Located 3.7 miles south of town, our home is nestled among private homes in a quiet, very safe and secure exclusive neighborhood.

Located 3.2. miles south of town, this spectacular private villa is nestled among private homes in a quiet, very safe and secure exclusive neighborhood. FREE! 2 PADDLE BOARDS AND 2 KAYAKS!

THE ENTIRE VILLA is rented as (6 Bedrooms, 5 Baths, 3 Living Areas and 3 Kitchens)

Need less space we can rent the as a 2 bedroom, 3 bedroom or 5 bedroom villa seasonally.

Suites one, two and three can be combined by a locking interior stairway and exterior stairway to the Wedding Suite. The main villa (6 bedroom) rented together can sleep up to 18 with 6 bedrooms, 5 baths, 3 kitchens and 3 living areas. We have a 1-1/2' thick solid hand made mahogany dining table on the 2nd floor 3 bdrm Suite to accommodate your dinner parties. We welcome families, couples, singles, children of all ages and of course wedding parties.

The Luxury Wedding Suite is a completely separate luxury king bedroom suite, with it own living room, kitchen and large bath area. This space allows perfect privacy for a wedding couple hosting a wedding at the Villa or for the couple hosting their entire family to a spectacular vacation at Villa Plumeria.

Guests enjoy a private pool and pool deck area with lounge chairs and a teak padded furniture set on the ground level. A large beach area with palm trees, tropical foliage, beach volleyball, bbq, fire pit, and a 300' dock extending into turquoise waters with palapa and hammocks offers something for everyone in the party. Need more space to hide? Head to the rooftop and sit beneath a palapa roof while taking in 360 views of the island & surrounding ocean.

We have a full time House Manager that can help you with anything you like from concierge service to arranging tours. We also have a full time cook for an extra fee. Please inquire.

We are in one of the nicest neighborhoods on Ambergris Caye, situated directly on the ocean and among other private homes and lots. The villa is under protection of the South Ambergris Caye Neighborhood Watch. This provides our guests with extra private security patrols.

Other things to note

The currency on the island is Belize Dollars, which is pinned to US currency at a rate of two (2) Belize Dollars to one (1) US Dollar. All businesses accept either currency, so you do not need to exchange prior to visiting.
English is the official language of Belize (former British colony).
All electrical outlets are the same as the US - you do not need converters.

RENTAL RULES AND REGULATIONS

1. CHECK-IN TIME IS AFTER 3 P.M. Local Time AND CHECK OUT IS 10 A.M. Local Time. NO Early Check-ins or late check outs.
2. This is a NON SMOKING house. If smoke smell is detected and has to be removed the cost of the remediation will be billed to the guest’s credit card. The guest hereby authorizes such charge.
3. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit equal to (PHONE NUMBER HIDDEN)) is required. This must be received within 2 (2) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (21) days of departure, provided the following provisions are met. This deposit is a deposit for us to reserve dates for you, it is not be refundable if you cancel at any time if we cannot rent the dates you reserved.
a. No damage is done to the house or its contents, beyond normal wear and tear. Note : Please notify us of any damage done at the time of the damage. You will be charged 1X the cost of replacement. If we find damage done that we were not notified of you will be charged 3X the replacement cost.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are cleaned and placed in the kitchen sink. No additional cleaning above what is normally expected is required.
d. All keys are left in with the house manager and house is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. NO Early check-in or late check out.
h. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by The South Ambergris Caye Neighborhood Watch.
5. PAYMENT – An advance payment equal to one thousand dollars ($1000) is required upon booking. The advance payment will not be applied toward the room rent. Please make payments in the form of bank money orders, cashiers checks or personal checks payable to CUBED 3. The advance payment is a damage deposit once your stay begins. The BALANCE OF RENT is due ninety(90) days before your arrival date.
6. CANCELLATIONS – A ninety (90) day notice is required for cancellation. A cancellation is considered when a reserving party cancels either full (all days), partial dates, or downgrades from a fuller to lesser portion of the house. Cancellations that are made more than (90) days prior to the arrival date will receive a full refund of any rental fees paid except the security deposit. If we are able to rent the property for the canceled dates again, we will refund the deposit and any other rental fees paid. All credit card cancellations are subject to a 5% cancellation fee or $50 whichever is greater. Cancellations or changes that result in a shortened stay, that are made within 90 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. We do refund the portion of the rental fee that we can re-book. We do not refund rent monies because other services out of our control such as cooking, tours, wedding arrangements are not satisfactory to the guest. Rent is rent and will be applied to your stay only as rent.
7. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
8. MAXIMUM OCCUPANCY- The maximum number of guests per house is limited to sixteen (16) persons. An additional charge or $25.00 per person per night for guests in addition to sixteen (16) will be assessed. All guests above 16 must be pre- approved
9. THIS PROPERTY REQUIRES A Five (5) NIGHT MINIMUM STAY; 5 nights during peak and holiday seasons.
10. Longer minimum stays may be required during holiday periods. If a rental is taken for less than five days, the guest will be charged the five-night rate.
11. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. Inclusive, on-site caretaker services are: home & grounds maintenance, and basic concierge services (restaurant reservations, assistance with transportation reservations, activity recommendations, limited provisioning services). One set up of toilet paper is included. Wedding services, Cooking, daily maid service, golf carts, massages, bike rentals, and tours are available for additional fees and are not considered part of the rent, and rent will not be refunded if these services are unsatisfactory. The caretaker and his wife have Sundays off and are only available for emergencies on that day.
12. NO DAILY MAID SERVICE – While linens and bath towels are included in the house rental, daily maid service is not included in the rental rate. While we do provide 1 beach towel per guest, we suggest you bring your own beach towels if you will require the use of more than one. We do not permit towels or linens to be taken from the house grounds. Laundry may be available for an additional fee and is generally for emergency use only.
13. RATE CHANGES – Rates subject to change without notice. But once the rate is confirmed here it will not change up or down.
14. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. We reserve the right to cancel any guest at any time (with full refund) for any reason and or if we receive a bad reference.
15. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
16. HURRICANE OR STORM POLICY - No refunds will be given unless:
The Belize Government orders mandatory evacuation in a "Tropical
Storm/Hurricane Warning area" and/or a "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the Belize Government orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered,
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

