This is a stand-alone house that is part of an unattached duplex. The one that you'll be staying in is my home. It is a small house with 2 bedrooms and 1 bathroom, Jack-and-Jill style. There is a yard with California-drought grass, meaning it's currently brown. The kitchen has plenty of refrigerator space but cabinet space is limited.
I'll be in Europe this summer and am looking for a long term guest who will respect my house. I'll have someone nearby for serious issues if they come up.
This neighborhood is safer than similarly trendy nearby Echo Park and Highland Park. It is also on flat ground, which makes driving and biking much easier.
One bedroom has a full closet and a smaller closet occupied by a washer and dryer. There is added furniture for storage. Most of my things will be there but arranged to make space for yours and I can put some in storage. There is also a TV.
The second bedroom has a full size bed, desk, and small closet. There is a Jack and Jill bathroom between them with a shower. The living room has a sectional couch that could accommodate 2 additional people, if necessary, but it's definitely not ok to use the house as a crash pad or to party here. There's a porch with a patio furniture and a front yard. It's great for mature people who are coming to LA to visit family/friends or to explore the city but relax in a quiet neighborhood at night.
The living room furniture is new and not cheap. My last Airbnb guest ruined a lot, including a $2500 couch, and Airbnb didn't cover an of it, so I've added a large security deposit and ask that you act responsibly around my furniture. No pets! As long as you are respectful of the furniture, you'll get all of the deposit back.
All furniture and appliances in the house are yours to use, including Netflix account and Smart TV, and coffee machines. Anything a standard hotel provides, I expect that you'll use while in my house and those things will be provided. I cannot promise anything else because I can't predict what every guest will want, but I live here and have everything I need to do so comfortably. You can use any kitchen tools and appliances as well as linens, but please ask before using consumable products. Because I live here, I have many personal items and products that I expect will be left undisturbed.
There is a riverbed a block away that is lined with parks and a bike trail. Silverlake Reservoir, Elysian Park, and Griffith Park are also very close.
Interaction with guests
I will be available by phone or email but won't be at the house during your stay. I will try to respond to your inquiries quickly but I do have a full time job and can't prioritize managing an Airbnb listing or guest above it. I haven't had a problem yet but if you are going to expect service equivalent to a hotel concierge, please don't request to book.
My tenants will be in the other house. You probably won't run into them unless you try to. I rarely encounter them.
Other things to note
This house was originally located in the current location of Dodger Stadium. It was picked up and moved here when the homes in Chavez Ravine were removed and/or torn down to build the stadium. I think it's fun to live here because it makes the Dodgers literally my home team:) Additionally, the property and the one next door was owned by one of the stars of Sons of Anarchy until I bought it a few years ago. I still get his mail from Harley Davidson sometimes.
Please just treat my home, belongings, and neighbors respectfully. No smoking inside. No parties. No guests on the property who are not documented on the Airbnb reservation (because Airbnb insurance won't cover any damage they cause or replacements if they steal anything). No pets. Please use a coaster when bringing drinks or food into the living room and do not put it on the couch. I appreciate when guests ask before using or eating any personal items or consumable things that aren't typically provided by a hotel. My tenants and neighbors will let me know if these rules are broken and appropriate action will be taken.
