We are situated on the old pack road surrounded by countryside! Make our home your home during your stay. We provide a breakfast consisting of cereal & toast.

The space

We have lived here for 17 years, coming home from work each day still gives me that going on holiday feeling and reminds me of arrival day when you get to your holiday location, the house, location and the adventure driving up the private road creates a wonderful feeling. Any guest will agree it's a special place.

This is a shared house with two private rooms a private bathroom and separate lounge for guests. The main guest bedroom is a beautiful large and spacious double bedroom with cast iron double bed, recently decorated and furnished. It contains a double wardrobe with drawers, fitted basin with storage below, a comfortable chair and bedside units. A smart tv with internet access, catch up channels and access to our Amazon Prime subscription.

Our second guest bedroom is nice and cosy with a king size wooden bed, recently redecorated, pictures coming soon, it also has a double wardrobe and drawers for guest use.

We also have a travel cot that could be utilised for babies; please contact us for more information.

We can provide a double air bed for larger groups.

We have a double air bed if required to accommodate two other guests by prior arrangement and an additional fee if your party is in excess of 4 people.

Guests have full use of the main bathroom which is immediately next to the main guestroom with a free standing cast iron roll top bath and a shower.

A separate lounge /living room is at your disposal if you just want to relax or watch TV

There is free wireless fibre optic internet connection available throughout the house.

You will be able to help yourself to tea, coffee, sugar, toast and cereal for breakfast.

We can offer a full English breakfast with prior notice at an additional charge, but it's worth it!

Clean and fresh towels and bed linen will be provided.

Guest access

This is a shared house with two private rooms and a private bathroom. Guests will have shared access to some living spaces in the house including the kitchen & dining room.

There are parts of the house that are over 350 years old and, although the bedrooms are light and large, some of the rooms have a more cosy, 'cottagey' feel about them.

Use our slippers - leave your shoes by the door :-)

Guests are welcome to use the garden - but must be aware it is sometimes a jungle out there! We can provide safe, secure storage for bikes and sports equipment there is also a utility room for dirty boots or wet gear

**Please be aware that, whilst the house is homely and warm, it is still an old house. We're not an all-mod-cons b&b or hotel, this is our home, not the Ritz!**

For a quiet, peaceful and relaxing time there is nowhere better only horses, walkers and cyclists come past the house.

Interaction with guests

If there is anything we can help with whilst you stay with us please let us know, we are friendly and relaxed and we are here to help.

We want all our guests to have a fantastic stay with us at Kebbs Cottage and experience our home as we do.

During your stay we will be on hand most of the time so make use of the local knowledge.

You'll be sharing this former farmhouse with 1 well behaved dog Olly our English Springer Spaniel, 2 adults and occasionally another 2 adults. Occasionally we may have other dogs here as guests.

Please be aware that, although we do not let our dog upstairs or on the furniture he will be in the living spaces and he likes to say hello to our guests, if you tell him to go to his bed he will do as you request and go to his bed, he's very well trained, behaved and sociable.

We can provide information on local cycle rides, walking routes and our local running club! Being situated on the West Pennine Moors you can pick up walks and cycle routes right outside the house!

We would like guests to feel at home and comfortable in our home as long as our house and belongings are respected make yourself at home, please ask if there are any questions or issues or if you need anything.

Other things to note

Our home is up on the edge of the moors, an up to date satellite navigation should get you here but you may need to call for directions!! There is a tarmac and concrete track used to access the house so no other vehicle traffic uses the road making it exceptionally quiet and peaceful.

The main bedroom can have a travel cot/crib if required.

We have a second room available for groups up to 4 people

We can also offer a double air bed if your group is in excess of 6 people

No outdoor shoes can be worn in the house, although indoor shoes or slippers are recommended. We can provide slippers free of charge if you need them.

Any pets staying with guests are not allowed upstairs or on the furniture, we have a dedicated room for pets to rest or sleep in which you are welcome to make use of, you are welcome you bring your pets bed or we can provide a basic mat/cover for them to sleep on. We are also registered and insured for doggy holidays and dog walking, so if you wish to leave a pet in our professional care whilst you go out for the day please enquire directly with us for availability and prices.

No smoking is allowed in the house, although smoking is allowed in the gardens, please tidy your ash and cigarette ends if smoking as we are non smokers.

Arrival preferably after 4.00pm and departure 11.00am although we are very flexible! :-)

The kitchen and all equipment is available for the preparation of simple food/snacks, providing it is cleaned and put away immediately after use.

We do not own a microwave or toaster so all food must be cooked in a conventional range oven and grill.

Unexpected overnight guests are accepted at an additional charge, provided we have the space.

For guests staying longer than a week, the room will be thoroughly cleaned and the bed linen changed once a week unless otherwise requested.

Paul & Vikki are wonderful hosts and really made us feel very welcome in their home. We enjoyed chatting with them, eating their delicious breakfasts, petting Olly the dog and relaxing in their beautiful home. I had a bit of difficulty finding the place because I hadn't worked out how to use the post code in the satnav but Paul kindly fetched me and bought me back to their charming cottage welcoming me with hot soup and a cup of tea. I was only there for the night but Paul and Vikki made me feel very welcome. The bedroom and facilities were comfortable and clean and there were small touches of hospitality everywhere. I highly recommend Kebb's Cottage!

A delightful house in a truly quiet location. The interior is a quirky delight and the warmth of the hospitality excellent. Both Paul and Vikki have great interest and knowledge about the area which opens up the heritage of the surrounds. A very memorable visit which whetted my appetite to return and see more. A lovely welcoming home. We were shown to the utility room to dry our clothes and shoes from a very wet cycle there. Beds were very comfortable and the shower was great! Very attentive and friendly hosts

If you're anywhere near Darwen don't consider anywhere but Paul and Vikki 's lovely house. In a beautiful quiet location yet close to local amenities. The welcome I received couldn't have been warmer and my only regret was that I couldn't stay for longer. Thanks again Paul, Vikki and Ollie the Springer.
