The flat (103 m2) is between the oldest district of Paris (Île Saint-Louis; Notre Dame) and the totally new one of Ave de France. Half an hour walking distance to Bastille, Panthéon & Île Saint-Louis. By subway, half an hour or less to most sights of Paris (G. Maps).

The space

The apartment is very comfortable : fiber-optic wifi connection, intercom, elevator, separate lavatory, etc. And very quiet & charming.

Leave shoes in the main entrance (carpet on the floor); for people who forgot slippers, I can lend flip-flops.
No food or beverages in the bedroom other than water.
No smoking.
No drugs.
No party.
No alcoholic.
Cookiing is possible, but not greasy food every day to avoid the grim deposits on the walls, and not for a long time.
Wash dishes, cooker and table after the meal.
Two people for the night are possible, but this is more expansive.
You can receive one visitor during the day (night) introducing this person to me at the beginning (however not too often).
You can come back home when you want during the night respecting people who are sleeping.
For long term renting (28 days & more), housework (once a week) and cleaning products are shared; I'll give housework fees back.
I rent out only to quiet, clean and nice people.
Treat my home respectfully as you would your own & leave the place in the same condition as when you checked it in.

I stayed for 3 days at Fabrice's place when I visited Paris for the first time. His house and the neighborhood are very quiet while being decently central, and which has been a good advantage to visit the city. The bed was a bit small for me but only because I'm a tall person. I will definitely recommend to spend some time here and Fabrice is always a message away to be of help.

During my stay I had a good and relaxed time without any major problems. The location is as shown on the pictures and it is close to the metro. All in all, I'm very satisfied with my 5 weeks stay in this apartment.

I have spent 40 days in the room and have no complaints. Fabrice was kind and helpful. The room is nice, comfortable and it is also decorated (as is the whole apartment) in an elegant style, including many paintings (you can see one on the photo). I'd recommend this room especially for those seeking quite room to relax.

I spent three and a half months at Fabrice's and the room had everything I needed: it was clean, quiet and close to the BnF (10-15 minutes walk). The apartment was one minute away to the closest subway, which is good because the subway system in Paris is extremely efficient. As you can see, Fabrice has his rules but if you agree with them there's no problem at all. In addition, he is very attentive to all his guest's needs. I recommend this room specially to those who are looking for a quiet place to study/work (but it's fine to relax as well).

Fabrice is a great host, very kind and available in the accomodation arrangements. The room is comfortable and cozy; the house is very quite, displaying some interesting french paintings. The neighborhood is quite nice, has many supermarkets, cafés and restaurants nearby, and the house is very close to the historical Hospital Pitié Salpitriere.

Fantastic place, great host. Very tidy and quiet. The room and the apartment in general are tastefully decorated (old style French charm). 2 minutes walking to metro, 3 minutes walking to shops, 5 minutes walking to cafes, walking distance to a range of attractions. Very competitive price for such nice place.

Really nice place to stay in Paris. Well located for me as I had to work near place d'italie but transport links from here where also great when I had time off and could do some sight seeing. The room and apartment were very comfortable and well looked after. Fabrice is a great guy and would always help with exploring the area and with adapting to Pairs. All in all a great break in Paris!
