Absolutely No SMOKING
Any evidence of smoking will result in a poor review and forfeiture of deposit. Please be aware of the dry climate in Santa Fe if you choose to smoke outside the home.

SPECIAL RULES for CHILDREN
This home can be a very special place for your family. I expect that parents ensure that children eat at the table, do not draw on walls (or art!), do not spill on furniture or rugs. Children still in diapers or at risk of wetting beds should be in a crib or appropriate bedding that you provide. Children should NEVER be left unattended by an adult in the hot tub. Let me know if you need baby equipment.
NO TOWELS OUTSIDE HOME
Please bring your own towels for boating, swimming, or fishing. Please use special towels (not the white ones) for the hot tub.
In order to help preserve our environment please take care not to use too many towels or linens. Separate recyclable trash. Keep heat and air conditioning at reasonable levels.
Parking is limited to two (2) vehicles. Vehicles can be parked in the right and left side of the home.
OFF LIMIT AREAS:
•Back of master bedroom closet
•Bottom drawer of master bedroom dresser
•Fitness equipment, including bikes, clothes and other personal items stored in basement
•Bottom right hand drawer of master bathroom.
Hot Tub Rules and Waiver (Sorry the insurance co made me do it)
I invite you to relax and enjoy the hot tub. These rules are set out to make it comfortable and safe for everyone.
Precautions: Persons who have high blood pressure, skin sensitivities, or who are or might be pregnant are strongly urged not to use a hot tub. If in doubt, please consult with a physician prior to using the hot tub. In addition, children can become overheated quickly and shall never be left unattended. Observe reasonable time limits (30 minutes or less) to avoid nausea, dizziness and fainting. Should you experience any of these symptoms, carefully exit the hot tub immediately. There are certain health risks associated with the hot tub, use at your own risk.
•The hot tub should not be used after 11pm or before 6 am. The home is located in a residential area with strict ordinances associated with "excessive" noise. Please keep noise levels to a minimum.
Always cover and latchthe hot tub when not in use.
•Please check the temperature of the water in the hot tub before use. Safe usage is no higher than 104 degrees Fahrenheit.
•Minors under the age of 18 shall not utilize the hot tub unsupervised. Unsupervised use by children is strictly prohibited. Never leave children unattended in the vicinity of the hot tub.
•Surrounding patio/deck may be slippery and dangerous or slippery when wet or with snow. Please take care.
•Only use your towels or the “hot tub" colored towels in the basket left in the master bedroom. Do not use the white towels outside.
•Hot tub covers are for insulation purposes and are not designed to support a person or persons. DO NOT STAND ON THE HOT TUB COVER, it will break and you may be charged for replacement.
•Do not add anything to the water including foaming bubbles, soaps, bath oils, etc. If these items are used in the hot tubs, an additional cleaning fee will be assessed.
•No glass should be used at the hot tub. Please use plastic glasses only.
•No animals in the hot tub. Only people and bathing suits. Take off jewelry and put up your hair.
•The hot tub shall be covered and locked when not in use, especially if there are any children in the vicinity. Hot tub covers are easily damaged.
Always Use Common Sense and Safety Awareness
WAIVER AND RELEASE OF LIABILITY FOR HOT TUB
In consideration of the risk of injury while participating in Hot Tub (the "Activity") at the home located at 627 Garcia St., Santa Fe, NM, and as consideration for the right to participate in the Activity, I (the renter of the home) hereby, for myself, my heirs, executors, administrators, assigns, or personal representatives, knowingly and voluntarily enter into this waiver and release of liability and hereby waive any and all rights, claims or causes of action of any kind whatsoever arising out of my participation in the Activity, and do hereby release and forever discharge Frances Maier, located at 746 Kansas St., San Francisco, California 94107, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors and assigns, for any physical or psychological injury, including but not limited to illness, paralysis, death, damages, economical or emotional loss, that I may suffer as a direct result of my participation in the aforementioned Activity, including traveling to and from an event related to this Activity.
I am voluntarily participating in the aforementioned Activity and I am participating in the Activity entirely at my own risk. I am aware of the risks associated with traveling to and from as well as participating in this Activity, which may include, but are not limited to, physical or psychological injury, pain, suffering, illness, disfigurement, temporary or permanent disability (including paralysis), economic or emotional loss, and death. I understand that these injuries or outcomes may arise from my own or others' negligence, conditions related to travel, or the condition of the Activity location(s). Nonetheless, I assume all related risks, both known or unknown to me, of my participation in this Activity, including travel to, from and during this Activity.
I agree to indemnify and hold harmless Frances Maier against any and all claims, suits or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by me or anyone on my behalf, including attorney's fees and any related costs, if litigation arises pursuant to any claims made by me or by anyone else acting on my behalf. If Frances Maier incurs any of these types of expenses, I agree to reimburse Frances Maier.
I acknowledge that Frances Maier and their directors, officers, volunteers, representatives and agents are not responsible for errors, omissions, acts or failures to act of any party or entity conducting a specific event or activity on behalf of Frances Maier.
I acknowledge that this Activity may involve a test of a person's physical and mental limits and may carry with it the potential for death, serious injury, and property loss. The risks may include, but are not limited to, those caused by terrain, facilities, temperature, weather, lack of hydration, condition of participants, equipment, vehicular traffic and actions of others, including but not limited to, participants, volunteers, spectators, coaches, event officials and event monitors, and/or producers of the event.
I acknowledge that I have carefully read this "waiver and release" and fully understand that it is a release of liability. I expressly agree to release and discharge Frances Maier and all of its affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors and assigns, from any and all claims or causes of action and I agree to voluntarily give up or waive any right that I otherwise have to bring a legal action against Frances Maier for personal injury or property damage.
To the extent that statute or case law does not prohibit releases for negligence, this release is also for
negligence on the part of Frances Maier, its agents, and employees. In the event that I should require medical care or treatment, I agree to be financially responsible for any
costs incurred as a result of such treatment. I am aware and understand that I should carry my own health insurance.
In the event that any damage to equipment or facilities occurs as a result of my or my family's willful actions, neglect or recklessness, I acknowledge and agree to be held liable for any and all costs associated with any actions of neglect or recklessness.
This Agreement was entered into at arm's-length, without duress or coercion, and is to be interpreted as an agreement between two parties of equal bargaining strength. Both the Participant, and Frances Maier agree that this Agreement is clear and unambiguous as to its terms, and that no other evidence will be used or admitted to alter or explain the terms of this Agreement, but that it will be interpreted based on the language in accordance with the purposes for which it is entered into.
In the event that any provision contained within this Release of Liability shall be deemed to be severable or invalid, or if any term, condition, phrase or portion of this agreement shall be determined to be unlawful or otherwise unenforceable, the remainder of this agreement shall remain in full force and effect, so long as the clause severed does not affect the intent of the parties. If a court should find that any provision of this agreement to be invalid or unenforceable, but that by limiting said provision it would become valid and enforceable, then said provision shall be deemed to be written, construed and enforced as so limited.

