floors, tile and vintage terrazzo with beautiful area rugs grace the pathways through the rooms of this true period example of Florida architecture. The homes are tropical, yet elegant and are richly enhanced by the ambiance of this little historic village on the Gulf of Mexico. Regarding Early Check in and Late Check out:

If you wish to guarantee early check-in or late check-out, you would need to reserve the night prior for early check-in or night of departure for late check-out at the time of your original booking. As we are a private residence booking company with a constant influx of guests arriving and departing it is necessary to adhere to check in times of 4 pm and check out times of 11 am in order to prepare the residence for the next guests arriving. When possible we will try to accommodate your request, however there is no guarantee.

The location is great because it's only a couple miles from all the shops and restaurants. The beach is only a couple blocks away and there weren't a lot of people at that part of the beach. The house was great but the appliances were a little old. When I checked in, I found a few dead roaches and insects around the house. The view from the back of the house was picturesque, and there are a lot of fishes that swim in at night. Overall, I'd recommend this place to a small family that doesn't mind a few bugs and won't be cooking too often.

This place is perfect for up to four people who want to always eat out. The deck is beautiful and has a grill and lots of space, however, for our family of six - it was a challenge to try and cook a meal. There were only a single serving frying pan and pots. Unfortunately, I didn't realize this until after I bought groceries to feed six breakfast. There isn't even a coffee maker. For someone just looking to spend quality time outdoors and eat out - it would be perfect. You couldn't ask for a better outdoor space

We really enjoyed the 1950s charm of this place. The beach nearby is very chill (and close!). The compound has 3 buildings on it and both our neighbors were very nice. It was fun to sit out back for breakfast and in the evening to relax and have conversations. The place has a pretty interesting history, too. My Mom really notices how clean places are and she was impressed. We got to peer into the other buildings when the maintenance people were there, it would be so amazing to get the whole family together and rent all 3 places.

We had high expectations given the well written property description, but it was not a great spot for our young family. The location is really nice especially if you have/need boat access, but the inside leaves a lot to be desired. Note: The shared outdoor space means that guests staying at the other two units on the property are also in the small pool and grilling right outside your kitchen door which is a little awkward when those kitchen blinds are broken and don't close (the entire kitchen is floor-to-ceiling glass). It can also be a bigger problem (as in our case) if the guests next door decide to have a keg party and go swimming in the pool 6 feet from your bedroom window at 3:30am (not everyone will bother to read the sign that says pool hours end at 10pm). The kitchen's 30 year old appliances and limited cookware left few options for cooking in the kitchen. The dated decor including the polyester comforters and stained sheets didn't make it feel clean and then the cockroaches scurrying around the kitchen just made it feel worse. Also note in the description that there is no ability to launder clothes. This is not ideal during a week long family vacation with 3 little kids. The late night swimming incident that woke our entire family up was our last straw (it was a Friday night and we weren't going to risk a Saturday night with the same neighbors) so we departed a day early. We asked Brandon to help us given all the circumstances including the fact that he lied to us about road construction being completed which was a concern of ours before we booked it (the road was still under heavy construction and he said it was finished). He offered one night at another location but we didn't want to move our family twice in 2 days (we were staying at the Don Cesar hotel the next week so we checked in there a day early). After that he stopped responding to my next three messages to him. All in all - this is a decent crash pad on the bay with really nice views and great if you need boat access. But it is not ideal for a small family.

The house and area was very nice. Brandon sent multiple videos of how to use the amenities, get into the property, and where the trash was located. This was nice, but personally it would of been better to have someone walk through the property with you incase something wasn't working. The shared amenities were well kept and offered a nice relaxing spot when not traveling around. Unfortunately, the grill was not working properly. We followed the youtube video Brandon provided and spoke to the other tenants. The grill would light but would not go over low heat. Also, if you stay at this property, you may have fellow tenants who are not typical (e.g. filming or having some other event). While there, the other two houses were rented by a filming crew for one day. The crew was incredibly nice, but it felt very awkward. Brandon insured us that we had the ability to still use the amenities during this time, but the crew was filming outside in some of the areas which seemed awkward for us to be around. Also during our stay there was also a lot of construction and noise. This has nothing to do with the property, but it was right outside. Brandon did call to get updated on it for us. With that said, Brandon usually did respond back to any issues we brought up with him. He was professional in his responses. Just outside and a quick 2 second walk across the street is a beautiful beach. During our stay in April/May, this portion of beach had almost no one on it. It was a great change up from the busy beaches just north and south of there. As mentioned, the patio area is beautiful and it was very relaxing to go outside, watch TV, and relax next to the water. At night, the complex uses lights under water. This attracts tons of fish. I would highly recommend you bring a pole if you enjoy fishing. Overall, we did enjoy our stay. I would recommend this place if you are looking for a spot located away from the typical areas of St. Pete/Clearwater. If you have a boat this seems like a even better place.

