The village of Minstead is the perfect base for exploring the New Forest. We've got room for your walking shoes, your bikes and your horses (with prior arrangement) and we'll do all we can to help you have the best possible time with all of them.

The space

Delightful double room in traditional New Forest farmhouse parts of which date back 400 years - the guest room included.

For small families or parties of two couples, a second bedroom can be available also. This has another queen size bed and is opposite the first bedroom. Should visitors book this option the bathroom would be shared between those two bedrooms.

Please enquire for rate - we can send you a 'Special Offer' if you'd like to book. For an extra person it is £ 50 per night, for a couple £ 65 per night and please enquire for children as it will depend on age and how many.

We have a lovely garden which you can chill out in and enoy a glass of something cool.

Guest access

Immediate off-road access to walks, bridleways and cycle paths. 10 min. walk to local village pub. Within easy reach of mainline stations and major road links. Stabling and grass turn out for horses. Ample parking for cars, trailers, horse boxes, etc..

Interaction with guests

Every interaction is different but we will always be friendly and do all we can to ensure that our guests have the best possible stay. For those with horses and/or bikes we can ride out with you and show you some of the local 'must-see' places.

We had a great weekend at Nick and Fi's. The bedroom was clean and comfortable, with a very smart bathroom just across the landing. A nice 'tea tray' with tea, coffee, biscuits, grapes and mints was provided in the room. Fi and Nick were great hosts - happy to chat and offer advice, or just leave you to do your own thing as appropriate. Fi does a great breakfast - lovely fruit salad and a top-notch full English. The bonus croissants were delightful! The location is great, on a really quiet country lane. It's about 20 minutes to walk to the local pub, which served very hearty portions. I am not really a dog person, but Delilah won me over by the end of our stay! :) Thoroughly recommended for a quiet stay in a beautiful part of the country.

Fi and Nick are great hosts, it had all you could want from a weekend in the New forest. Quiet location, lovely room, great breakfasts and lots of walking options from the doorstep. They had lots of room to store bikes and plenty of tips for places to go and see. Be sure to say hello to all their animals and you'll have a great time.

Nick and Fi are fantastic hosts, they make you feel instantly welcome and nothing is to much trouble. The house is lovely and really interesting, likewise their gorgeous dog Delilah! Breakfast is great and Fi got in some lactose free milk for me without having to ask for it, I just mentioned it in passing. Overall a great place to spend a few days, in a beautiful quiet spot with really nice people.

This was our first time staying in an airbnb property and we were so pleased. The location is a small village with the local pub being about 10mins walk away and serves hearty portions of great tasting food. I would recommend having a torch if you are walking back in the dark. Larger villages like Lyndhurst are just a few miles away. We were able to spend the day travelling to many of the local villages stopping to walk around and take in the charm and beauty each had to offer. It's only about 30 mins to the coast where you can see great views of the Isle of Wight and enjoy the beach. From the beginning our hosts, Nick and Fi, communicated with us very well about travel details and our arrival and preferences for breakfast etc. I had read great reviews about Fi's breakfast and they were so accurate. The choice, quality and quantity of food supplied was incredible. I couldn't eat a thing until 6pm because it was so good! We had fresh fruit salad, cereals and a full English breakfast with toast, juice, tea and coffee. The house is really beautiful, full of character and charm. The bedroom has great views over the fields at the front and you regularly see horses walking past your window. The bathroom is large and very stylish and well equipped. When we went into our room there was a hospitality tray with various teas and coffee along with fruit and chocolates which were topped up during our stay. Both Nick and Fi were very knowledgable and gave some great suggestions of things for us to do, places to visit etc which was so helpful. Make sure to take a drive along Rhinefield Drive and take in the splendour of the tall trees and arboretum. On our first night we had asked Fi for some information on the area and before we knew it were happily chatting away about our respective travels and interests. They are very easy to talk to and make you feel very comfortable in their home. They have chickens, cats, cockerels, a horse and the delightful dog Delilah all of which were very well behaved and were happy to interact with guests. You may get an early alarm call from the cockerels. We have thoroughly enjoyed our stay and would easily come back and recommend this location and home to anyone wanting a real taste of the New Forest. Nick and Fi were the perfect hosts. This is a real find.

Beautiful location in the open forest. Horses wandering past the gate. Walking distance to a great pub with food. Fi does a fabulous breakfast. Bed super comfy and own bathroom opposite.
