We always ask our guests when they first arrive if they would like breakfast in the morning. Richard and his wife said they did not want breakfast the next day and never indicated later that they did. We had recurring plumbing issues which we dealt with promptly each time, but our guests were always provided a clean, private bathroom to use in our house except for one night when it was a shared bathroom. Some ants appeared in their bathroom the morning they left. I put out bait immediately and they were dead or gone by the next day. I don't consider that an 'infestation.' Whether the TV is watched in the loft area or in the room, it is never a problem if it is kept low. We ask that it be off in the shared loft area after 10 pm, but as long as it is low in the bedroom so as not to be heard by others, it can be on after 10 pm. We were not at home when Richard had a confrontation with a neighbor, but another neighbor told us he could hear Richard yelling profanity at this neighbor from inside his house while the neighbor was talking to Richard in a calm voice. That is not appropriate behavior for an AirBnB guest no matter what the confrontation was about. The reason Richard couldn't park his truck (SUV) in front of our house was because he brought a trailer with him and it was parked in that spot. He never told us he was bringing a trailer. When we learned that it was illegal to park an unhitched trailer on a residential street, we asked him to move it to storage. If he had done that, he would have had space for his vehicle. The “sheet of rules” his says was not provided was inside the cover of a binder on the dresser in his room. The cover says "Things to see and do in Modesto." I would have expected him to open the binder at some time. I will make a note on the front of the binder in the future that says 'Please review the House Rules on the inside cover of this binder.' As far as 'overpriced' accommodations,' having a private bedroom and bathroom in a nice neighborhood for $36 a night sounds pretty good to me.
