This newly-constructed, light-filled detached guesthouse has an open lofted bedroom (real stairs) and offers privacy, comfort and elegant simplicity.

Please read the house rules (especially about where to park) before your arrival.

(This is a non-smoking property.)

The space

Northwest Modern Guesthouse was designed by the owners to be a bright, cozy place to stay with a touch of environmentally-conscious luxury. We are thrilled to share this brand new space with like-minded travelers. You'll enjoy heated, polished concrete floors and gorgeous exposed fir all around. Climb to the lofted bedroom to see views out skylights and windows of Mt Baker and the Twin Sisters in the North Cascades to the east and the Chuckanut Mountains to the south.

This comfortable getaway is a perfect springing off point for all the fun to be had in Bellingham and the North Cascades (including Mt. Baker Ski Area).

LIVING AREA: You may pair your phone via bluetooth or direct cable to a speaker system. High-speed wireless is available--see the information binder for instructions. We have made a conscious choice not to install a television. The radiant heat is controlled via a Nest thermostat to be warm consistently throughout the day. If your schedule varies significantly from this (i.e. You're gone all day), let us know so we can make adjustments to the program. There is no air conditioning, as it's rarely needed here.

BEDROOM: Actual stairs (not a ladder!) lead the way to the open sleeping area, where you will be treated to a refreshing night's sleep on a firm, all-natural, latex foam hybrid mattress from Nest Bedding. In the morning you'll wake to views of the Chuckanut mountains to the south and the Twin Sisters and Mt. Baker to the east.

KITCHENETTE: There is an induction burner, toaster oven, microwave, kettle and mini-fridge in the industrially-inspired galley kitchen. A pour-over brewing device, a basic coffee pot and an Aeropress are available. We also leave a growler in the guest house in case you want to pick up some local beer at one of our many breweries.

PETS: There is a resident canine, Clio, who is not allowed in the guest house. We made every attempt to keep the studio clear of allergens for all visitors.

LAUNDRY: We cannot provide laundry services but Q Laundry is just a few blocks away on Alabama and James.

BECAUSE WE CARE: We used low- or no-VOC paints and stains and all products are free of chemical fragrances. A tung oil-based finish was applied to the loft floors and a similar non-toxic finish was applied to all the fir trim.

The eco-friendly polished concrete floor is durable but will stain just like any other floor. Please wash up spills.

Prior to your arrival, you will receive a code for the deadbolt that will be active from 3 pm on the day of your arrival to 11 am on the day of your departure. We do not use the handle lock but rely solely on the deadbolt.

PLEASE READ HOUSE RULES ABOUT PARKING PRIOR TO ARRIVAL.

Guest access

Your access includes the guesthouse itself and a small patio.

PARKING: We really want this venture to have zero impact on our neighbors so REQUIRE that you park in the spot on the south side of the studio rather than on the street in front of neighbors' houses or blocking the alley. Automatic security lights will light your way. Be mindful that there is a retaining wall marked by thin reflector posts--don't fall or drive over it! They are standard size parking spots but, being on the alley, require a little skill to get into. If you are *at all* nervous about parking your car there, let me know and we will happily and promptly park one of our cars back there.

IF YOU BLOCK THE ALLEY with your car, we WILL come knock on your door and you will be required to move it. It is the single complaint we've had from neighbors and if they complain to the city, our Airbnb gets shut down immediately. It's that simple. If you leave your car blocking the alley and we cannot locate you, it will be towed at your expense.

Interaction with guests

We respect your privacy and will keep contact to a minimum. If you have any questions about or issues with the house, or simply want suggestions on where to go and what to do, please do not hesitate to text us. A contact number is in the information booklet. We will reply as soon as we can. We try to be sure the place is completely ready, stocked and self-explanatory and since we are busy people (aren't we all?!) it might take us an hour or two respond during the work day or weekend night. But don't worry we will respond! If you need to know that someone is onsite 24/7 to attend to your requests immediately, this might not be the best place for you.

Other things to note

If you're using Uber, just copy and past the following into a message to the driver: "I am staying in the guesthouse located in the alley west of Grant St., three houses south of Connecticut. It is gray with black trim. Please pick up on the south side of the building. Thanks!"

Quiet time is 10:00 pm - 7:00 am. Please respect our neighbors in this family neighborhood.

No pets (so sorry!).

Unapproved guests are not allowed in the guest house after 11 pm. Parties result in forfeiture of security deposit and loss of remainder of stay.
(Don't worry--we are actually quite laid back--we've just had issues in the past so we have a policy now.)

The heated concrete floors are on a set schedule for maximum ease and efficiency. Keep skylight closed in case of rain. Owner reserves right to enter premises if skylight is left open while raining.

Please, please, DO NOT SMOKE anything anywhere on premises. A violation of this request will result in *forfeiture of the security deposit*. If you are smoker, perhaps another property will suit you better.

Seal or refrigerate unfinished food. Food left on counters can attract sugar ants. We only had an issue once and hope to keep it that way.

PARKING: We really want this venture to have zero impact on our neighbors so require that you park on either side of the studio rather than on the street in front of neighbors' houses. Automatic security lights will light your way. Should you park on the south side, be mindful that there is a retaining wall marked by thin reflector posts--don't fall or drive over it! They are standard size parking spots but, being on the alley, require a little skill to get into. If you are AT ALL nervous about parking your car there, let me know and we will happily and promptly park one of our cars back there.
Don't park in or block the alley at any time or a neighbor may get upset with you.

"Fragrance": The owner has a sensitivity to chemical fragrances so we request that guests refrain from using perfumes, colognes, and other products that include the words "parfum" or "fragrance" in the ingredients during your stay. Thank you for your understanding.

Check-in is 3 pm. Check-out is 11 am (airbnb charges a full day's stay for late checkouts, but if you need a later checkout we can probably work something out).

I cannot thank Ash enough for having such a wonderful place for us to stay!! Ash herself was very welcoming and available if we had any needs but gave us so much privacy. The guesthouse was beautiful, cozy and everything we needed for a weekend out of the city, away from work and electronics. Such a fantastic and relaxing getaway!

Great studio close to everything! We loved staying at Ash's place. It has everything you need for a simple trip. The bed was really comfortable, the shower is awesome, and the downstairs has a great layout. It's a short walk to Trader Joe's, where you can buy ready-made stuff to heat up in the kitchen. Ash was very welcoming and easy to contact, everything was clean, and the internet was fast. Would love to come back!

Very clean, modern space. Ash was very easy to communicate with and very helpful. Great bed for a wonderful night's sleep. I appreciated that there was a spot inside for storing my bicycle.

I'm an acupuncturist and feel lucky every day to do the work I do! I love mountain biking, hiking, snowboarding and pretty much anything that keeps me out of doors. If I'm not doing that or continuing work on my once fixer of a house, I can be found reading, cooking, studying and hanging out with family and friends. Life is a gift and I try to make the most of it.

When traveling, I like to get off the beaten path and enjoy clean, thoughtful accommodations where I can get a good night's rest to support all of my adventuring. I've tried to create the same for other travelers!
