The space

Come enjoy the best of the Beach & the Big Apple! Just a block from the beach & 2 blocks from the Subway that goes directly to Manhattan. The space includes air conditioning, full kitchen, bathroom, backyard w/ gas grill, surfboard, bike & beach stuff to borrow.

Air-conditioning, fans, full bed, couch/futon, air mattress, full kitchen (full size fridge, gas stove, microwave, blender, etc), bathroom, living area, with sound system for phone or ipod, the entrance through the kitchen looks out onto the backyard, a common-space for the rest of the house, which includes outdoor shower, stereo, movies projected at night, gas (propane) grill, cornhole & games, ample shade, bikes, boogie boards, beach chairs, surfboard and much more.

Guests have access to the rental space and the backyard. They can also borrow anything in the backyard upon request, including beach stuff like boogie boards, beach chairs and umbrellas, available sporting goods.

Myself and other housemates who live in the building, but have separate, private apts. are friendly and happy to provide help in whatever way possible. (see other rentals available at this same address).

We are located only a half an hour subway ride from JFK airport and under an hour from downtown Manhattan, so it's easy to spend the day at the beach and enjoy the best of NYC at night. We're located a block from the beach and boardwalk, which boasts multiple concession areas w/ over 8 food and drink location options. just a 10 block walk down the boardwalk will put you at the locally famous "Rippers" bar and grill. Other such favorite local spots include, "Playland Motel and Restaurant" - 2 blocks away. "Rockaway Surf Club & Rockaway Taco" - 15 minute walk from rental space. "Connolly's Bar" - 1 block away.

Local cab services and Uber cars are available around the clock and we are located 2 blocks from the 98th st./Playland MTA subway train stop. for short distance travel, bikes & skateboards are available.

The building this rental unit is in a house shared by a tight knit group of truly exceptional and friendly folks who also Air B&B their spaces and are extremely generous and helpful to our guests. We all work together to help everyone lucky enough to stay with us.

Generally, we're a fun, happy house that can have a good time but we also value our individual privacy and need for peace and quiet, which there is an abundance of. don't worry, there aren't any strict noise policies or "lights out" rules.

We had a great time in Rockaway at Glen's apt. The location was just what we were looking for (practically on the beach). Glen was friendly and generously let us use his beach gear too!

The listing is misleading to the point that it should be taken down. There is not enough room for four nor five people to stay there, even if it was a cheap option - which it is not. It's enough space for at most three people to stay comfortably with their things. We could not walk without stepping on a sleeping surface, particularly annoying as you have to navigate through the sleeping area to get to the bathroom. The host did not leave the property for our stay. He said he was going camping at another beach, but instead slept in a tent in the backyard. I am not kidding. We rented a place to be by ourselves and did not appreciate that he was around a lot during the day and at night. Nothing was made or set up but the main bed when we arrived. There was no air mattress for us to use as claimed in post. There weren't enough pillows or towels, though the host did go buy the former when I mentioned it. Other notes about the space: It's a studio unit with one full bed, a mattress you can put on a hard wooden surface and a two-inch think foam futon cover (with no futon) the size of a full mattress. The kitchen in and of itself was fine, though we had to move a table from the sleeping area into it to fit ourselves, making it difficult to walk in there and access the fridge and stove. The a/c was insufficient - the cheapest, most basic unit that could not keep the room chilled enough at night to sleep, in spite of being on the first floor. One of my friends sat outside on a lawn chair in the middle of the night just to cool down. The wifi did not work. The place is not in good shape; the apartment has the kind of issues I generally associate with unremodeled rent stabilized housing around New York: the screen door was very difficult to open and close so you either had to keep the main door closed or have bugs come in; the shower dripped; the tile in the bathroom was uneven, with holes in slots; the hot and cold water were switched in the kitchen; etc. The outdoor area is nice, albeit muted by the tent situation and consistent presence of the host. We had fun hanging out with the neighbors, however. Rockaway Beach is definitely a fun place.

