Our beautifully updated and well-maintained 5 BR, 7 bed, 3 bath villa is only a 10-15 mins from from Disney, and includes a heated pool. It is professionally managed, and high quality service is guaranteed. We hope you'll choose to stay here!

The space

Our beautiful updated and well maintained villa has a south facing pool, and is only 10-15 min drive away from Disney World. Surf the internet on our Hi-speed wifi, relax and watch TV in the bedrooms, cool off at pool while having a BBQ.

Stylishly furnished to a very high standard throughout its open plan lounges, hallways, dining area and kitchen, plus 5 varied bedrooms - 2 of which have full en suite facilities. Sleeps up to 10. Well-equipped kitchen and laundry, with the full range of modern amenities needed to make this a home away from home.

Both the king and queen master bedroom suite provides a spacious walk-in closet, dresser and mirror, and cable TV. It also includes a pool view, cathedral ceiling, ceiling fan and lights. 2 different themes separate our boys and girls' bedrooms, which include two twin-sized beds.

3 full bathrooms complement our living spaces in the villa. They include freshly laundered towels and plenty of toiletries. including a hairdryer.

The full kitchen includes a stove, oven, refrigerator, microwave, 4-slot toaster, coffee maker, blender, cookware, and tupperware. Plates, dishes, glasses, and silverware are provided. Our gas grill BBQ by the pool provides the perfect chance for your family to enjoy the food alongside the natural weather.

Washer/dryer and an ironing board are included.

Guest access

Guests enjoy the full enjoyment of the property and its amenities. For information on pool heating, please see the section in the housing rules section.

Obviously, please do not tamper with any mechanical functions of the home, like the HVAC, mechanical, or plumbing systems - the owner and management company will gladly address those issues if needed.

I am available daily via email and phone, if needed. Additionally, the management company is available for any maintenance emergencies.

Please ensure you read and understand the following terms and conditions. If you have any questions, please do not hesitate to contact us (the Owner) for clarification before you complete the booking. Your vacation home rental includes accommodation as booked, utilities e.g.. water and electricity (excludes pool heating unless otherwise stated), local phone calls and US long distance calls.

Booking Deposit

A Security Deposit of $200 must accompany bookings. The Security Deposit will be returned to the Guest within 48 hours after the departure as long as any key(s) are returned and no damage or loss is reported by the Owner's Management Company. If damage is reported that costs in excess of $200, we reserve the right to claim this off the Guest.

Cancellation

Please read Airbnb's policy for "Strict" cancellations for our cancellation policy.

Occupancy

The maximum number of guests allowed is 10 with the condition that all persons sleep in the bedrooms/beds provided. Any unauthorized use of the villa will result in the immediate termination of the rental agreement.

No parties of guests who are all under the age of 21 will be accepted.

Care of the property

The Guest agrees to pay the full cost of any breakages, losses or damage to the property (the Owner's Management Company will be sole arbitrators on cause of damage or loss)and agrees to the following:

a) To take good care of the property and leave it in a clean and tidy condition at the end of your stay; b) To report any damage or loss immediately after it is discovered to the Owner's Management Company in Florida; c) To permit the Owner or their Agents reasonable access to the property to carry out any maintenance if necessary; d). Not to sublet or share the property.

Arrival and Departure

The property is available after 4:00 p.m. on the day of arrival and must be vacanted by 10:00 a.m on the day of departure. Failure to comply with this may result in extra rental charges which the Guest agrees to pay.

Pool Safety

As the villa has a pool, the owners and the owner's agents do not accept liability for injury whoever caused as a result of using the pool. Guests may use the swimming pool at their own risk. They should always observe the pool safety notice displayed in the pool area. Diving is not permitted. The house exit door onto the deck is fitted with an alarm but guests are requested not to allow unsupervised children to use the pool at any time. Please report any alarm failure to the management company immediately. Plastic glasses and crockery are provided for use around the pool. Glass and crockery is not allowed around the pool.