Hello and thanks for booking. Before you check in, I wanted to send you this message so both you, your guest and all of us are on the same page. In the past month, there have been numerous problems with renters not abiding by the contract rules and policies. All the concerns are common sense but for some reason the issues have mounted up in the last several weeks and I wanted to give you a need to know message so we can avoid any problems during your stay:

First off, communication is key, you can contact me via phone call, text, email, and airbnb messaging. There are easily 4 ways to reach me at anytime. Also on the contract there is emergency and office numbers, so there is never a reason why you cannot be in contact.

Check in time is 4pm
Check out time is 10am

These times need to be adhered by unless we have given you written consent to check in or out at a different time. The reason for this is because we are not a hotel, we are vacation rentals homes. Our housekeepers and cleaning companies have to keep a tight schedule to be able to clean all the homes to have them ready by 4pm for the next airbnb renter. It normally takes 5-6 hours to clean a property and that is why check outs are 10am and check ins are 4pm. If no one is checking out the day you are checking in and no one is checking in the day you are checking out, we can of course try and accommodate your requests, but we will not know until less than 24 hours before that time do to bookings coming in last minute.

If you are going to request a late check out you must do so no later than 5pm the night before checkout. We cannot reschedule anyone late in the evening for the following day. Please note that we do our best to accommodate your request but cannot guarantee an early check-in or late checkout due to cleaning and inspection scheduling.

Trash Disposal :
Your rental payment covers a normal cleaning, and not so you can leave it a giant mess. If you have excess trash it is your responsibility to remove it from all bedrooms, bathrooms, kitchen, etc. and dispose of it yourself. If you leave the house filthy with garbage overflowing you will be charged an additional fee. racoons and seagulls they are not a myth, they are alive and well in florida, for your safety and the animals safety please throw away garbage properly in the and replace lids on garbage bins. Thanks

Exterior/Outside Yard :
Please make sure all garbage is picked up on the outside of the property. We have been finding cigarette butts left all over, beer caps, cans, and bottles, etc. There will be an additional charge for garbage and trash left out around the property. If cigarettes, cigarette butts are found you are in danger of losing your security damage deposit as all the vacation rentals are non smoking. We have also been finding left over drug residue and paraphernalia. This will cause an immediate forfeiture of your deposit.

HOT TUBS/POOLS :
There has been a growing trend to leave the hot tubs and pools left dirty, murky, and with a bad smell to the point where no one consciously would want to step a foot in them. Please make sure there is nothing poured into them, we are finding beer cans floating in them. Please wash your bodies off, free of sand and lotions before entering the water. Please make sure to put hot tub covers back on when done. There is a $150 dollar fee for having to drain a hot tub, refill, and add chemicals last minute to have it ready for the next renter.

Noise :
This has been a growing concern. Basic common sense. No loud outdoor noise of any kind or loud noise coming from inside the house that will disturb neighbors. We are getting phone calls from neighbors and authorities about noise late at night and early in the morning. First offense is a warning and second offense is termination of the rental and you will have to leave. If we or the authorities are called to the property there is a $150 charge. Noise ordinance is 10pm to 7am in all of Tahoe and Florida home.

Damage to the property :
Accidents happen. We know that. If anything happens during your stay please contact immediately. We take before and after pictures before every renter check in and after check out. We also take video with a go pro camera. We have been hit hard lately with stained carpets and linens, along with torn sheets, scuffed up hard surface floors and walls. (We recommend to have your shoes off in the house to prevent staining to the carpet.) All of our houses are "No shoes in the house" There has been a lot of red wine spills on the carpet so please be careful with liquids that can stain. There is a minimum $150 charge to call a carpet cleaner to come out and clean stains.

MAXIMUM OCCUPANCY
Every vacation rental in Lake Tahoe is permitted and given a maximum occupancy number. This is a county rule that we must follow and inforce. These properties are not "party houses" or "crash houses ". There are properties that sleep from 1 adult up to 18 adults currently in the inventory. When you first contact me and tell me how many people are in your group that is the number of people that I am expecting. If your number grows or decreases I need to be notified. More times than not, if you go over your original group size in number I can find you another property that will fit your group. Each property you see on my listings will have the max number of how many people can be in the house at one time. If you are planning on renting a couple or more properties in Lake Tahoe, or are meeting up with friends and are planning on inviting people over to your vacation rental you must contact me to see if the property is allowed to have that many people on its grounds. Going over the amount of people allowed in the property can make you lose partial or your full deposit. The max occupancy is for the entire time you are staying in the house, at any time you may NOT have over that amount.

Parking:
The same as occupancy, you may not at any time during your stay have over the amount of cars permitted. This is again a county rule and we inforce this. There is no street parking at any time. (Loading and unloading are ok)

FIRE/FIREWORKS
At this time and forseeable future, no outdoor fires, firepits, gas or electric are allowed. No fireworks of any kind also. This region has been in a drought for some time now and officials and authorities have banned them. Your deposit is in jeopardy, you will be fined and possibly ticketed or arrested for the offense. Fireworks, open fires, fire pits even in metal containers, are illegal in all of Tahoe all year round.

By following these simple and basic procedures you allow us to keep our rental rates, cleaning fees, security/damage deposits as low as possible while also guaranteeing an enjoyable time for you during your present stay and for all future guests.
