• arrival time must be provided not after 72 hours before arrival • day delivery keys: we'll meet you next the apartment • night delivery keys: -A) independent self check-in for FREE; keys will be available with a code in Piazzale Roma (the bus terminal). Isn't our regular service, just an extra help for clever people to save money. For all after midnight arrivals, customer long delays (two hours or more beyond its scheduled time), even if the schedule is not provided on time, keys will be available only for the independent self check-in (no extra fee) -B) if not independent self check-in: a fee of € 45.00 is required for schedules after 7PM and one of € 75.00 for schedules after 11.00PM (compulsory). No check-in after midnight
• garbage: no bins and no compactors in Venice, just boats :) Council requires trash must put outside for the collection before 8:00am (details and recycling notes in the apartment) • If local regulations even for garbage are not observed, all IDs or passports are not provided at the check-in, check-in during more than 90 minutes, in event of our extra access to the apartment caused/requested by guest (example: common parts damaged, electricity cut off for too much absorbing, keys broken/lost, etc. • no access after 7.30pm), the same fee for arrivals after 7PM is required • 24/7 service not provided
• pollution emissions and waste reduction: beds will be prepared for the places number indicated in the rental, extra linen for spare bed places (example: 2 doubles for 2 people) can be provided by payment € 13.00/place; beds requirements must be received at least 3 days before arriving - According with the European and Italian laws to reduce pollution emissions, heating and air conditioning temperatures, on/off dates are defined. Usually: heating from October 15th until April 15th and the temperature can't be regulated over 20 Celsius degrees; air conditioning (if available) from June 6th to September 3rd and the temperature can't be regulated below 24 Celsius degrees

Memorable views on the Canal Grande, charming decor and very comfortable beds. The location is extremely convenient, 5 minutes on foot from Accademia's ferry and next door to the Guggenheim. Being on ground floor level, it is predictably humid. Although there is no airconditioning the apartment is well ventilated due to strategically located windows so it remains quite liveable even in hot weather. Check in arrangements are efficient and handled by helpful persons.

The apartment was an amazing experience. We would recommend the apartment to anyone staying in Venice. It was very cool to watch the boats go up and down the canal from your bed in the am. The down side was the lack of communication from the hostess and the check in lock box being a little sketchy.

A great apartment in a great location right next to the Peggy Guggenheim Museum with superb views of the Grand Canal. A short walk to the Accademia and the Zattere. Felt like venetians as we disappeared from the crowds down a side alley to go to the atmospheric door to the apartments.

Everything about our stay in Venice was perfect - from the meet and greet off the boat, to the welcome to the apartment. The apartment surpassed expectations - amazing views of the Grand Canal, excellently located for everything we needed to see and do. Comfortable for the two of us, warm and cozy. Beautifully furnished and elegant throughout. It made our stay in Venice even more special. Thank you.

If you want to experience really living on the Grand Canal, this is the place. Amazing, old-world experience, all the amenities of home. We stayed four nights and could not get over being a few feet away from gondoliers signing, the boat traffic, and yet in a homey, spot, comfortable despite high heat (two portable fans provided). We have been t Venice previously, stayed at a nice hotel, but enjoyed this more - there are no hotel amenities or services, but you get to live as a Venetian! Abaca has a greeter meet you at the Accademia bridge, which is nearby, and take you to the apartment, with great information on where to find things, groceries, restaurant advice, etc. We would DEFINITELY stay here again.

Beautiful apartment in the heart of Venice, next door to the Guggenheim with beautiful canal views. We woke to Opera singers outside our window on gondoliers - such a treat. Very comfortable bed and quiet, which is a bonus. Great little bars and restaurants nearby and we walked everywhere. We loved staying here and thanks to Andrea for meeting us and giving us local advice.

Lucy and I really enjoyed our stay. The location is amazing and views of the Grand Canal exactly as advertised! We particularly enjoyed being so close to the Guggenheim and Accademia. The apartment is well equipped and we lacked for nothing. Thank you for a memorable stay in Venice! Andrea efficiently organised the pick up of the keys and showed us around the apartment.
