Please note: though this space is very close to all the fun and entertainment Nashville, and especially 12 South has to offer, it is in a quiet neighborhood and is not suitable for loud noise and/or partying. There may also be guests staying on the floor opposite yours, please be conscientious of them. Smoking, vaping, and pets are not allowed.

Ground and second floors are independent units with separate entrances. Each unit includes: bedroom with queen-sized bed, living room, full bathroom, and a full kitchen equipped with refrigerator, stove, and microwave, and Keurig coffee maker. However, I definitely recommend the many great coffee shops and restaurants nearby. We’re in a totally safe, family-friendly, walkable area!

Again, you have the entire floor that you booked and it is completely private. It's clean, very functional, and uncluttered as it's dedicated to AIRBNB guests only.

Please, read this rental agreement entirely. You agree to the following once the booking is confirmed within the Airbnb website.

The property address, dates of the booking, number of guests, and rates of the booking, and total fees due are recorded within the Airbnb website. I will send the key lock box code and entry details the day before you arrive via the Airbnb messaging system.

SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement is made between Blaine Archer the homeowner (“Owner) and the guest (“Guest") as set forth within the Airbnb website as of the date last set forth on the confirmation page of the Airbnb website. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1.Property. The property is located at: set forth within the Airbnb website

1.1.The property is furnished and includes television, microwave, toaster, refrigerator, stove/oven, hairdryer, iron/ironing board, towels, bed linens, soap, and shampoo.

2.Rental Party: The rental party shall consist of Guest and the following persons:

2.1.NONE unless set forth on the Airbnb website during booking process or as discussed in writing via the Airbnb website or phone text with Owner

3.Maximum Occupancy: The maximum number of guests is limited to 4 persons.

4.Term of the Lease. The lease beginning and ending dates and times are explicitly stated within the Airbnb website.

5.Rental Rules: Guest agrees to abide by the Rental Rules (attached as Exhibit A below) at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

6.Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

7.Insurance: Property is fully insured and in compliance of city and county codes. However, I encourage all renters to purchase traveler insurance.

RENTAL RULES

1.Smoking is NOT allowed.
1.1.Burning of candles or incense is NOT allowed
2.People other than those in the Guest party set forth as stated above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

4.Keep the property and all furnishings in good order.
4.1.Do not move furniture.
4.2.Do not place food or drink on furniture.
4.3.Food and drink is NOT allowed on the desk in TV room of the Home (first floor unit).

5.Only use appliances for their intended uses
6.Pets are NOT allowed.
7.Parking:
7.1.Home (first floor unit): May park on the driveway or on the street. Do NOT allow vehicle or persons on adjacent rock wall at any time.
7.2.Apartment (second floor unit): Parking is limited to the street.

8.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. I do not permit towels or linens to be taken from the units.
9. Fireplace: Use of the fireplace is NOT allowed.
10. Water and Septic: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime.
11. Lock entry doors and windows at all times when not occupying the property.
12. Basement: Do NOT enter the basement.

Post-Stay Information

1.Checkout Policy: Please leave all towels and washcloths in bathtub; leave trash in receptacles (excess trash to dumpster in alley behind property); lock all doors and windows; and leave entry key locked inside the key lock box.
2.Late checkout is NOT permitted unless approved by Owner.

If you're going to Nashville, stay in 12 South... If your staying in 12 South, stay at Blaine's Place. Beautiful house, very well appointed, clean and comfortable. It has everything you need and more to serve as your stepping off point for many great things to do and see in the area. The local restaurants are amazing for breakfast all the way through to late night cocktails. The area and house both feel very safe and private. I would definitely recommend this stay to anyone going to Nashville. Thanks Blaine for making this part of our trip so great!

Blaine's home was a great place to live during our time in Nashville. We stayed three blissful nights. His home is equipped with quality products and furnishings. The house is clean and spacious for a couple. It has everything you need for a most relaxing stay and sleep. Blaine's home is located in the 12 South area with many restaurants, boutique shops and two awesome music stores. It's about a 15 minute walk to the nearest grocery store, Kroger. We enjoyed dining at Bartaco and drinking at the Embers Ski Lodge. Lyft to downtown will run between $7-$9 depending on where/when you are going. You will like living in Blaine's home. Have fun, enjoy!

Excellent location in 12 South, wonderful neighborhood and no problems finding parking on the street. Host contacted me a few times to make sure that all was going well with the stay, really went above any beyond to make sure we had everything we needed!

I booked this airbnb for my parents while they were in town visiting and it did not disappoint! It's just steps to 12 South, which is a prime location. The house was very clean and well maintained - would definitely recommend!