Pool Cleaning

The pool is cleaned and chemically balanced every week for your safety and comfort; however on rare occasions it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemical levels. Should this occur during your stay it will be necessary for you to vacate the pool for a period of 12-24 hours for safety reasons.

Pool Heating

Pool heating is an optional extra arranged at the time of booking, for a rate of $135 per week, or $20 per day. This is subject to weather conditions; the colder the weather the longer the heater will take to warm up. Guests are not permitted to touch the pool heater controls. Any sign of tampering and the pool heat will be turned off with the payment being forfeited. Pool heating will be switched on during the day ordered and may take some time to heat the pool to optimum temperature. Having ordered pool heating, The Owner is not responsible for the weather and, if it's warmer than expected, pool heating still has to be paid for.

Like you, we have no control over the weather! We are unable to guarantee the water temperature with pool heating as this will depend on the prevailing weather conditions.

The heater is a mechanical device, and can be subject to electrical / mechanical failure. If such an occurrence was to happen, every effort will be made to repair the heater. If the guest has paid for pool heat, then we shall refund only the days you are without pool heat. We cannot and will not refund for anything that has not been paid for. Any problems with the pool should be reported to the Management Company.

Climate and Air Conditioning

Florida has a sub-tropical climate. It is vital that all doors and windows are kept shut at all times to keep out the heat, humidity and any unwanted insect visitors! The villa is treated regularly to repel such insects. Failure to keep doors and windows closed will result in excessive use of air-conditioning, the cost of which will be deducted from your security bond. Guests are not permitted to adjust the air-conditioning which has been preset and locked to a comfortable level. It is all too easy to freeze up the unit causing the system to fail.

Cleaning

The property will be cleaned prior to your arrival and after your departure. Should you require extra cleaning this is available on request. Although the villa will be cleaned after your departure it must still be left in an orderly state and all kitchen utensils washed. Should the villa need extra cleaning then the cost of this will be taken from the security deposit.

Travel Arrangements

The guests accept full responsibility for making the right travel arrangements to the villa. All passports, visas and travel insurance are the responsibility of the guest. Travel insurance is vital for you and your party. WE STRONGLY ADVISE ALL OUR GUESTS TO TAKE OUT TRAVEL INSURANCE FOR YOUR WHOLE PARTY, WHICH INCLUDES CANCELLATION CHARGES COVER (UK GUESTS ARE ALSO ADVISED TO TAKE OUT A POLICY WHICH INCLUDES MEDICAL COVER) AS SOON AS YOU HAVE BOOKED ANY PART OF YOUR HOLIDAY OR VACATION. IF YOU CHOOSE NOT TO DO THIS, YOU NEED TO BE AWARE THAT YOU WILL PERSONALLY BE RESPONSIBLE FOR PAYMENT OF ANY CANCELLATION CHARGES WHICH MAY BECOME DUE.

Smoking Policy

We have a strict NO SMOKING policy. If the management company finds any evidence of smoking at the house during your stay, this will be regarded as a serious breach of contract and you will be evicted immediately. All monies paid will be forfeited and you will be liable for a deep clean fee - this will include but is not limited to, professional cleaning of all soft furnishings, linens, carpets etc as well as a clean air fee, to replace all air conditioning filters and de-odorising costs.

Code of Conduct

Sandy Ridge is a residential community. The actions of all members of your party should not interfere with the enjoyment of either holiday makers or residents of Sandy Ridge. Please do not use the pool, play loud music or engage in any activity that may cause inconvenience to your neighbours after 10.30pm or before 7.30am. In the event of any member of your party causing distress, danger or annoyance to any other holiday maker or resident of Sandy Ridge or damage to any property the owners reserve the right to terminate the rental agreement immediately and forthwith. The owners and Management Company will not be liable for any costs you will incur, nor shall we pay any compensation nor make refunds due to this action.

