A fully renovated, well-lit one bedroom apartment that comfortably sleeps up to four.
Located in the cozy, charming, and historic Marmalade Hill neighborhood, our home sits two blocks west of the Capital and two blocks north of the LDS temple.
We purchased this home as our primary residence in 2004 and spent many years of personal effort renovating it with our own hands. From living here, we know what a treasure the Marmalade neighborhood is and we are very happy to be able to offer our guests this relaxing and beautiful space, in our charming neighborhood, with incredible access to all of downtown Salt Lake City.
Rental of this unit includes one parking space, and access to all amenities including HD cable TV, wireless internet, dishwasher, and laundry. Access is provided by keypad entry and codes will be provided prior to your arrival.
Interaction with guests
We are readily available by phone, text messaging, and email. You will be able to come and go on your schedule with the keypad access we provide.
Other things to note
At this time, Airbnb does not collect the combined lodging and sales taxes (12.6% in Utah) that we are required to collect from our guests as a short term rental, (the same taxes that all area hotels charge and collect on top of their nightly rate). Nor do they offer a line item to their invoicing system to make it convenient for both owner and renter to collect these taxes.
Until Airbnb changes their invoicing to collect these taxes we must send a separate special payment request in order to fulfill our tax obligation, or face penalties. After accepting your reservation you will be receiving a special payment request for the Utah taxes to be paid by check, online payment, or a special Airbnb payment adjustment.
Our aim is to provide you with everything you need to make your stay as comfortable, pleasant, and enjoyable as possible. We are available to answer your questions and concerns via email, text message, or phone. We will respond as promptly as we can.
Rental Agreements and Rules:
Our aim is to deliver a high-quality, “like-new” condition home-stay for all of our guests. Please survey the unit upon your arrival and note any existing damages or issues. Please photograph or otherwise document any unsatisfactory conditions and relay them to us so we can attend to them for you.
-CHECK-IN TIME 4 P.M. or later and CHECKOUT is 10 A.M. Please no early check-ins or late checkouts.
-This is a NON-SMOKING unit. Smoking or illicit drugs are NOT allowed anywhere on the property at any time.
-PETS are not permitted in the house or on the property, except with the express, written consent of Amy and Weston Noyes.
SECURITY DEPOSITS are subject to the following conditions:
-No theft or damage has occurred to the property, the house, or its contents.
-All dishes and kitchen wares are clean and put back in the cupboards and drawers or loaded into the dishwasher.
-All household items remain and the house is left locked.
-Any additional charges accrued during the stay are paid prior to departure.
-No complaints about noise or disturbances about the Traveler have been made by any neighbors.
-The Traveler has not been evicted by the owner, representative of the owner, or local law enforcement.
NO DAILY HOUSEKEEPING SERVICE
While linens and bath towels are included in the house rental, daily maid service is not included in the rental rate. Also, we do not permit towels or linens to be taken from the house.
Travelers who fill their wastebaskets are responsible for taking out their own trash to the outside cans during their visit.
-The homeowners or management are expressly not responsible for any damages, injuries, or death related to the use or misuse of the apartment or its contents by Travelers.
NOISE, NEIGHBORS, & DISTURBANCES
As a renter and our guest, you are entitled to the quiet enjoyment of the premises. It is imperative that our neighbors are given the quiet enjoyment of their own homes as well. All Travelers, guests, or invitees will not use the house, yard, or adjacent areas in any ways that would violate local law, or create a nuisance by annoying, disturbing, inconveniencing, or interfering with the quiet enjoyment and peace and quiet of any neighbors or nearby residents. Failure to maintain peace and quiet could result in eviction and/or loss of your deposit.
RIGHT TO ACCESS
The homeowner or homeowner’s agents, may enter the premises in the event of an emergency, for inspections & maintenance, or to make repairs or improvements. Except in cases of emergency or where it otherwise is impracticable to do so, the homeowner or agent will provide the Traveler adequate notice before entering the premises during the renter’s occupancy.
APPLIANCES & KITCHEN WARES
-Please clean and restore all kitchen items and appliances to their original locations.
-Failure to properly clean kitchen items and/or appliances may result in deductions to your deposit.
LIMITS OF LIABILITY:
This house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest/Traveler. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Check-out is 10 A.M. PST. No late checkouts please.
-Please secure all windows, and lock all doors upon your departure.
-Late checkouts may result in a $50 service fee.
The cleaning fee covers the cost of our cleaners for their time spent on a normal changeover cleaning service. Excessive cleaning result in charges above and beyond the standard fee. Specifically, the standard cleaning fee covers:
-the washing and changing of supplied linens & towels.
-standard cleaning of the bathroom, kitchen floors, and surfaces of the house
-the emptying of waste bins
-restoring order and cleanliness to the furnishings & household items.
The cleaning fee does NOT include:
-dirty dishes or messes left in the kitchen. Please clean up the kitchen. (dishes left in the dishwasher are ok)
-the cleaning of excessive garbage, messes or spills
-any other damage & excessive wear & tear on the house or its contents.
-excessive or overuse of towels or linens.
In short, the house should be more or less restored to its original condition upon your departure, with the exception of the laundry/linen service and wastebaskets.
Cancel up to 5 days before your trip and get a full refund. Cancel within 5 days of your trip and the first night is non-refundable, but 50% of the cost for the remaining nights will be refunded.