When Rebecca arrived she seemed nice enough. Then she told me her group was bringing an extra person on top of how many she booked the space for. The day after her and her group's first noisy night, I did my best to be a friendly and diplomatic host by offering her the chance to pay just half the cost shown in my listing for additional individuals after two guests, and from that point on she ignored me and any further attempts to communicate. The first night, her and her group stayed up in the common-area backyard well into the early morning, drinking and creating so much noise and an overbearing presence, our neighbors complained and other Air B&B guests in the building didn't feel comfortable sharing the backyard common-area w/ them. She continued to ignore my request to communicate through when she and her group checked out, not even replying to my inquiry if they had even left yet after the scheduled check-out time. She never returned the key to the space and left it a mess, including a spray of vomit on the back of the bathroom door that was left to dry, leaving it permanently stained. The only communication received from her was in response to my final message to her that one of her group members left a bag of clothes and did she want me to hang onto it for someone to pick up. No surprise, that was the one message she did respond to. It became clear that this guest and her group had little to no concern for the "campsite" rule of leaving a space or an area the way you found it, or respect and common courtesy in regards to noise for others in close proximity. I would NOT recommend approving any reservation request from this individual unless you don't care if your space is trashed, your neighbors aren't pleased and your efforts to be a helpful, conscientious & communicative host are thrown back in your face. THUMBS DOWN. ***There was an air mattress, it wasn't requested by this guest. The wifi definitely works, but this guest never said they had any problem throughout the duration of their stay. The A/C is sufficient, and no mention of it's inadequacy appears in any other reviews. The tent in the common space is a beach shade tent placed in the area of the backyard that receives the least amount of direct sunlight, in the furthest corner from the house, for shade and relaxation, in addition to the sun-sails hoisted over a large part of the backyard common-area, pictured in the listing. After sleeping on the 3rd floor of the building in another room on the first night of this groups reservation, i rescheduled my plans to leave town for fear the 2nd night this group was there would be worse than the 1st, which neighbors and other Air B&B guests complained about. The sleeping accommodations ARE adequate for up to 5 people, but only intended for sleeping. Numerous, detailed photos of the space are clearly shown in the listing. When booking this space, this guest obviously overlooked the details in the listing regarding what the accommodations were like and it's pricing details, in favor of assuming what she would prefer for her own benefit. Hosts be warned about this guest and her lack of communication. If there's something you might need to discuss with her, expect to be ignored to the point of utter disrespect. She claimed that once she arrives at an Air B&B booking, she doesn't have any obligation to communicate w/ her host, for better or worse. Imagine that. Again, Thumbs Down :-(

The apartment was exactly how it was surprised. It a great little suffer getaway from Manhattaners or someone costing that wants the whole New Yorker summer experience. Glen was great! He was very helpful, welcoming and just a really nice guy :)

This little apartment one block from the beach was great! Cool concrete backyard area with grill access. Full kitchen and a nice little living room/bedroom. Glen was a great host and even hooked up his projector for us so we could watch a movie. Would definitely stay here again!

This place is in a great location in Rockaway Beach - about a block to the beach and close to grocery shopping, bars, restaurants, etc. The building where this apartment is located has a shared back yard, grill, etc. Paid around $250 for a one night stay - after fees. etc. I would not recommend this location however, if you are looking for an, even remotely, private getaway. While the listing is for "entire apartment/home" that is really not what you are provided with - the host returned to the apartment a few times after we checked in and apparently had not made alternate plans for his own accomodations, as he stayed awake directly outside the apartment front door for our entire stay - which was incredibly off putting, to say the least! I am however, pleased to see that, after hearing my complaints, he adjusted his listing to remove the ammenities which were initially promised but, which he removed for his own use during one of his return visits to the apartment. All together, a cool place, but based on the lack of privacy, etc. would not chose to return for the price.

I would have complimentary things to say about Jocelyn as a guest at my apartment while she and her companion stayed here, they were initially friendly and easy to communicate with, and seemingly laid back folks, but after asking that she pay for an additional 3rd guest that also clearly stayed the night as well, despite their efforts to keep that from my attention, she would not get my approval as a guest if you're a host, especially if she wants to bring her two small dogs. In our very first message exchange, she asked if she could bring them, and i said sure as long as they were house-broken. But when i asked if i could grab something from inside the space real quick, to which she happily said sure, i saw there were multiple "wee-wee" pads on the floor. House-Broken dogs DO NOT require wee-wee pads. They also barked constantly when they were left alone in the space, to the dismay of our guest in the house. My alternate accommodation were in another apartment in the house, but i fell asleep in the backyard common-area watching movies i was projecting for other Air B&B guests. Definitely wasn't directly outside the space the entire duration of Jocelyn's stay, i came and went from the common-area backyard. It might have felt like i was directly outside the apartment because they were nervous i'd notice the extra gentleman guest who came to the backyard w/ a case of beer at night but was conspicuously never introduced to anyone, didn't to leave the apartment once he entered. Additionally, i asked Jocelyn and her companion when they were checking in if i could put the projector in my apt. in the backyard for the night because i was planning on screening beach movie for all current Air B&B guests in the building, who also had access to the common area. They cheerfully said sure, and i said they should watch with us. The negativity that has arisen from this reservation only started after i asked for the additional fee after their check-out for their extra, shadowy 3rd, guest, since they only paid for 2 people during their stay. Seems like the panicked, response of someone caught being dishonest. Since Jocelyn signed up with Air B&B earlier the same month as her reservation, i don't think she understood the basic differences btwn booking a traditional hotel or motel and staying w/ an Air B&B host that lives in the space their renting when they're not renting it to a guest. I hope she does so as not to cause a similar experience for any other Air B&B hosts. :-(
