This is a great flat in a well maintained early Georgian tenement block. The flat is clean and comfortable with a new kitchen, two new bathrooms and many original features. Due to Covid 19, it is currently only available for longer stays ( a fortnight or more). Keyworkers are welcome. Cleaning between lets will be carried out inline with AirBNB's Covid 19 cleaning guidelines.

The space
The flat is an example of an early Georgian tenement flat, about 200 years old, but fully renovated earlier this year. It is on the second floor, clean and comfortable, with beautiful views across the Forth to Fife.

It is located in the heart of the Georgian Newtown, 5-10 minutes walk from bus, train and tram stops. 10-20 minutes walk will take you to Princes Street, the Old Town, the Botanic Gardens and Stockbridge. There are also great walks along the Water of Leith with the port of Leith in one direction and the Modern Art Gallery in the other.

The flat is in a quiet residential stair. If you are arriving late at night, or leaving very early in the morning, it may not be suitable for you.

Guest access
This is a large flat with a large, comfortable drawing room, kitchen dining room, two comfortable double bedrooms and a nice bathroom with bath & shower and a second bathroom with a rain forest shower.

The flat has been recently renovated with a mix mod cons and traditional features.

Other things to note
Please be attentive to the neighbours. I have moved the kitchen to the front of the flat. It now sits above the bedroom below, so please use sparingly after 10pm.

The flat is in Northumberland PLACE, not street or lane, the main door is a a big white door, up some steps.

Please keep noise down on the common stair and in the flat. Be considerate to others.

Slippers or soft shoes only in the flat please.

Use of the washing machine is possible on request. (it is in a utility room where I wash and dry the flat laundry).

Parking is metered outside the flat (£2.40 per hour, between 8.30 and 6.00, weekdays). It is free on weeknights and weekends, but spaces can be hard to find. The nearest free street parking is probably Arboretum Place or Ferry Road.

With so many possibilities in Edinburgh, The Georgian New Town is often over looked by visitors, who tend to concentrate on the Old Town and around the Castle. This flat is around 200 years old and at the heart of Neo -Classical Edinburgh.

Take a wander round the streets of the Newtown and Stockbridge. On a Sunday, The Stockbrige Farmers Market is always busy with great local food and craft stalls. From there, you can wander along the Water of Leith to the Modern Art Gallery or visit the Botanic Gardens on a nice day (and stay for lunch). The Water of Leith Walk Way takes you down to the Port of Leith, another nice place for lunch!

The term 'New Town' is relative, this building and those that surround it are about 200 years old, built around the time of the battle of Waterloo.

The Cumberland is a nice pub near by and the Cask and Barrel on Broughton Street is recommended for Real Ale Lovers. Broughton Street has also got some great wee shops, selling Scottish design and fashion, a butchers, fish shop and health food store. There is also a Farmers Market in Stockbridge on Sundays and numerous supermarkets nearby.

During your stay
I live about 15 minutes walk away and I easy to contact and happy to help with any queries or difficulties. When I can I meet guests on arrival, if not I leave keys in a key safe outside the flat.
