The space

Capel Palms is a two bedroom apartment located directly opposite the beautiful Capel Sound Foreshore.
The apartment has recently been fully renovated.
The apartment is fully self contained, with a brand new kitchen and laundry facilities.
The kitchen has all the cooking and eating utensils you will need to prepare your own meals if you wish to do so.
Upon arrival complementary coffee and tea is provided.
The kitchen also features a microwave oven, an electric fan forced under bench oven and a four station induction cooktop that has been designed with safety in mind.
A FIRST AID KIT is located in the laundry if required.
The key for the FIRST AID KIT is located in the top left side kitchen cupboard.
You will also find a torch in there as well, it may be used in the event of a power outage.
There is a large fridge to keep all your food fresh and your drinks cold.
The apartment caters to 4 people only.
It has 2 bedrooms.
Bedroom 1 has one Queen sized double bed.
Bedroom 2 has two single beds.
Both bedrooms have built in wardrobes.
Both bedrooms are newly carpeted and the lounge area features polished floorboards.
The bathroom has been fully renovated and also looks fantastic,
Make up wipes and a hair dryer are also provided.
There is a private rear courtyard with a barbecue and seating for four people.
Undercover parking for one car.
40 inch LCD TV with USB capability and DVD player.
Stereo system with bluetooth and USB capability.
Reverse cycle air conditioning for your heating and cooling needs.
Fresh linen, towels, flannels and hand towels are provided at no extra cost.

Boating, fishing and all the beach has to offer is directly opposite the apartment.
No need to worry about long walks or parking the car the beach is 1 minute away.
There are also kilometers of cycling and walking trails directly opposite the apartment along the beach.
A five minute drive will get you to the famous Peninsula Hot Springs.
(Pre booking is highly recommended).
Top class golf courses all within 5 minutes drive including.
The National at Cape Schanck.

The Dunes Golf Links.
Eagle Ridge and many more.
Restaurants, cafe's and shopping strips are all close by in Rye, Sorrento and Portsea.
Wineries are abundant on the Mornington Peninsula and a short 15 minute drive up into the hills will get you to some of the finest restaurants and wineries on offer.
Point Nepean National Park at Portsea is 20 minutes away by car.
Mini golf, tenpin bowling and other amusements to keep the kids occupied are all within a 5 minutes drive.

We like to leave our guests alone to do there own thing.
However we are available at anytime to assist with any of our guests needs if required to do so.

Prices are seasonal.
$125 per night is the lowest rate for a maximum of 2 people.
Extra people attract a $30 fee per night each, with the apartment accommodating a strict maximum of 4 people only.
Any malicious damage caused to the apartment will have to be paid for by the person who booked.

WE DO NOT ACCEPT PERSONS CELEBRATING SCHOOLIES.
IF YOU BOOK THROUGH SOMEONE ELSE AND ARE A PART OF SCHOOLIES YOU WILL BE TURNED AWAY ON ARRIVAL.
YOU WILL ALSO LOSE YOUR INITIAL DEPOSIT.
SORRY OUR PROPERTIES HAVE BEEN DISRESPECTED ON FOUR OCCASIONS AND WE ARE LEFT WITH NO CHOICE.
Strictly No Smoking is allowed inside the apartment.
Ashtrays are provided outside for smokers.
Cigarette butts are not to be brought into the apartment and discarded in the inside bins.
Discarded cigarettes can be placed into a small rubbish bag and disposed of into the bins provided inside the parking garage, please make sure the cigarettes are fully extinguished.
The apartment caters to a maximum of 4 people only.
Under no circumstances are other people permitted to stay in the apartment overnight other than the agreed amount of persons for the booking made. If you would like others to stay you must let us know, remembering that 4 is the total amount of people that can stay.
Any breach of this will result in termination of the booking.
Any beds slept in outside the agreed sleeping configuration will attract extra charges.
If you have visited the beach across the road please do not bring beach sand into the apartment
We ask that all towels from the beach be shaken free of sand outside and the water tap out back used to wash sand from your feet.
It is a house rule that we must ensure is followed.
It is a near impossibility to get sand out of the apartment with a 4 hour cleaning window.
We also ask that no food or drinks "other than a glass water ' be consumed or taken into the bedrooms.
Please respect your neighbors as you would expect them to respect you.
This means keeping noise levels down to a reasonable level, in particularly after 9.30 PM.
Beds to be used must be in conjunction with the amount of persons for their booking.
No Pets permitted.
One car per booking unless otherwise approved by management.
Check in is 2 PM.
Check out is 10 AM.
Upon departure the apartment is to be left in a clean and tidy state, this includes dishes that have been used are cleaned, dried and put away. Rubbish is to be removed and placed in bins provided in the parking garage outside. Please do not leave rubbish inside upon departure.
Any exception to these rules must be approved by management.
We will try to accommodate any reasonable request from our guests if we can. If you have any requests or needs we are only to glad to listen.
We are reasonable people and our main focus is to ensure our guests have a great stay with us.

We enjoyed our stay at Capel Palms 1, and feel that it represents very good value. It was a comfortable and handy base for our few days on the Mornington Peninsula. The interior is very smart, and accurately presented in the online pictures. Nice amenities and extras were provided to make our stay more comfortable. The unit is very well appointed. (It's very easy to move beyond the initial impression created by the exterior view). The general location close to the bay/beach and proximity to Rye and Rosebud, plus Golf Courses and Springs at Fingal is good, but noise from the adjacent highway was noticeable at times. Next time, I would consider staying at Capel Palms 2 - one unit further back.

We have TV reception on all available free to air including channels 7, 9 and SBS. I checked myself after seeing your comments. WIFI is strong and we have a netgear nighthawk X45 modem which is one of the best you can get. As with all guests you only needed to ring me and any problems could have been resolved quickly. The TV may have only needed to be re-tuned and the modem turned on and off again. If you decide to stay again please make contact with us if you have any issues.

Mark was welcoming with a nice surprise pack of goodies to make us feel welcome on a stormy Friday afternoon. Accommodation description was as listed and was very comfortable only concern was traffic noise due to the busy road but nevertheless did not hinder our stay on the peninsula and would stay again.

Mark and pearl went out of their way to make us feel welcome and at home for the weekend. Small personal touches added that made it that little bit more special than your average stay. We're very good at communicating and gave us great recommendations for our weekend stay.

Great little unit across the road to the beach. Good walk to all the good restaurants, cafes and op shops in Rosebud.
