This adorable cottage comes with tubes and a hot tub and has been a favorite Wimberley destination for 12 years. It's 3.2 miles to downtown Wimberley via River Road. Sit on the porch off Edgewater Drive and watch the river, deer, and wild turkeys. Catch a glimpse of the beautiful blue heron who resides nearby. We love hosting happy guests!

Dear Guests: As always, we're ramping up for a busy, fun season down here in the Wimberley Valley.
Are your kids anxious about the bad news everywhere? Bring them to Wimberley to our beautiful, clean river and small town, and let them enjoy life with your family!
You may Instantly Book this cottage for two nights or more. We can sleep six in three queen beds, but one of those is a couch that makes into a queen bed, and these are never really comfy, are they? They're fine for children. Guests can bring a blowup and the linens for it or sleeping bags for the extra guests up to eight. We provide all other bed linens and towels for six.
All day guests are $10 per day, per person, and you must let me know so I can send an "alteration" for you to pay for the extra guest(s). The parks are limited to 10 per group, so it is very important you manage the number of guests you intend to bring to our private parks. If the cottage sleeps eight, then you can only have two extra day guests.
NOTE: We try to answer your inquiries very quickly so you have an answer soon!
If you want to stay for a month in off season, just ask. We'll consider it.

We have WiFi - Roku, Netflix, full-size washer and dryer, and a full kitchen with a full-size fridge. We have a 10-cup drip coffee maker and filters, and we provide coffee, creamer and sugar. We also provide shampoo and body soap, a hair dryer, iron, ironing board, and a makeup mirror. Charcoal bbq pit. Please bring charcoal and lighter.
• The price listed is for six people. There is no charge for (1) one infant up to two years old.
• Beds: There's one private bedroom, one loft, one sleeper sofa. Again, there's extra floor space in the loft for a blowup, but you must bring your own and the linens for it, and we do charge $10 per person over the first six guests, per night . Once in bed, six guests have pretty good privacy. The bedroom of course has a door and lock.
•Parking: There's plenty of parking available in the driveway. Please don't park in the street or in the yard/grass because we have a septic tank and drain field.

Let's discuss dogs: We do allow dogs (up to 2 and they are $35 per dog, per stay) but no dangerous breeds: Pit Bull Terriers (or Pit Bull mix), Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chows Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies. Pet owners are responsible for their animals at all times.

Pets must also be on a leash at all times when outdoors. If a dog is brought to the cottage and the breed is misrepresented as not being one of these prohibited dogs we list and then we find out otherwise, the security deposit will be forfeited. Please pick up after your dog(s) no matter where they are in our neighborhood. Our guests' dogs have run at our neighbors who are walking with and without a dog on a leash, and that's not cool. Please keep your dog inside or on a leash. Thanks.
• We respect guests’ privacy. You're on your own unless you need our support. Please give us time to respond, or give us a courtesy telephone call if you need our immediate attention. The number is available here on Airbnb after you've booked.
•Please do keep in mind that this is Wimberley, and this neighborhood literally grew up from campsites in the early '70s to what it is today. It's funky and wonderful, and there's no better place to get in the river than one of our two coveted waterfront parks – a couple-of-minutes walk in either direction from the cottage.
•Here's your chance to wade and float, fish and swim in the Beautiful Blanco River, and literally walk back and forth to your cottage for a nap in between trips. We provide guests with a key to the parks. Wimberley has no public access to the Blanco River except for hosts like us who live on the river or have a place near the river with access. Cottage guests have access to our two neighborhood parks. We don't own the river frontage in front of the cottage, so please don't use it, and the Ramsay's frontage is for the guests booked at Ramsay House and Laura's River Lodge.
•You can barbecue (charcoal) or just sit by our outdoor fire pit. Ask us for wood.
•Your very own hot tub is right next to the cottage. Ask us if you're not sure how to open the cover so it doesn't get damaged. There's a simple method that makes opening and closing it a snap! Simply walk up to the hot tub, open the lid - sandwiching the metal bar between the two halves and push the cover back. The cover hangs off the back of the spa on a metal bar.
•We’re 3.2 miles to the Wimberley downtown square; four miles to Market Days, 1/4 mile to Old Glory Ranch.

Note: Please be careful with our river key. There's a $75 lost-key-to-the-parks fee. Our Homeowners Association charges us for key replacement, and it's a huge hassle. The key for our river parks is in the back of the book on the property. Please put it back there so the housekeeper can find it when you leave. Thanks so much.

To get to one of our two delightful neighborhood parks, walk out the cottage front door and turn right on Edgewater Drive. Walk about 100 paces to the gate that says "no trespassing." You can walk around to the right and walk in without the key. Be sure to lock the gate behind you if you do drive in! The river lot across the street isn't ours, so please follow the directions above for river access. The park to the west of the cottage is so precious; the river flows and is shallow, and the kids love riding their tubes and having parents catch them!

The large park is fascinating with million-year-old crustaceans in the dry riverbed and every foot of river frontage in this park is different and special. You can walk into the river at the southwest point of the park. Look for the rope swing at the southeast point of the park.

You'll have the hot tub at the cottage all to yourselves! AGAIN, pets must be on a leash at all times outdoors. Don't forget to tell us about your pets and pay for them and/or extra day or night guests.

We do not allow any venues. This is a neighborhood, and we respect our neighbors and want them to enjoy their neighborhood. We do not allow our guests to invite "day guests," for the following reasons: We are on a septic system, and it is important for our guests to know this. They cannot take heavy usage. We allow up to eight guests but that is really the limit. Our neighbors don't like for us to have hoards of people who over crowd our parks and park in the street. The day guest rate, per day, is $20. This also helps defer the septic tank pumping cost. Thanks for your understanding. No more than a total of eight night guests and two day guests for this house. Our park allows 10 per house in the park. After ten, there's lots of permitting fees.

LOST KEYS ARE $75 (This keeps guests from taking the keys and telling us they're lost so they can come back to our parks. Unreal, right? But it has happened! :(
The housekeeper and/or maintenance person keeps a close eye that the park key is in the back of the book when you check out.

Gosh, this sounds like a lot of "rules," but the list keeps growing based on the behavior of a very few.

Most of our guests are TOTALLY AWESOME!!

I love that this is not a cookie cutter neighborhood. It has its own special thumbprint, and there is nothing out there like it. If you're coming to be close to the downtown square, 3.3 miles, 4 miles to the grocery store, two minutes to get in the river, both shallow and deep, then you've found a delightful destination.
