Light, airy studio flat, surrounded by fields but only a few minutes from A4. Ideal for single business man/woman who is on business locally. We supply tea/coffee, milk, cereal, bread, butter, homemade jams. There is a kettle, toaster, fridge, microwave and hob. Close to Aldermaston, Thatcham, Newbury, Greenham Common, Theale, Reading and Basingstoke, with a good restaurant walking distance plus more 5 minutes drive away. Waitrose and Sainsbury’s Express 5 minutes drive away.

The space
We are 12 miles from Reading and Basingstoke, 5 miles from Newbury, Theale and Aldermaston, and 2 from Thatcham. 12 minutes from Junction 12 of the M4, and 5 minutes drive from local train station. we are an 'oasis' surrounded by farmland with glorious views and walks. The barn annexe is completely self contained with en suite double bed, kitchen area with microwave, fridge, kettle and toaster. We supply tea/coffee, bread, milk, butter, jams and cereal.
We are close to the the Kennet and Avon canal, where there are fabulous walks and cycling. Local pub, Berkshire Arms, a few minutes walk, or The Rowbarge in Woolhampton 5 minutes drive away, plus good restaurants in Thatcham 5 minutes drive as is Sainsbury's express and Waitrose. There is plenty of parking on site, and a small table and chairs in the garden outside the studio flat.

Guest access
Off road, secure parking. There is a bus stop and the end of the track and wifi is available.

Other things to note
We run a bed and breakfast in the cottage and main part of the barn, but the studio flat is quite separate from it and has its own entrance. We have had several business people who have rented the studio flat, from 6-18 months, and they have all found it ideal for their purpose. Bookings are for a minimum of 4 weeks.

We feel tremendously lucky having wonderful panoramic views across the meadow to the Kennet and Avon canal. We are 7 minutes walk from the canal, where you can walk to a lovely local pub. You can cycle/or walk from us to Reading or Bath along the canal, mostly off road. (Bring your bike)
You can fish in the canal, go canoeing as well as hire a boat for the day, from Aldermaston. We also have beautiful lakes just south of the canal. There are several pubs within walking distance, as well as a greater choice a short drive away.
Just to the north of us you can join the Ridgeway, for fabulous walks, to the south Wayfarers Way, with fantastic views near Inkpen.
There are open air theatrical productions at the local pub, The Rowbarge on the canal in the summer, and of course the Watermill theatre just outside Newbury.
Newbury race course is 5 miles away. The Vyne and Basildon Park ( both National Trust) are 8 miles away.
