The Raki Cave offers an unrivalled combination of traditional Santorinian architecture and an enviable central location within Fira. All the conveniences and attractions the capital has to offer are within easy walking distance.
The cave is a self- contained apartment housed within the caves that were originally used to distill the famous spirit. It retains many of the original features of the caves whilst offering all of the creature comforts essential to an enjoyable stay in Santorini.

These terms and conditions form the basis of a contract between Cavehouses Ltd (the Provider) and the person making a Booking (the Client). The Client is the person making the short term rental agreement (Booking) and shall be the same person making payment for the rental. Communication through a booking website or platform or direct email communication with the Provider is considered to be written (in Writing). The Client must be one of the guests occupying the property and must be present at the property at check in.
The Client is deemed to have accepted these terms and conditions by making a Booking .
The contract is effective from the point a Booking is accepted by and a suitable deposit is paid to the Provider (or its payment services provider). Acceptance, agreement and/or variations will be confirmed in Writing.
Payment shall be made to the Provider (or its payment services provider) upon making a Booking.
A security deposit may be requested at the point of Booking. This security deposit will be refunded in full approximately 10 days after check out provided that the property was left undamaged and in a satisfactory condition at check out.
Cancellation of a Booking must be made in Writing by the Client through the booking website where the Booking was originally made. Third party cancellation requests will not be processed.
Non-payment of the deposit or the balance of the rental charge will be deemed as cancellation of the Booking by the Client.
In the unlikely event of cancellation of a Booking by the Provider, the Client will be provided with a refund equal to the amount already paid by the Client. No consequential costs incurred will be reimbursed. The Client must ensure that adequate Scheduled Supplier Failure insurance is in force to cover any event which might arise during the short term rental period. The Provider accepts no responsibility for injury, accident, illness, damage, loss or theft of property belonging to the Client howsoever arising.
The property will be made available to the Client from 2pm (local time) on the day of commencement of the short term rental. The property must be vacated by the Client by 10am (local time) on the last day of the short term rental.
The number and profile of guests must be indicated at the time of Booking unless otherwise agreed in Writing prior to commencement of the short term rental. No additional guests may be accommodated unless agreed in Writing, these may be subject to payment of such supplementary short term rental charge as may be requested by the Provider. Minors and/or children will only be accommodated by prior agreement in Writing at the point of Booking.
In any event, the maximum number of guests shall not exceed the capacity of the property as defined in the relevant tourist licence. The Client agrees to indemnify the Provider against any actions that may be taken against it as a result of infringement of any terms of the tourist licence agreement and further understands that such infringements may result in immediate termination of this contract without refund of any monies paid.
The Provider reserves the right to gain access to the property to effect maintenance, repairs, cleaning, pool sanitisation as may be required from time to time. Every attempt will be made to ensure such activities are undertaken at a reasonable time and by agreement with the Client.
The Client agrees to return the property in a reasonable condition. Any additional cleaning requirements over and above what is considered reasonable or which is due as a direct result of negligence, carelessness or breach of contract will attract a charge of 100.00 Euro.
The Client agrees to ensure that adequate insurance is in place to protect against accident, illness, injury, damage to the property, loss of or damage to belongings etc. during the term of the rental. The Client is at all times solely responsible for ensuring the property is secured. No responsibility will be accepted by the Provider for loss or theft from the property howsoever caused.
Breakage of or damage to furniture, fixtures and fittings, the fabric or structure of the building will be the responsibility of the Client and the Provider reserves the right to ask the Client to make good such breakages or damage. The Client agrees not to reorganise or otherwise move or relocate items of furniture (wardrobes, sideboards, beds or other items usually considered to be fixed items of furniture) within the property. The Client further agrees not to disturb, adjust, disconnect any supply or service, switches or other items apart from portable devices directly operated by the client (such as hair dryers, telephone or computer chargers etc).
Transfers to and from the airport/port are the responsibility of the Client unless otherwise arranged in writing beforehand. In any event the Client is solely responsible for specifying the transfer timing and ensuring that any transfer arranged on behalf of the Client provides for a suitable arrival time at the destination. No responsibility is accepted for missed flight or ferry departures as a result of the transfer arrangements.
The Client accepts that the Provider cannot be held responsible for any failure which might arise with the provision of public services, such as water, electricity or internet nor any breakdown in such services. No guarantee regarding speed or reliability of any internet connection can be given. The Client explicitly agrees not to use any internet service for any illegal or immoral purpose and that excessive use of the service may result in disconnection. The Client agrees to observe any requirements regarding the use of certain services, which exist due to constraints within the infrastructure, in particular the sewer system.
The Client agrees not to engage in any Illegal or immoral activities including but not limited to gambling, prostitution, consumption of prohibited drugs, possession or use of pyrotechnics, dangerous goods, firearms or other weapons and further agrees to ensure that other guests or visitors similarly refrain from such activities.
The Client agrees to accept responsibility for the behaviour of all guests staying at the villa, as well as visitors to the property during the rental. Guest(s) or visitor(s) may be required to leave the property and/or vacate the property immediately, without compensation or refund where the behaviour of such guest(s) or visitor(s) is deemed at the absolute discretion of the Provider to be inappropriate.
The Client acknowledges that CCTV equipment operates in the outside yard area of the property and in entering into this agreement, expressly consents to the use of the equipment.
The Client agrees that any outside contractor requested by the Client to provide services to the Client shall hold valid insurance cover indemnifying the Provider against loss, damage or injury caused by such contractor whilst on the premises. The Client agrees to notify the Provider in advance of any intention to engage a contractor, the Provider may at its absolute discretion decline permission for contractors to work at the property.
Pets are not allowed at the property under any circumstances. Smoking is not allowed inside the property under any circumstances. Minors and/or children will only be accommodated at the property by prior agreement in Writing at the point of booking.
These terms and conditions cannot be varied except in Writing prior to making a Booking. The Client agrees to indemnify and/or recompense the Provider in the event of any breach in addition to forfeiture of the booking deposit, rental charge and/or security deposit
From Dec 8 - 11, 2017 the minimum stay is 2 nights.