Complaints

We sincerely hope you do not have any! ...But in the unlikely event that you wish to register a complaint during your holiday, contact the property management company immediately and follow this up with a letter. Give a copy to them and send us a copy on your return. Unfortunately we are not always able to control the components of your rented accommodation and it is possible that an advertised facility may be withdrawn or changed due to circumstances beyond our control and for which we cannot accept liability. In accordance with the Sandy Ridge Homeowners Association rules, no truck or van, boat, trailer, recreational vehicle, commercial vehicle or other types of non passenger vehicles, equipment, implements or accessories shall be parked, stored or otherwise kept on any portion of the property or elsewhere on Sandy Ridge. The connection of the villa's utility supplies to any external vehicle / appliance is strictly prohibited.

Liability Limitations

The owners or their agents will not be held responsible for loss or delay, whatsoever caused beyond the owners’ control: i.e. Strikes, riots, fire, war, threat of war, terrorist activity, industrial dispute, flight delays or cancellations, natural disasters, adverse weather conditions, flood, transport problems of any kind, or any other event ( this list is neither exclusive or exhaustive.)

The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects whatsowever caused as a result of the use of the villa and pool.The owners accept no responsibility for guests’ property while they are in the villa and pool area.

The owners accept no responsibility for lost, misplaced or stolen property, which guests may have left in the villa or grounds.The owners and Management Company cannot accept responsibility for the sudden failure of villa equipment but will take reasonable action to rectify such failure upon notification by the guest.

No liability is accepted by the Owner for loss of main services or failure of appliances, nor for the consequences of the actions or omissions of persons who may control supply of mains service, nor any actions taken in the vicinity of the property by any authority over which there is no control by the Owner. Furthermore, it is possible that some construction work may take place in the area of new homes. The Guest should establish the status of the development prior to booking.

In the unlikely event that circumstances beyond the owners’ control necessitate a cancellation of the rental agreement, the owners reserve the right to cancel any booking at any time and would only be liable to refund monies already paid by the client. This will be the full extent of the owner's liability in such circumstances, and they shall not be responsible for any other costs connected with any such cancellation

The house was perfectly located new all the Orlando attractions. The house was beautiful. The neighborhood was beautiful and the park was great for the grandkids. There were a few thing that were unlikeable. Unfortunately there were little ants throughout the entire house, especially on the bathroom counter of the master bedroom. My daughter in law had to buy a bug spray and spray the bathroom and bedroom with the attached door to the pool. The remaining container of bug spray was left in the main closet in the foyer area. Highly recommend that the cleaning crew spray the entire house prior to new tenants. The fact that I paid $30 for the use of the Barbeque and was unable to use it because there was no propane in the tank. I asked to be credited the money and still have not received the credit. The blinds in every room in the house were falling apart or off. I had to replace about 7 blind strips in all the bedrooms. The comforter in the master bedroom needs to be replaced, all the inside material was either at the end of the comforter or matted in the middle. The lounge chairs around the pool area were cracked or had broken spots in the sitting area of them. The patio table chairs were rusted and one chair had the bottom piece fall off. The screen house around the pool had some tears and rips in it allowing bugs to get in the pool area. The closet in the little girls themed bedroom kept popping off the track when opened.

La ubicación bien pero necesitas auto para moverte está alejado de los sitios de interes. La casa muy cómoda. Hay que mojorar algunas cosas. Aparte de la televisión y piscina no tiene juegos de entretenimiento familiar. Hay que reparar la mesa de billar y la mesa tenis de mesa, no funcionan. Reforzar las sillas de la cocina y las camas twins. Aparte de eso todo muy muy bien se las puedo recomendar. Muy acogedora y espaciosa, tiene 5 recámaras tres baños y amplia sala comedor. Ideal para viajes en familia. La atención de Luxi bien siempre pendiente vía telefónica y por correo. Recomendada!!!
