This is a large first floor flat in a traditional Edinburgh tenement, this property is big, bright and airy and right in the heart of Edinburgh's Old Town. It's perfect for exploring the city.
Just 300 metres from the famous Royal Mile with two libraries within 200 metres and the magnificent Scottish museum within 100 metres.
The entrance to Edinburgh's most popular park 'The Meadows' is just 50 meters away and there are four restaurant / cafes all within 100 metres. A great place to be.

The space

Comprises of 2 double bedrooms both with double beds, a box room, large open lounge, large kitchen and dining area, bathroom with bath & shower. The box room houses a fold down bed if needed.

Double glazed throughout to minimise external noise.

The space is newly decorated and modestly furnished with stripped wooden floors throughout.

Guest access

The flat is on the first floor of a traditional Scottish tenement, with no lift, so not suitable for anyone who has difficulty with stairs.

Interaction with guests

We're local and hope to make you feel at home and answer any questions you may have. This is an amazing city and we're happy to point out some hidden treasures that the tourists don't usually find.
If you are a geology, history or architecture fanatic then this city is for you!

Other things to note

The flat has been redecorated and party refurbished, and so is in excellent condition.

Please don't be put off by our small number of reviews, we took a year out in 2016 and have just started again in April 2017. If you need any more information please do get in touch.

This is a strictly non-smoking flat, no pets or parties please.

This is a traditional Scottish tenement stair, with two flats on each landing, so it's expected that everyone shows consideration to our neighbours.

Guests are requested to ensure they leave all sets of keys in the flat when leaving. Please push the last set of keys back through the flat letter box flap on the flat door

Our stay in Edinburgh was great and Tony gave us a warm welcome and information tour of the apartment when we arrived. Very central, very lovely, very nice!

It was our first visit to Edinburgh and the apartment is located in Old Town, which was fantastic for us. We were able to walk most places and the bus service was outside the door. Tony was a great host and gave us some good tips. The apartment was clean and well maintained but a bit dated, however, I expected this from the reviews I read. You will need to walk up 2 flights of stairs to reach the apartment so please keep that in mind. We would rent the apartment again. Thanks Tony for your hospitality.\ Best, Bonnie

Yes the flat is a bit dated but then again it was built in the time of Queen Victoria and is located in the heart of Edinburgh Old Town. Yes there are stairs as this flat is on the first floor above street level. It is part of the classic Edinburgh Old Town with shops, pubs and restaurants at street level and residences above them. Tony's apartment was in a brilliant location, right in the heart of the city and close to all the main attractions and lots of restaurants, cafes and nightlife. We stayed with 2 young children and a baby, and the apartment was huge, so plenty of space for the children to play and us not to get on top of one another. The apartment was clean (oven aside, that wasn't the best, but I guess not many people would be cooking during their stay! If we didn't have kids we'd be eating out all the time!) and well kitted out. Tony was a thoughtful host, giving us suggestions before we arrived on things we could do with the children. The front bedroom was quite noisy during the night due to people coming out of bars/pubs (although didn't particularly bother us) so might not suit someone who is a very light sleeper, but it wasn't a big problem. Big thumbs up from us, and would definitely recommend this apartment for a great value stay in Edinburgh.

The location is very convenient at walking distance from the main tourist attractions. Tony was extremely helpful getting some groceries for us as we were arriving late. The building is a little old but it only ads to the real live experience and was not an issue for us at any time. Our overall experience was great and we recommend Edinburgh and Tony as a host.

Perfect location. Everything as described. Spacious and enjoyable. Tony the perfect host met us on first day and on call for anything we might need. We loved staying so central in a beautiful large flat with a cosy feel.
