The space

The LESSEE shall pay for the use and occupancy of the apartment unit a total of ONE HUNDRED FIVE THOUSAND PESOS (PHP105.000), Philippine Currency, representing a rental fee of NINETY THOUSAND FIVE HUNDRED PESOS (PHP 85.000), Philippine Currency (the "Rental Fee"), a Utility and Security deposit of THIRTY FIVE THOUSAND PESOS (PHP 20.000), Philippine Currency (the "Utilities), and a ONE (1) time Non-Refundable general cleaning fee of TWO THOUSAND FIVE HUNDRED PESOS (PHP2,500.00), Philippine Currency. All booking and payments, including the Utilities and Security Deposit, shall be properly coursed through AIRBnB. An offer of Reimbursement for the excess payment will be done by AirBnB.

2. Toiletries
- Shampoo, Soap & Toilet paper are limited and will be available for 1 day stay only. They are available at 7-11 across the street.

IMPORTANT: The FIRE EXTINGUISHER can be found at the main door of the unit..

1. Smoking & Pets:
Smoking is NOT PERMITTED in the unit and the tenant shall NOT KEEP ANY PET without prior written permission of the Landlord.

2. Liabilities:
Guest agrees to indemnify and hold the owner harmless from any liability for personal injury or property damage sustained by guest or parties. Landlord is not responsible for any lost or stolen items.

3. Unit Access:
A key will be given to the guest. Please take good care of it. Loss key and will be charged minimum Php 10,000 for replacement of the door lock system.
Access Card: there will be a set of Access card, if lost there will be a Php 1,000 replacement fee.

Only the registered guest on list are authorized to enter the unit. Identification cards must be presented to the guard at the lobby before entering the unit.

4. Energy & Furniture:
Furniture and appliances should be used in gentle and reasonable manner. Lights, TV, and aircondition units must be turned OFF when not in use, or when you are going out of the apartment.

5. Covenants:
The Tenant shall keep the Unit in proper conditions and shall maintain it timely as reasonable required. The Tenant shall use the said Unit only for residential Purpose and shall not use it for any illegal, immoral or unethical activity prohibited by law or any order. Keep the apartment clean. Wash all pots, pans, cutlery and utensils after use.

6. Noise and Sounds:
Loud music and noise must be maintained in a tolerable level that are not disturbing to the next door neighbors.

7. Garbage:
Keep the apartment clean. Wash all pots, pans, cutlery and utensils after use. Throw the garbage in the trash chute daily according to building schedule. The unit is provided with trash liners, and you will just need to tie it properly, and throw it in the chute.

8. Inspection:
The Tenant shall allow the right of access to the Landlord and right of inspection of the Unit to the Landlord.

9. For liability and protection of both lessee and lessor, it is mandatory that the guest must sign a lease agreement contract.

For Electric consumption, Php 1,500 is included in the lease rate. NOTE: The consumption that is over the defined figures will be charge to the account of the Lessee
For Water consumtion, Php 500 is included in the lease rate. NOTE: The consumption that is over the defined figures will be charge to the account of the Lessee.

Our stay was wonderful. Our host met all our needs and was very prompt in answering our questions and concerns. We will stay here every time we visit. The accommodations is like home away from home! An easy walk to St. Luke's Medical Center and close to many places to eat and shop. Thank you for an awesome stay!

We had a comfortable 1-month+ long stay in Mark's condo. The beds were comfotable, linens were fresh and clean, kitchen was well stocked with lots of cooking and eating utensils, the full-size fridge was great as we quickly got tired of eating out and made most of our meals inhouse, washer/dryer was very handy, the water heaters in both bathrooms provided nice hot showers, all 3 airconditioning units worked silently and effectively. The only thing that I had a hard time with is the poor, unreliable wifi as there was only a pocket wifi available. I would have given my stay 10 out of 10 because everything else was perfect. And to be fair, when I was making initial inquiries, I should have checked with Mark first as to what kind of wifi connection he had, given that this was critical during my stay in BGC. Apparently, DSL connection is being installed in the building as we speak and should be installed in the unit soon so this may not be a problem for long. So all in all, the unit itself and amenities (pool & gym) were great, security/front desk were always around and helpful, location was great (walking distance to everything: restaurants, cafes, shops, malls, groceries, hospital, etc.) and Mark the host was very attentive.
