About this listing

A newly renovated apartment in an old farm house. Direct access to the court yard, no road noise. Fantastic location, 5 minute walk to village centre or the lake front. We provide all the basics you need when you arrive. Lovely calm spot.

The space

The apartment is in such a great location for all groups of people. It's ground floor, off the main road with a quiet court yard and communal parking. Just a 5 minute walk to the lake, or to the village. The communal tennis courts are a 2 minute walk away.
Just moments away there is loads of open space for public use, a huge car park, big field, the port and the beach. Here you can sun bathe, pic-nic, kids can play football. I want to emphasize that there is no private garden to set up outside dining on sunbathe topless for example. You are more than welcome to pull a chair outside and read a book in the sun in the communal court yard, however, to dine al fresco as a group the best bet would be the port greens where there are benches set up just a 5 minute walk away.

Guest access

I have tried to provide everything you will need. There is a fully equipped kitchen, bedding is included in the price (but towels are not provided). Tea, coffee, olive oil, salt, pepper, etc, and a complimentary bottle of rose. You will also find tennis rackets, a pic-nic set, a paddle board, etc.

Interaction with guests

I do not live there which is why I require a security deposit of 200 euros. I am always happy to answer any questions via email of phone call and I have a local contact if you have an emergency.

Other things to note

During the high summer season (August) I will only accept bookings of a week.

Small but nice apartment, ideal for a family with 1 or 2 children. Well located at walking distance to the lake and to the center of Menthon. Being on ground floor on a shared courtyard is nice to leave bikes when unused (night or day). Also great to have plenty of sun in the morning when you are having breakfast!

This apartment is in a great location for visiting Annecy and the areas around. Walkable distance to the lake or nearby castle. It is a beautiful apartment with everything you need for your stay. We stayed with our children and thoroughly enjoyed it. Emily answered questions we had and left information about what was on offer and places to eat nearby. We will hopefully be staying again!

My partner a I stayed at Emily's Airbnb for a week, and we'd highly recommended it for anyone visiting the area. Emily was easy to get in touch with, and the home was very well fitted out when we arrived. We love to cook and the kitchen gave us the opportunity to do that all week. The apartment is very coveneintly located, especially for road cycling. There is a 40km bike path around the lake that that apartment is very close to, and its also quite conveniently located to a number of local climbs if going up hill is your thing! The apartment is just off the main road around the lake yet we found it to be very quiet and private. It's an easy five minute walk to the local town center shops and the beach is also just a five min walk away. Or you can hop in the car and get to Annecy in 5-10 mins. If you're an animal lover there is an added bonus of a cat that likes to drop by the apartment a couple times a day. Emily left food to feed her, but she's also happy to go visit someone else if you aren't in the mood.

Emily's apartment is really lovely, and spotlessly clean. The complimentary bottle of rosé in the fridge was very welcome after a long drive! It was handy with small children to have the courtyard area to play in (and park in), a friendly cat neighbour, and a washing machine if needed. The apartment is just five minutes' walk to the lakeside, and the same to the village, where there are good restaurants, a supermarket, and a wonderful tea shop. The nearby Château de Menthon is incredible. Only negatives were some noise from the house above, and being woken at 4am by the Monday morning rubbish collection!

Emily's appartement was perfect. Very clean, cosy and with very good equipment(especially the kitchen, where we were able to cook food as if we were home). It's suitable for family vacation as well as for friends. It's a 5 minutes walk from the lake which is awesome. There are a lot of "extra's" too, such as tennis rackets, picnic set etc. Thank you, we enjoyed our vacation a lot!

We would really highly recommend Emily's apartment, having just spent two wonderful nights there. The apartment is just as pretty as the pictures suggest & spotlessly clean. A beautiful renovation of the highest standards & lovely mix of modern (great wifi, fully fitted kitchen with all modern kit) but also classic with exposed beams, original doors etc. The apartment is one of the best equipped self catering places we've stayed in - lots of extras.. Picnic set, tennis rackets, paddle board & basic cooking ingredients (oils, herbs, flour, sugar etc) are great. Emily was a wonderfully friendly & helpful host. Communication throughout the booking process was excellent & she met us on arrival & departure and available throughout if required. The location is ideal - just 5 min walk to beautiful crystal clear Lake Annecy where we swam mornings & evenings and also 3/4 min walk to lovely Menton st Bernard village - small but pretty town with supermarket, cafés, restaurants etc. Also we ate at the bar/restaurant by the Lake with was also good. Just a short car journey to Annecy, very much worth a visit as so lovely. Thank you Emily for having us, we really hope to visit again and could not recommend highly enough.
