Poulton Cottage is a sweet and simple cottage 150m from the beach, an easy 1 hour drive from the Melbourne CBD. It is a low maintenance, child friendly, simple and relaxing place to stay.

The space

Did you go on family beach holidays when you were a kid? This is probably the type of house you stayed in back then (although with a new bathroom - some things you just have to have!). It's family friendly and hassle free, not to mention 150m to the beach and 100m to the shops and is an easy 1 hour drive on East Link and Peninsula Link from the Melbourne CBD. It is our much loved holiday house and is in a seriously brilliant location.

If you look at the photos you'll see the floor looks pretty terrible - but not any more! They've all been sanded and polished and look brilliant.

There are 3 bedrooms inside the house (one with a double bed, one with two singles and one with a bunk and one single) and then an outside bungalow which adjoins the house, which sleeps 5 (two bunks and a single bed). The bungalow is great for kids - perhaps not so good for adults. There is also a portacot and high chair available. This house is perfect for 2 families with a bunch of kids. Bookings for 12 adults or bookings for buck's nights or boys' weekends away (even with fewer people) will be declined - sorry :)

The bathroom has been recently renovated and has a walk-in shower and easy care flooring (can't see that sand!) The second toilet is outside in the outhouse.

The family who owns this house uses it regularly and you are welcome to use any left-over items such as our coffee, tea, sauces etc in the cupboards and use all the games and books as well. Please note that there are some of our own items that remain in this house. You'll need to bring your own linen, or I can organise some for you at a cost of $20 per person which goes directly to my lovely cleaner Jan. (But you'll need to make your own bed). The linen will include 2 sheets per bed, pillowcases, bath towels, beach towels, tea towels and a bath mat. Doona covers and mattress protectors are supplied either way.

There is a very large back yard (perfect for backyard cricket), an outside shower, laundry and bathroom, and a playground around the corner about 50-100m away. The shopping centre is also about 100m away with an excellent supermarket and take-away restaurants including fish and chips, pizza, Indian food and an ice-cream shop. If the need should arise, there is both a Doctor's surgery and a Vet around the corner, around 50m away.

There is also a fantastic board-walk about 5 minutes walk away where you can burn off a few calories while your dog meet lots of other canine friends. The beach is around 150m away and is safe and sheltered. There is kayak rental on the beach to add to the fun!

Check in is at 1pm, and check out at 10am. We can give you early check in or late check out depending on other bookings.

Please note there is a mandatory cleaning charge of $80.

Guest access

The whole house and the huge garden are all yours for the duration of your stay.

Other things to note

Pets are welcome. The yard is completely enclosed although please note escape artists might be able to make their way out through the garden! We have made every effort to make it impenetrable but can't offer any guarantees.

Great location, easy walk to beach and shops. The kitchen is a little cramped but the house is otherwise ideal! A great spot to have an easy and convenient stay in Mt Martha.

We stayed in Anni's house for our wedding and hosted a day after BBQ in the glorious backyard. The house was perfect, Anni kindly left us a bottle of bubbles and fresh flowers, and was great with communication the whole time. The convenient location close to the shops was perfect as well. We would definitely recommend this house to anyone - I think I can safely say you'll be competing with our friends and family for it though!

We had a lovely stay here - we ate out at the local Indian restaurant and Store Fifteen in Mornington. The house was warm and comfortable. Highly recommended.

Amazing location. Extremely close to the beach and shops. It is an old weatherboard cottage with many original features but it is very clean and comfortable. Perfect beach getaway for our family of 4. Large garden which was great for our 2 kids. Excellent communication from the hosts, very friendly. We will definitely be back.

Yes, this house is no palace as the host states but so many great things about this house. The location is perfect, short walk to the beach and shops and although on a main road it is quite. The backyard space is fantastic for a game of backyard cricket and there is plenty of room for kids to play and adults to sit by the BBQ in the afternoon sun. Plenty of beds if you are comfortable making use of the bungalow ( we thought our kids were a little young to be in there on their own so we all squeezed in the house) . The house is old, but very clean and the owners have spent money on the important things like the bathroom, super comfy beds and wonderfully warm bedding (important for a winter stay) , and good heating options.

Ideal for a very short walk to a lovely beach and the shops. Accommodation is as described and is very comfortable. The host responded promptly to our queries before the trip.

Jan my lovely cleaner lives round the corner and is available should any issues arise. You will have her mobile number. The owner (me, Anni) is always available at the end of the phone for any help or guidance too though I'm an hour away so less able to help at short notice.

I'm a mum of three, who loves the beach and welcoming guests to my family's old holiday house. I love the simple life with clean air and walks on the beach, hot cinnamon scrolls straight out of my oven, sewing and reading and drinking really good coffee. I'm happy spending a day by myself but love a good party every now and then. There's nothing much better than camping in hot weather, apart from skiing in winter!
