Join us on our lovely quiet country road and enter from your own private porch. This historic old home is a continued labor of love with a newly remodeled luxurious bathroom and kitchenette and your own large studio bedroom.

If you love country farm homes-post and beams and old wood floors yet a new bathroom and kitchenette, surrounded by land and a long country road to walk on, you will love it here. If you have never seen Indian shutters, you will because they're in your room! Enjoy your stay!

Guest access

If snow on the ground, you can take out the snow shoes, if warm enough, we have some kayaks you can take to the lake a mile up the road. You can grill if you like.. take walks... enjoy the peace and quiet. When the weather is warm and dry, picnic, walk the grounds, lounge in the hammock, take a hike, bike, or a swim.

Interaction with guests

I am one to let you be private in your own space but I am very kind and caring. I am a busy woman, who loves to make sure you are happy while you are here... day to day circumstances may dictate my interaction... but I certainly will give you the privacy you wish for first and foremost! I am happy to give you any information I can or that you are seeking out or a resource to find it if I don't know....

Other things to note

The space being offered is rented as two spaces with shared kitchenette, entry, and bathroom *If there is another guest. Otherwise, the kitchenette and bathroom is all yours. We are within ten minutes of I89. Culture does exist here! Hanover Lebanon (upper valley area is within 30 minutes. As well, we are in the heart of the Lake and Mount Sunapee Region which is known for boating, skiing, relaxing... unwinding.
There is no maid service; and there are towels and sheets but if you are here for long enough to need your sheets and towels laundered, I can direct you to a laundry mat, or can have the service provided for an extra fee as well as maid services if you wish during your stay. This must be planned in advance please in order to accommodate you.

Please be extra neat if you know someone is renting the other studio room and you are sharing the bathroom and the kitchenette. The bathroom opens from each studio bedroom for privacy so knock before you enter. Two door, one from each bedroom.

Kitchen: There are the basics in the kitchen so feel free to use...that's what it's there for!
Please clean up after yourselves.
Garbage: There is a contained garbage can. Please tie the garbage bag tightly and place in garbage bin and tightly close the lid.
When you arrive, you will see the rooms have lovely fireplaces. Please follow the safety and house rules for this added comfort and atmosphere.

This is a non-smoking home.
You will find the wireless pass code on the refrigerator.
Please put your linens/towels in laundry basket in the closet by the outside door prior to your departure. No need to remake bed (s).
If you would remove your shoes upon entry into the mudroom it will be appreciated if it's snowy muddy or wet.
There is a garbage can in closet in mudroom for recyclables.
Other than sheets, towels, please leave space in same order as you arrived.
We have gas grill. Let me know in advance please if you plan on grilling :)

If you are sharing the space, otherwise, please note-the last one in locks the door behind you and the bedrooms have locks once you are inside as well. If you're not sharing the space; it's all yours...same routine. Lock when you come in at night.

RULES
Other than putting linens/towels in the laundry basket by the door please make sure that your space is left in order and the fireplace is all the way down.
HEAT:During cold weather, when you are going to be gone for more than an hour or two; please shut off any supplemental heat and guests MUST turn down the fireplace all the way down. Please turn the fireplace all the way down when you go to bed. This is for safety reasons.
For longer term renters, please use the fireplace sparingly. It is not cost efficient or an efficient form of use for heat. ... just a nice added feature :) That is the only way that we can keep our costs so reasonable. With continued cooperation from guests, we are able to keep our costs as low as they are and pretty much the lowest in the area. We are pretty easy going around here and want you comfortable. Please ask if you have any questions or concerns.
PETS:
If you're booking has been accepted with a pet request, please make sure that your pet is as you promised and just keep things clean. If there's an accident and you need supplies...let me know..... we don't freak out around here; we just want things nice for the next one coming in and for you to keep your promise :)

GARBAGE AND RECYCLING
We DO recycle. Trash will be left behind if the trash pick up guys see it is mixed and then it becomes such a hassle!!!! UGH, lol... so, please, if you are a short-term rental, put your recycling in the separate smaller garbage can. If you are longer term, it is VITAL that you sort the glass, tin, and cardboard and plastic. Any containers need to be rinsed out. The garbage pick up is 9 a.m. on Saturdays. You can put your garbage at the end of the driveway into the brown container during the week. If you do it Saturday morning, please leave it in front.

Tanya is such a fantastic host! Upon our arrival we exchanged hugs and she quickly showed us the place. While we were getting settled we heard a knock on the door and there was a little bag of groceries with muffins and some breakfast essentials. This is the type of hospitality that goes above and beyond! The place itself was clean, quaint and so quiet--perfect for a weekend away from the city with my fiancé. All of the amenities were lovely, too. Thank you, Tanya!! We will be back :)

I enjoyed my stay here very much! Tanya was very warm and welcoming, and she made sure I had everything I needed. The room was nice and clean, and quite charming. The bathroom is really nice - especially the fantastic shower! I highly recommend!

Our room was comfortable and we enjoyed the fireplace. Very rustic. We were her only guest, but other guest would share an entrance, small kitchen and bath. You can lock your bedroom. Eggs, coffee, and OJ were provided for breakfast. Very remote farmstead.

Tanya's place is lovely - it is a real charming farmhouse with all the modern conveniences. Nicely furnished and super comfortable beds! Between the beds and the sweet air, I had the best sleep in years. Really nice bathroom - Fancy shower and double sink do not match the "simple country theme" but obviously, this was a plus. Convenient kitchen stocked up with all the basics you need including coffee and tea. Great location. There is a little lake and a cute beach just three minutes away and it is only about 25 min drive to the main Sunapee beaches, mountain and park. Easy to find. Great instructions on how to find the place and overall, great communication from the host. My kids had a kitty visiting them too (as requested) and it was one of the highlights as was walking through the "secrete garden" - the grounds with the blooming flowers and butterflies. We will be back!

This was my first time using AIR b&b. I was in unfamiliar territory and expected their to be a host. Although she wasn't there she assured me that no one else was staying there. When I drove up to the house it was old with not much curb appeal and there were people saying in the back. A man was cooking or doing something. I heard some voices and decided staying in a house all alone in and unfamiliar location with a man or men staying in back was not street smart. My gut reaction told me this could be unsafe. I was there for about 10 minutes. Also I did pull down the bed but saw small crumb like pieces in the sheets. That was the final deal breaker. I locked the house and left. Bad decision on my part to attempt this, it was a horrible experience.

Great place if you are looking for a quiet, secluded location that is still close to just about everything in the Upper Valley/Sunapee area. Tanya is a great host - kind and considerate and makes you feel very welcome.
