To use the dwelling with prudence and diligence (art. 1855 of C.c.Q.).
Any damages, lost property, or unnecessary service costs caused by the tenant or his/her guest(s) to the dwelling through neglect, accident or intent will be charged to the tenant involved.
Not to change the form or destination of the dwelling (art. 1856 of C.c.Q.)
This house is destined for the tenants’ residential purpose only, guests are allowed but not to stay for habitation.
To maintain the dwelling in clean condition (art. 1911 of C.c.Q.).
Take off boots before entering the house in order to prevent the salt and snow to damage the floor.
Keep the common area clean after use.
Use all furniture and facilities provided with care and intelligence. Clean the facilities in case of a spoiling (e.g. oven, microwave, washing machine, dryers etc.).
Each tenant is responsible for his own laundry, the cleanness of his room and his own dishes. The dishes should not be left in the sink due the lack of space. Please clean, dry and put back your dishes as soon as possible.
Each tenant is responsible for its own waste in his room and anywhere in the house.
The recycling collector comes every Monday morning (take out on Sunday night) and the garbage collector comes every Thursday morning (take out on Wednesday night).
To respect the laws pertaining to the safety and sanitation of the dwelling (art. 1912, alinéa 1 of C.c.Q.).
•One tenant per room (refer to art. 1856 of C.c.Q.)
•Do not encumber the common areas with his personal belongings
•Do not move furniture without consulting with landlord
To allow urgent and necessary repairs (art. 1865 of C.c.Q.).
To allow the landlord to verify the condition of the dwelling, to have it visited by a prospective acquirer, the posting of signs and its visit to a prospective tenant and the work to be done (art. (phone number hidden)_and next, of C.c.Q.).
Not to change the locks of the dwelling (art. 1934 of C.c.Q.).
To notice the owner as soon as possible, when the keys has been lost and charge will apply to replace the keys.
To act in such a way as not to disturb the normal enjoyment of the other tenants and/or of the landlord (art. 1860 of C.c.Q.).
Any disrespectful behavior toward any tenant or/and landlord will result in the end of the agreement and the tenant is no longer allowed to access any part of the dwelling.
A breaking of the contract caused by the tenant will result in penalty
To inform the landlord about a serious defect or deterioration (art. 1866 of C.c.Q.).
Main OBLIGATIONS of the tenant at the end of the lease
To remove all his movable effects (art. 1978 of C.c.Q.).
To leave the dwelling in the condition in which he received it (art. 1890 and art. 1891 of C.c.Q.)