I, the undersigned participant, affirm that I am of the age of 18 years or older, and that I am freely entering into this agreement with the rental of the property at 627 Garcia St, Santa Fe, NM. I certify that I have read this agreement, that I fully understand its content and that this release cannot be modified orally. I am aware that this is a release of liability and a contract and that I am signing it of my own free will.
Specific permission must be granted for bringing pets to the home. Please specify the kind of pet, breed, and size.
Guest hereby agrees to comply the following:
1.Guest to pay additional pet fee in the amount of $50 for 1 pet, $75 for 2, per stay or per week. No more than 2 pets allowed.
2.All pets must comply with the following specifications:
a.Must be at least 1 year of age or older
b.Must be house trained
c.Must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended.
3.Guest is responsible for cleaning up any/all pet refuse inside and outside the home.
4.Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.
5.All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival.
6.Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit.
7.All pets must be leashed at all times outside the home.
8.Guest should prevent pets from producing excessive noise at a level that disturbs neighbors.
9.Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on balcony, patio, or porch.
Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.
The Guest shall be solely responsible for the pet while on the property.

My homes are in cities named by the Spanish for Saint Francis of Assisi: San Francisco and Santa Fe (Santa Fe's full name is La Villa Real de la Santa Fé de San Francisco de Asís (“The Royal Town of the Holy Faith of St. Francis of Assisi”).
My primary home is in Potrero Hill in San Francisco. I love the home's gardens and fantastic views which you can see from five different patios or decks. My guests enjoy the combination of luxury and elegance with comfortable charm.
My other homes, primarily vacation homes, are in Santa Fe, New Mexico, where I grew up. The two homes on Garcia St., Gorgeous on Garcia and Casa Kateri, in the Historic East Side of Santa Fe, are truly "Santa Fe Style" with vigas (ceiling beams), Kiva fireplace, wood floors and thick adobe walls. The setting is spectacular in the heart of old Santa Fe with easy access to the museums, art, hiking trails, and plaza. Case Ramona was my mother's home and is also in Santa Fe style with a wonderful yard and access to the trail system and amenities of the Park Plazas neighborhood. It is available for longer term rental.
As you can see from my reviews, many first-time Airbnb guests have enjoyed my homes. If you are new to Airbnb (or not) and want to book one of my listings, please consider these 'pro tips' gleaned from my Airbnb experiences...both, as a host and as a guest:
1) Be Verified and have a nice, clear photo of your face on your profile *before* sending a note/booking request to a host (trust and transparency are keys to success here). As a woman it is especially important that I know who is staying at my home
2) Read the Airbnb FAQs thoroughly! Hosts with popular listings are busy people and we appreciate it when prospective guests ask questions unique to their travel situation and/or the listing in question.
3) PLEASE thoroughly read through my listings. I assure you that your questions about parking, public transportation, check in/out, etc. have been included in the listings.
4) Tell me about yourself. Since you may have few/no reviews, hosts like me must make a guess as to what sort of guest(s) you might be (and some hosts won't even consider people new to Airbnb). In the absence of a review, you might consider the following to ensure I (other hosts) will feel comfortable approving your request:
• in your initial note, it is appreciated when you include what your plans are during your stay (sightseeing, attending a conference, partying at clubs, etc)
• include assuring comments about how you will treat my home (i.e. "I will treat your home with the same respect I treat mine")
• let me know you've read the house rules, and that they are agreeable to you (this is a must, please)
5) Finally...I, like other busy hosts, keep my calendar up to date! So, if Airbnb is showing my listings as available for your dates - the place is available! If my listing suits your needs, it is best to send the booking request right off. If you hesitate, the other person looking at my place for your dates will get it!
