Lovely old lock keepers cottage in very unique location between the river and the canal. Beautiful views, great for cycling and walking or for just enjoying the location and relaxing by the wood burner.

The space

You are allowed to bring a dog at an extra charge of £20, but please let me know if you wish to do so. No cats, sorry.
There is no WiFi and the small television there is only for watching DVDs, there is no television connection.
The kitchen is quite well equipped, with oven and hob, microwave, dishwasher, two small fridges and a very small freezer.
There are two bedrooms, one which can be with a double, twin or 3 or 4 single beds, the other bedroom is set up either with a single, a double or twin beds. So quite flexible bed arrangement and you need to tell me which set up you want.

Guest access

The cottage is NOT in Topsham, but on the other side of the river from Topsham. The cottage is located a 10 min walk from the nearest car access (end of Station Road, Exminster), which is also where you park. Right by the cottage is a ferry landing for the little ferry, which sails across the river to Topsham between about 10am and 5 pm from April to end of September, tides allowing. For most of the winter it operates on weekends.
Some winters the road through the marshes to the car park floods for a few days. Rarely has this been a problem for cottage guests but it has happened, however, either it's been arranged for the guests to have bikes (cycle path does not flood) or they have left early - fully refunded. Please ask further if this is something which concerns you.

Interaction with guests

I may be able to pick up supermarket shop (Waitrose, ordered over internet by you) and take it to the cottage so ready for you when you arrive.

Other things to note

Due to the very close proximity of both canal and river water, you need to consider carefully if it will work for you to bring children who are not able to swim.

Absolutely beautiful place, perfect for relaxing and getting away from everything-yet still so close to the city. We hired bikes so didn't need the car at all during our stay which made it even nicer. Would love to come back again, could happily have stayed much longer!! Vivianne was great; prompt replies and so helpful with my questions. Thank you.

Staying at this lovely cottage was a great idea! Everything was very cosy and tastefully decorated, great for family time with games and reading at the chimney. The house is more spacious than it may seem from the outside. To mention is that there are no doors between the diferent levels (bedrooms and living room), so everything is really close. Kitchen and Bathroom are of course seperate rooms. The surroundings are beautiful and perfect for walks. Vivianne is a great host and even dropped by to give us more sheets for a guest that decided to stay spontanously. Thank you again Vivianne!

I was in Exeter to work at Westpoint exhibition centre and it was lovely to leave there in the evening and find my way to the peace and quiet of the Lock-keeper's cottage at the end of a country lane and then to have a 10 minute walk picking blackberries before I got to the door. There was everything that I needed and it was warm and comfortable and very picturesque.

My husband and I plus our 3 teenage daughters had a very comfortable stay in the lock keepers cottage. The girls initial alarm over the lack of wi-fi subsided into an appreciation of the wonderful tranquility of it all. There are plenty of board games for entertainment or simply watching the swans and the occasional boat drift by. Access and trolley arrangements all worked well if you arrive by car but you could easily stay here with only a bike for transport. The excellent cycle track along the canal takes you into the centre of Exeter in 30 minutes. If that's a bit too far it's only 10 minutes in the other direction for food and beer at the local pub. As all the other reviews confirm, despite its slightly isolated location it is wonderfully well equipped with everything you could need for a quiet and relaxing stay. We would love to come back another time.

Location is everything and this was a superb one. You get the impression to be totally isolated, but you are near to all you need : nature at footstep and small effort to reach shops etc. Ideal for family with children (who can swim already).