17. Our house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. There is a pool and we do not provide a life-guard. The guests assume all responsibility for the use of the pool. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. Items left cannot be mailed or FedEx’d out of Belize and we do not provide this service. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
18. Power failure and loss is frequent in Belize and third world countries. We are not in control of the electrical supply and will not provide refunds/credits of any kind for loss of power/water supply to the house.
19. One set up of Bathroom Tissue is included with your rental. Additional Bathroom tissue can be purchased at any Grocery Store in town. Paper towels and garbage bags are not included in your rental.
20. You will be provided 5 gallons of water on each floor. When you leave please ensure that you replace this water with a new filled water container. The cost of replacement at the rate of 5X will be held against your damage deposit if you do not replace the water.
21. If you are renting only one of the villas the common areas: the large pool area, the beach, and the pier will be shared spaces with the other guests renting other villas. IF you rent the 5 bedroom version the owners reserve the right to stay in the 6th bedroom with its own exterior access. We will NOT allow anyone else but the owners to stay while you are renting the house.

I was worried about the lack of reviews on this spot, I AirBnB a lot and thought I was gambling here. Do not let that deter you from renting this place in paradise! We had such a great time and the house was amazing. First off, the owner, Pat, was incredibly responsive. Any questions I had were answered almost immediately. We spent a solid half hour on the phone working on logistics which included flights to the island and golf cart rental. Pat will take care of you + friends + fam from start to finish. Second, the house was amazing. There was plenty of space for our large group. We rented the entire house and never once felt cramped for lounge or sleep space. The fact that so many of the amenities are provided (like paddleboards and kayaks) was a serious bonus. Volleyball was super fun and the dock extended 200ft+ into the beautiful azure water. My favorite part? The caretakers of the home. German is THE MAN! The food we had prepared at the villa was knockout every single time. We didn't set a menu, just had them surprise us with lunch and dinner. Any adventures you want to go on German is your man and you get to leave right from your dock. The only downside is you are about a 15 min ride from town via golf cart. We did not mind that a bit, just know you probably are not walking into town. Get golf carts! tl;dr: great house, great people to work with, beautiful, super fun! Would stay again.

Remote, spacious, beautiful and breezy would describe this house. The woodwork on some of the furniture is hand-made and absolutely beautiful. Each level has its own glorious feel. This house is perfect for relaxing by the pool or taking a boat tour right from the dock for unforgettable snorkeling. We swam with rays and sharks, and also saw two green eels and a spotted eagle ray in the Hol Chan. German, the property caretaker is very courteous and helpful with anything you may need. The price of food at markets and produce stands is more expensive than Kauai, so be ready for that. For this reason, we opted to buy and make our own food. Also the majority of restaurants are higher priced than expected, including cost of beverages. However, the Tortilleria has great handmade pupusas for $1. 25 each. Bring bug spray and reef friendly sunscreen (if you are snorkeling) Expect to pay for drinking water and toilet paper at the Villa, because that is not included in the cost per night. There was little to no water pressure for showers and sinks. This was a concern as we had 13 people staying at the Villa. However, one must assume that while staying on an island, there are trade-offs. The natural beauty and overall experience outweigh my concerns, but I have to be candid and mention my concerns. A personal zen moment for me was taking the paddle board out and sitting with my 4-year old daughter on the water. It isn't that far to the teal clear water from the dock. Also, the stars at night were so clear, bright and vast. If you go to the end of the dock at night, you can also see the bio-luminescence sea creatures flashing their lights in the water. I would recommend staying at the Villa if you have 8-16 people. There are three kitchens and living spaces with the top level. As it turned out, the main level was grand central kitchen, and provided enough space for everyone. As far as traveling around San Pedro Town, golf cart rentals are the way to go. Just remember to always bar-lock your cart. We took the ferry from Belize City to the Caye, which was a wonderful experience, but the flight from San Pedro to Belize City was more than worth it. Absolutely breathtaking views of the island and reef from the sky. Thank you very much for having us, Pat!
